An elegant private room and bath in a well maintained 1860's Victorian era home in the heart of downtown Newport's Yachting Village. Within walking distance to beach, harbor and popular restaurants, bakeries, shopping and many cultural attractions. A continental breakfast is included in the cost of the room. It is provided from May 1st to September 30th upon request.

The Eastlake Room is a front room of Dearborn House (c1860's), a Victorian style home maintained in its refined period antiquity and warm elegance through the glow of its finished oak and walnut floors, doors and trim work. As a private home it is uncluttered and decorated with a minimalist touch. The vacation rental suite on the first floor is one of exceptional quality that is just perfect for a unique retreat away from one's usual routine. It may be rented for one day and up to a week at a time.

This elegant suite, the "Eastlake Room", has unique interior design features including an arched bay window setting, a contrasting wood and plaster coffered ceiling , and doors and windows with "Eastlake" turn of the century walnut patterned trim work. A love seat is nestled within the bay window setting with an area rug carpet. Immediately adjacent to the seating area it is a dinette table for casual eating, and possibly for someone to do some meaningful writing in such an inspiring setting.

Guests can sleep in comfort in a Queen Anne style bed frame with a queen mattress. The space accommodates one or two people.

The bathroom compliments and completes the suite with the same toned wood trim and bead board walls.

The food service area in the room is equipped with a toaster oven, coffee and a coffee pot, a microwave, refrigerator and place settings for two guests.

A continental breakfast is served by request during the late spring and summer vacation months ending September 30th. If guests do want to receive the breakfast it will be set up in the room when they arrive. Guests may fix their breakfast at their leisure and eat in their room or sit outdoors on the front porch.

There is always a tower fan in the room to circulate air if desired and during the summer months there is an AC window unit to meet the size of the room. It is not central air.

SEATING AREAS AND BICYCLE SPACE
Guests are welcome to use the common seating areas in the back yard during their stay. Another option for seating is the front porch with the bistro style table and chairs, a great spot for a night cap, a meal and people watching.

Bicycles may be stored in a secured common area for easy access during their stay. Please bring your own locks.

WIFI and basic cable TV are always available.

Contact with guests is in person upon arrival and departure. Further contact may be through casual encounters in the house and can be maintained by phone and texting when the need arises. We are on and off the premises throughout the day.

ABOUT BREAKFAST, ROOM SERVICE, PARKING, WIFI, MINIMUM WEEKEND STAYS, AND MAXIMUM STAYS AND AVAILABILITY OF ANY FUTURE BLOCKED DAYS:

BREAKFAST AVAILABILITY:
May 1 through September 30th the continental style breakfast by request may include english muffins, yogurt with fresh fruit and juice. Everything is set up in the room prior to guests arrival so they can self serve at their leisure in their room. Breakfast will be refreshed for the next morning upon further requests.

ROOM SERVICE: The room is refreshed daily around 10:00 or at a later time if necessary. To request a better time a simple text is all that is necessary.

WIFI: Two systems are set up. Verizon and Cox Cable.

PARKING: PARKING: Parking is a real issue in the area so anyone with a driveway is fortunate. In our double wide driveway vehicles line up and we use parallel parking.
Space is limited to one car per the Eastlake Room reservation. A second vehicle would need to park in an area in town where parking is not as restricted on a few local streets. Always be aware of signs indicating no parking after 6:00 PM. Overnight street parking (if a spot is available) is possible with a household sticker for a refundable fee of $25.00. Large 4 seater trucks are too long for the driveway as they obstruct the entry and exit of other vehicles.

Our goal for our guests is to be sure that the parking spaces listed as available are assured spaces and not overbooked.

MINIMUM STAYS AND SPECIAL OFFERS:
There are times when there are 2 and 3 night minimum weekend stays. There is a 3 night minimum weekend stays during peak or high season weekends especially during Memorial Day weekend, the 4th of July, Music Festival July 7, 14 and 21 weekends. Newport Folk 28 -30 and Newport Jazz August 4 - 6 weekends. All other times the minimum stay is 2 nights.

