Decorative furniture and pictures-an atmosphere which reminded us of the Chinese collections of aunt and uncle and my English background.
Standing high on the top of one of the seven hills of Rome- the Coelian- this unique villa occupies an unparalleled position. It may truly be claimed that from no other vantage point in the Eternal City- with the possible exception of a helicopter- could one simultaneously command views, as one can from here, of the dome of St. Peter´s, the Aventine, the Baths of Caracalla, the Appian Way, St John Lateran, the Aurelian Wall, the Colosseum and the Palatine. In addition to this, all these monuments are within five to ten minutes away, on foot, or with the number 628 and 81 buses from just outside the gate.

The orchard surrounding the main house itself, known as the Villa Habsburg, is the only remaining private park within the ancient walls of Rome, and thus in the very heart of today's city.
This has the added, if more mundane, advantage of there being space for one car per guest flat, behind guarded gates. The apartments , which are in the jasmine covered side wings of the main building, and on the second floor have been recently restored. Each can comfortably sleep two/four people. and each has its private garden.

We are available literally twenty four hours a day for any problems which might arise- which they rarely do as guests receive a ten page sheaf of guidelines and hints which cover everything: the house, the district, transport, shopping, restaurants you name it We can also send our driver to collect guests from the airport at any time of the night or day.
Own respective private gardens /balconies/ terraces with furniture for sitting out on warm evenings; possibility of walking in the park and orchard belonging to the main house, Possibility of picnics and playing games in the lower area of the garden by the Roman walls and of sitting to read in the ancient Roman guard rooms, part of the Aurelian Wall and the boundary of the orchard. Possibility of being met at the airport /station with a car on arrival and maid service by arrangement .Excursions in the vicinity: Hadrian´s villa, Ninfa, the Villa d´Este can be organised. For rainy days: extensive libraries in all apartments.
We love meeting our guests and see them around the park all the time. We can help them with any questions and we provide twenty page leaflet with guidelines, suggestions for restaurants and shopping , you name it.
We only administer our own family properties and try to keep the atmosphere as comfortable and personal as possible, leaving our own possessions, books pictures etc for guests to enjoy, but at the same time also providing ample, adequately equipped space for guests to live in, wardrobes, storage, garden etc. Our tastes are simple: we do not attempt or pretend to run Grand Hotels with fitted carpets, Jamie Oliver kitchens, or marble bathrooms with power showers whence the water issues from gilded taps in the shape of swans.
We find that more and more guests love this atmosphere and we now have a 35% rate of return visits. We are delighted about this because it make the whole enterprise more family than hard business.
