The condo is an efficiency studio loft apartment that has great light, high ceilings, travertine tile, designer fixtures, custom built-ins, and French doors that open onto a very large rooftop patio shaded by 40 foot pecan trees. The unit is the second story of a newly constructed property. The micro unit consists of a shared living and bedroom area, wall-mounted TV, antique wardrobe, mini kitchenette area and built-in queen Murphy bed. There is a separate bath with tile surround tub/shower and mosaic tile inserts, plus the "penthouse" patio. Of course the unit has WiFi.

The unit is very private as this studio apartment and patio occupy the entire second floor. The unit is located within a privacy fenced yard that is shared by the first floor occupant. There is a glass topped wrought iron table and chairs and propane grill in the fenced yard area. The unit also has a designated off-street parking space.

While I try to meet all of my guests, I have an easy self-check in process if I am not available when you arrive.

The condo is located in Central Austin in a vibrant, hip area of The Triangle, Low-Burn, Brentwood. Within walking distance is the Thunderbird Cafe&Bar, other recommendations Lucy's, Fonda San Miguel, Mandola's and Amy's Ice Cream. Favorite bistros, Ginny's Little Longhorn, Little Woodrow's, Apothecary Wine Bar. The shopping on Low-Burn ranges from edgy to antique.

I always recommend a car for Austin and there is a designated off-steet parking space. And, the condo is ON the Woodrow bus line, across the street from the bus stop. The bus stop to reach downtown is in front of the condo and runs every thirty minutes. Getting to any area of town is convenient from this location, including the airport (about 14 miles from the unit)

The second floor is very private and only consists of the apartment and rooftop patio. There is a privacy fenced yard with a glass topped wrought iron table and chairs, propane grill and a pair of Adirondacks. The yard is a shared area; please respect any other guests.

I try to meet all my guests but I do have a self-check in process. I am available for assistance during your stay and am only a few minutes away.

The house is conveniently located near The Triangle, Low-Burn, and Brentwood areas, three of Central Austin's vibrant, hip neighborhoods. Within walking distance is Thunderbird Cafe and Tap Room. Other local recommendations include Lucy's, Fonda San Miguel, Mandola's and Amy's Ice Cream. For libations Ginny's Little Longhorn, Little Woodrow's, Pinthouse Brewery, or Apothecary Wine Bar. Shopping ranges from edgy, modern, consignment, designer, antiques.

A one car off-street parking place is included. Although I recommend a car, the condo is ON the Woodrow mass transit bus line. The bus stop is across the street and run downtown every thirty minutes. The airport is 14 miles from the house.

The mandatory Austin hotel tax for any stays less than 30 days is charged separately upon arrival. The condo is located in a great area with local restaurants, bistros/bars/sports bars, theaters, shopping, etc. The black leather sofa converts to the base supporting the queen size Murphy bed. The panel bed easily pulls down from the custom cabinetry wall unit. The queen bed pulls down over the sofa base. To create the bedroom conversion, simply remove the back and sofa cushions from the sofa and the bed pulls down to rest over the sofa frame. In the morning, fold the bed up into the custom wall unit and return the sofa cushions to convert to the living area component. You will appreciate the efficiency of urban living.

Amenities include WiFi, ceiling fan, antique wardrobe with closet and dresser area, kitchenette, separate bath, and rooftop patio. The kitchenette is equipped with a two-burner cooktop, toaster oven, built-in microwave oven, and small refrigerator. French doors open from the living area onto the huge rooftop patio. Enjoy the ambiance of the patio and relax under the shade of 40 foot pecan trees reading a book on a chaise lounge or enjoy a glass of wine while making your evening plans. There is a designated parking space, off-street parking. The unit also is ON the bus line. The bus stop to reach downtown is in front of the condo.

I have a strict no-smoking policy. Smoking in the unit results in loss of $300 deposit. I do also have a rental agreement that outlines the "rules of the house". As there may be another guest staying on the first floor, I ask all of my guests to be respectful. I also ask guests to be respectful of sharing the grill and outside area in the yard. I do allow pets with my approval, but no puppies. No candles at any time.

Cindy's Metro Micro Loft turned out to be a superb choice on our part! The loft itself was conveniently laid out and included a small kitchen and bathroom. The patio was our toddler's favorite spot as well as our perfect morning yoga space. There are plenty of great restaurants in nearby locations (even some in short walking distance), a laundramat just around the corner, a bus line going anywhere in the city, and—perfect for us—a Half Price Books store in walking distance.

We really enjoyed our stay here. The studio was easy to get to, in a quiet neighborhood, clean and cozy. The outdoor patio is amazing. It was great to sit outside and enjoy a glass of wine.

When I arrived at the loft, it hadn't been cleaned from the previous guest. However, Cindy responded to my message immediately and arranged for me to stay at her other location until the loft had been cleaned. After that small incident, everything went smoothly. After it had been cleaned, the loft was the perfect place for a single traveler. The patio was amazing and it had just enough space for me! Great location, easy to find, cool space.

While we didn't get to meet Cindy, she was very welcoming and responsive via e-mails. Her instructions on arriving to the unit where very detailed and we had no trouble through her self-check in process. The unit was great, it was private, well designed, clean and the kitchen was fully stocked with appliances and utensils. Even though we didn't get to use the porch or the grill due to the rain it was very appealing if the weather had lent itself to some grilling.

Cindy made me feel welcome and even stopped by the loft to make sure I had everything I needed. She was very easy to get in contact with! The loft is in a quiet neighborhood but very close to the city. I had a great month-long stay here and enjoyed many evenings on the beautiful patio!