The Eastlake Room duration of stay has a one week maximum.

BLOCKED DAYS: Please ask if they can be opened.

PARKING: There is limited space in the driveway and so only one spot is available with the room rental. There are parking restrictions on the street after 6:00 PM but there are some places where it is allowed and is possible with a homeowner street pass. Large SUVs or 4 seater trucks obstruct passage for parallel parking in the driveway. Please read the description about parking for more information.

The reservation is good only for the amount of guests listed in the confirmed reservation.

THREE NIGHT weekend MINIMUMS during music festivals:
July 7th, 14th and 23rd weekends. July 28th weekend, August 4th weekend.

CHILDREN: The room is not appropriate for babies and children due to the window treatments with cords, and the delicate arrangements of antique table lamps.

NO PETS: The health welfare of other guests' with allergies and my own allergies are the considering factors as well as concerns about fleas and property damage.

SMOKING AND CANDLES:
We do not allow smoking (tobacco or marijuana) or the use of candles in the house or on the premises or disposing of any smoking debris in the house trash.

We do not allow hair dying (coloring) on the premises or the use of sugar body scrubs.

This is a quiet house so we like to keep it like that especially after 10 PM.

Check out times need to be adhered to which allows us time to prepare for our next guests.

Jeannine was an amazing host. The room was wonderful and the house is perfectly located in Newport if you want to visit the mansions and enjoy good restaurants. Jeannine helps me everytime she could. I will recommend that beautiful place to everyone !

We thoroughly enjoyed our stay. The room is very lovely and comfortable. It was also very quiet despite being less than a block off a main street. We were able to simply park and walk to many places. Jeanine was a wonderful host who was attentive and pleasant yet not at all intrusive. There were lots of nice little touches, like fresh cream for coffee, snack bars and fruit, and local maps and tips. We would definitely stay here again.

My husband and I had a wonderful experience at Jeannine's place. The spacious unit has gorgeous wood paneling, a scenic bay window, and includes a comfortable, four-post queen bed as well as a refrigerator, coffee maker and microwave. The bathroom included towels, body wash, shampoo and conditioner. Jeannine left us an assortment of coffee and teas, and we also received oranges and cream for coffee. There is a comfortable table good for eating or working. The location is fantastic, offering access to the Cliff Walk, The Breakers, and the restaurants on Broadway with just a 20-to-25-minute walk. We would definitely stay here again!

Jeannine's place is just as described, and the location for folks wanting to experience Newport is absolutely FABULOUS! She is warm and gracious and easy going. Easy to communicate with. The room is impeccably clean, the bed is extremely comfortable! You will not be disappointed. Highly recommend!

I am a native of Newport. After a 30 year absence of living out of the area I returned home in 2006. In the 30 years that I was gone I lived in Cushing and Stillwater, OK, Bryan-College Station, TX, Starkville, MS and Urbana, IL. Maybe some of you are from these far away places.

I enjoy creative outlets like writing and doing art. I am an artist and community arts facilitator so I bring people together to share in these passions and creative pursuits. I have a new personal pastime playing my keyboard piano. Maybe someday I will write a song or two!

For the past year and a half I have been engaged in some of the restoration of the house and property of The B&B suite and apartment. I enjoy the restoration work because I like remodeling and working with space and interiors. I also enjoy the gardening and landscaping working outdoors to give the property some finishing touches and curb appeal.

I like people, making new connections and community involvement. Hosting the B&B at in Newport's Yachting Village area is a new experience living downtown. I appreciate the opportunity to meet new people coming from so many places in the world.

I welcome future guests to this Yachting Village property. I like providing people with a comfortable and relaxing place to stay so I am eager to be your host. I hope to hear from you and to accommodate your stay here.
