A luxurious, self-contained, 2 bed, two storey holiday home with its own kitchen, living room, fabulous ensuite bedroom, second bathroom and patio, set in a converted barn in the grounds of our 17th century stone farmhouse. Out in the country but near to Chipping Campden, Broadway, Stratford and the Cotswolds. Great views across the vale of Evesham all the way to the Malvern Hills.

This 5-star rated holiday home with its own patio is situated in an old converted Cotswold stone outbuilding in the grounds of the main farmhouse. Set over two floors, it combines cosy character with modern convenience, with a warm and welcoming living/dining area and kitchen downstairs and sunny and spacious ensuite bedroom and separate seating area upstairs.

The living room has a large leather sofa and separate armchair, cushions and snuggly throw, rug and side tables, TV and DVD player (along with a selection of films you can watch during your stay), games, books and jigsaws to while away your days if you don't fancy venturing out.

The fully-equipped kitchen has an electric oven, ceramic hob, fridge and small freezer, dishwasher, microwave, kettle and toaster, crockery and cutlery and all the cooking utensils you're likely to need while you're here.

The dining area with a wooden table and two chairs has lovely views over your private patio and across to fields.

There's a downstairs second bathroom including bath with power shower over, toilet and hand basin.

Upstairs, the bedroom features a big super king (180x200cm) bed, separate sitting area with fabulous countryside views all the way across to the Malvern Hills, TV and DVD player, wardrobe, chest of drawers, dressing table and hairdryer.

The spacious ensuite bathroom has a full size bath with power shower over as well as handbasin, toilet and towel radiator.

Outside, the Byre has its own south west facing patio, including table and chairs and BBQ/firepit (on request), with a view across open fields - in the sun all day when it's shining and enjoying fabulous sunsets on clear evenings.

Free wifi is provided subject to usage conditions.

There's a washing machine and tumble dryer, iron and ironing board shared with other guests, as well as onsite parking and secure storage for bikes if required.

We provide bed linen and towels, bathrobes and slippers, plus initial supplies of soap and toilet paper (depending on length of stay, you may need to buy more). There is a welcome pack which usually comprises tea, coffee, sugar, milk, bread, salt, pepper, washing up liquid and cloths, and perhaps some fruit or a sweet treat, and we're only across the courtyard if you need to borrow something. If you're not sure whether you need to bring it with you, just ask.

The Byre is part of a group of outbuildings containing 3 holiday properties near the main farmhouse. We are half a mile from the road down a gravel drive and about two miles (including the driveway) from the nearest village by road. Most of the nearby roads have no footpath and are not suitable for walking especially at night. The nearest pub or shop is about 20-30 minutes walk away taking footpaths across the fields. Unless you are a walker or cyclist or want to spend your stay relaxing here in the grounds, you need to have a car or arrange taxis to get around. I'm happy to pick you up from the train station on arrival and drop you back on departure if I'm free. Taxis should be booked well in advance, especially in peak season.

For car drivers, we are fantastically located for all the traditional Cotswold sights with Chipping Campden, Broadway, Snowshill and Hidcote about ten minutes' drive away; Stratford upon Avon, Stow on the Wold and Bourton on the Water about 20 minutes; Burford, Cheltenham and Worcester 30-40 minutes and Gloucester, Oxford and Birmingham (including the National Exhibition Centre) about an hour.

If you are thinking about booking five nights or more, you may find it cheaper to get a price for a week as the weekly price is usually a significant discount to the nightly price and the Airbnb system doesn't reflect this so it can show a higher price to stay for 5 nights than to stay for 7. If you're unsure about the price or availability of your preferred dates, please make an enquiry and I'll come straight back to you with more information.

We are also able to offer longer term out of season rentals between November and March - please contact me for a price as this will depend on length of stay.

There are two other holiday cottages at the same address - a 2 person apartment (the Dairy) and a 4 person apartment (the Hayloft). Both are also rated 5 star by Visit England. Although all the properties are individually self contained, they are located in the same group of buildings separate to the main house and can be booked together in any combination if required. Enjoy 30 acres of grounds and the best that nature has to offer. Country walks, bird spotting, eating out, theatre, stately homes or just chilling - you can do it all from here.

