This is a NON SMOKING property. People smoking inside the property will be charged two hundred euros (€200).
SECURITY DEPOSIT - A security deposit of €150,00 is required. This must be received at the arrival. The deposit is fully refundable at departure, provided the following provisions are met:
No damage is done to property or its contents, beyond normal wear and tear.
No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.
All keys are left on the kitchen table and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No early arrival or late departure.
The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

INCLUSIVE FEES – Facilities fees are included in the rental rate. Central heating is included in the price and it is operating according to national law (see following point). WiFi Internet is included in the rental cost.
Parking facilties cost varies from 15e to 18e according availability.
HEATING SYSTEM - The heating system operates from the 1st of November to the 15th April for a maximum of 12h per day in accordance to local law enforcement. The operating time is already set at your arrival by the building mangemnet . According to law numb(PHONE NUMBER HIDDEN) and Presidential Decree numb(PHONE NUMBER HIDDEN) and subsequent amendments. The heating systems have limits of ignition, both in the timetable, both in duration, and in the periods of the year, which vary depending on the climate zone in which the property is located. As previously indicated in Genoa the operating period is from November 1 to April 15, 12 hours a day.
BASICS AND FOOD
We provide some basic products such as toilet paper, soap and washing up soap sufficient for your first days of stay. According to Italian law, it is not possible for holiday rental flats to provide any kind of perishable food (this for hygienic and health reasons).
ID - According to the Italian law each guest has to show proof of identification. ID data have to be communicated to public security offices. Guests with any valid ID cannot be hosted. Not registered persons cannot aced the flat.
CITY TAX .Genoa Municipality applies a € 1 fee for all guests over 14 years up to a maximum of 8 consecutive days. Are exempt from paying this fee those who stay in the city for reasons of care and their carers.
NO DAILY HOUSEKEEPING SERVICE daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.
WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance.
WATER AND SEPTIC – These cabins are on wells and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed.
DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred euros (€200).
NEIGHBOORS, please respect neighbourhood. Do not occupy common areas for any reason.
We recommend you take out travel insurance for your trip.
