8. • HOUSEKEEPING - The unit will provide initial bathroom amenities, paper towels, toilet paper and basic cleaning supplies prior to arrival. RESERVATIONS AND DEPOSITS - A payment of 50% OF THE TOTAL COST is due immediately with a signed contract to secure a reservation. and the balance is due 45 days prior to arrival.
1. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

THE DAMAGE DEPOSIT
After your checkout, we will have the property cleaned and a detail inventory will be done before the next guests check in.
Provided there is no more than reasonable clean up and nothing damaged or missing, then a check for the returned security deposit will be given refunded.
In case that there is damage or lost items it would be deducted at replacement cost which may include shipping and importation costs. Locked closets are reserved for the use of the property owner.
You agree to take all reasonable steps to ensure that the people staying with you respect the rules and regulations affecting this company rental policy.
The renters are responsible for the property, its contents, and themselves during occupancy. Renters must lock windows and doors to keep the condo/home safe and observe precautions given from the owner and their staff. The deposit amount varies according to the property so it will be informed by email. The amount of the deposit can vary according to the Villa / Condo and its returned if:
1. No damage is done to unit or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
3. All keys are left on the kitchen table and unit is left locked.
4. All charges accrued during the stay are paid prior to departure.
5. No linens are lost or damaged.
6. NO Early check-in or late check-out.

QUESTIONS, COMPLAINTS AND MAINTENANCE
The property administrator and their stuff work hard to ensure that the villa, condos and amenities are in place and in a good working order. The administrator will be available to answer your questions and supervise maintenance. In case of a problem the administrator will solve the problem or repaired as soon as possible. However no refund or adjust shall be made for unforeseen failures. It is the guest obligation to notify the administrator immediately in case of any damage or problem.
GROUPS and PARTIES WARNING-WE RENT TO FAMILIES AND RESPONSIBLE ADULTS ONLY.
We do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring break from high schools or colleges, or other non family groups. Any violation will result in termination of rental agreement without refund

LOCKED CLOSETS Many owners have their personal items locked in a closet for their convenience. These areas are not included in any rental. 3 bedroom, 3 bath spacious condo located on the main street of PDC!!! Great location: - on 5th Avenue (corner of 30th) where there are plenty of late-night restaurants, bars and shops! - 1 block to Playa Mamacita (literally less than a 5-min walk) the rental company provides complimentary 50% off coupons to Mamacita's Beach Club - condo above Haagen Dazs and Starbucks - Almirante Pech bar across the street plays loud music from 6pm-2am (it can be heard from the balcony but it didn't bother us we actually enjoyed it; they played some good songs lol) - small drug store next to the garage Great condo: - comfortable modern furniture - A/C and ceiling fan in each room - two large sliding doors (plenty of natural light) to the very large balcony overlooking 30th St (balcony has patio furniture and cushioned-wall seating area; there's a built-in jacuzzi but unfortunately it doesn't work) - wifi, TV, and telephone available - fully-stocked kitchen with large fridge, oven, dish washer, microwave, coffee maker, toaster, blender, utensils, dishes, pots, pans, 5-gallons of drinking water is supplied, beach towels and a styrofoam cooler - 1st floor: entry way that leads to open-floor plan of living room, dining area and kitchen area - also on 1st floor: family area room next to the living room which has sliding panels that open up to the rest of the space. the red sofa folds out to a bed which can be used for a 5th person (its bathroom is toilet/shower is located in the entry way) -2nd floor: two large bedrooms with sliding glass doors that lead to a balcony; each room has its own bathroom (master bedroom has a huge tube); good water pressure and plenty of hot water - 3rd floor: stairway leads to top patio! - one parking space below the unit (there's a key for the garage) Great service: - Rental company allowed us an early check-in (our flight arrived in the morning) - Staff very friendly - Cleaning lady comes every 3 days around 9am; does a very thorough cleaning; speaks Spanish only Overall, we are very satisfied with our stay! Staff is very accommodating; perfect location of the condo; very spacious and comfortable place to stay :) The only thing that would have made it perfect is having a laundry on site, and a swimming pool would be great

My stay in Playa Del Carmen was an amazing experience, besides Playa being my location of choice for vacation, the host for this property was excellent. I read the reviews and I agree with privous guests, the pictures do no justice to this amazing property. You get much more then what you see as this property is huge and very comfortable. The property is located in what many new the new Playa Del Carmen and right on 5ave. Noise is not an issue at all, and for those more sensitive the venue with music stops promptly at 2 am. Mercedes replys very quickly to any questions and concerns and follows up to ensure you are well taken care off. The very lovely lady that greeted me, was friendly, she walked thru the whole home and explain everything I needed to know. I was provided with beach towels, coupons for a discount at Mamitas beach club. I will for sure look forward to having the opertunity to stay at this property again. As my first official review for Airbnb as a guest, I would like to remind all future guest of any Airbnb host to please be kind to your host and treat the property as your own.

We had a really fantastic stay here! The only downside was that we were here over BPM festival so some nights were loud. We knew that going into it though. The first night was very loud but the others weren't that bad. If you stay any other week - you will hear the music but not bad. If you can sleep to a beat, you'll be set. If you require quiet - this is not your place. Aside from that - the place is great! Much larger than the pictures show. We had tons of space! The wifi was very fast on both levels and the air conditioners were great. They cooled the room down very quickly after having them off all day. We had plenty of towels and linens and someone came and cleaned multiple times. We had a number we could text if we needed anything and someone always responded right away. We asked for more water one day and someone brought it 10 mins later. Great experience! We would book this again.