There's free parking for one car - additional parking may be available, please ask. Also please enquire in advance if you wish to bring any other kind of vehicle (van, trailer, motor bike etc).

We live in the farmhouse just across the courtyard. We'll be there to welcome you and to say goodbye. In between, it's up to you. Got any questions? Want to chat? Something you need? Just pop across and say hello. Want perfect peace and quiet? We'll leave you alone. The choice is yours.

Autres remarques

We keep a herd of rare breed sheep and are surrounded by working farmland so there's a bit of farm noise at times. Farms can be dangerous so, if you have a child with you, you should ensure you are with them at all times.

With reference to the review mentioning the creaky floor above, that was when the Byre was just downstairs but it's since been extended to two storeys so now there's no room above and no more creaky floor because we changed it while we were doing the conversion :-)

We try to respect our guests' privacy and expect our guests to do likewise as well as treat our home with respect. It's a great place for a quiet weekend or enjoying the best the countryside has to offer, it's not the place to party.

The Byre is suitable for a maximum of TWO ADULTS only. Children (including infants) and/or additional guests are not allowed.

Minimum 2 night stay at weekends, 3 nights midweek.

Smoking is not allowed and we are unable to accommodate pets. If you have any visitors during your stay, please ensure they do not bring pets either into the property or on to our land.

Parking for one car only. Please check in advance if you wish to bring any kind of commercial vehicle/van/trailer/ motor bike etc.

Please treat our home, grounds, animals and other guests with respect and leave the property clean and tidy when you go. This includes removing food debris from surfaces and floors, washing up, drying and putting away all kitchenware you have used, and emptying the bins.

Great accommodation. Very friendly hosts there on arrival and then you have your privacy. Exactly as described. Very clean and all you need - decent size bedroom comfy bed and good shower. Air con on ground floor Easy parking and check in. Great location for Cotswold day trips. Nearby village of Broadway is beautiful. Can recommend.

If you're looking for somewhere scenic, quiet and just beautiful, definitely visit here. Myself and my partner spent 3 days here and had a wonderful time and would definitely visit again.

A truly wonderful place to stay. Possibly the best maintained and finished to a high quality self catering place ever. Hosts were helpful, location was beautiful, bed was sooooo comfy, no negatives at all. Apart never want to leave.

Alison was the perfect host, very accommodating and excellent communications pre, during, post stay and her care package another great addition to a wonderful experience. Her place is gorgeous and we thoroughly enjoyed our Escape to the Cotswolds - the photos do not do it justice. Highly recommend.

Our stay at Alison and Gary's was great. The location is idyllic - on sprawling farmland in the Cotswolds just west of Broadway. The rental is quite modern, with all the conveniences save two: high speed internet and tv. It provided a great chance to get away from the hustle and bustle, while still providing basic access for email and web browsing. The farm and the small sheep are a delight, offering a peaceful stay. We'll definitely put Saintbury Grounds Farm on our list of places to return to.

Thanks for your lovely review, we're glad you enjoyed your stay. As you note, sadly we don't get high speed broadband which is one of the drawbacks of being so rural (no pizza delivery either) but we do get about 3MBps which is well above 'basic', at least for the UK. It's fine for emails, websites and the usual day to to day internet needs but we discourage streaming, gaming and large photo uploads as it impacts on the service to other guests. As far as TV is concerned, I presume you mean we have no cable or satellite TV. The Byre has two TVs, both of which have Freeview, and we offer a selection of DVDs that guests can watch during their stay. Generally, people come to relax and explore the countryside rather than spend their time on the internet or TV but, if potential guests need high speed broadband, I would agree this is not the place to stay.

I love travelling - I've been to Thailand, Cambodia, China, Nepal, the Maldives and India (and Wales!) in the last couple of years - but for me the best place in the world is the place I'm lucky enough to call home. A Brummie born and bred, I was a city girl all my life until a few years ago I moved to the country and everything changed. I keep sheep, I walk, I watch the sun set, whats more to want? I love the colour of the light against the stone and the open horizon. Sure beats traffic jams, noise and city stress. And I get to share all this with guests. As a host, I hope I'm there as much as you need me, trying to find the balance between leaving you in peace and helping you get the best out of your stay. Come and visit, I hope you'll enjoy it as much as I do.
