Palazzina Canal is a large apartment with 5 bedrooms that can comfortably host up to 10 persons. The apartment has 3 bathrooms and a large family kitchen. The living area has a large table for 10 seating and the living area has sofa’s armchairs and a large 40” smart flat TV. Internet and air conditioning is centralized and completely new like the all furnishing and house’s equipment.
The bedrooms are along all the living area. The large master bedroom has an en suite bathroom with shower cabin and the other 2 double bedrooms can be transformed in twin bedrooms. There are other 2 bedrooms that are single but can add a bed each to make them twin. The second and third bathrooms have respectively stylish bath and a cabin shower and, as the rest of the apartment, have been completely fitted new in August 2014.
The house façade has sun all day as it is exposed south and the canal is quite large but not so busy and noisy as you might expect, the double glazed windows and the centralized air conditioning that provide warm and cool allow the guests to be isolated from any external noise.

Terms and Conditions
1.You agree to comply the following Terms & Conditions of The Red House Company di Caroline e Marco Malafante s.n.c (Italian VAT numb(PHONE NUMBER HIDDEN)) and ensure that they are observed by all members of your party according to the Italian legislation (ex art.1587 of the Civil Italian Code). Specifically, the moment you sign this contract and enter the property you are responsible for the flat and the items of the annex invenory and you have to observe the due diligence of “Bonus Pater Familias” in the use of the property.

2.You agree that it is absolutely forbidden to sublease the property or part of it to other people.

3.You agree to keep and leave the property and the furniture, kitchen equipment and any item in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.

4.You agree that “The Red House Company” can’t be considered responsable for any unculpable inefficiency in the utilities of the apartment.

5.INVENTORY OF THE HOUSE – During check-in is provided a full inventory of the kitchenware and of all objects present in the flat. Should any item be missing or damaged, you agree that we reserve the right to retain part of the deposit to replace it. Signing this contract you agree with the content of the inventory of the inventory of the house handed to you.

6.HIGH TIDES – Any items left in the entrance on the ground floor are under your responsibility as they might get wet in case of high tides.

7.MAINTENANCE OR SECURITY – You agree to allow any representative of The Red House Company to access the property at any reasonable time, with previous warning, during your stay for the purpose of essential and/or urgent maintenance or security reasons.
You agree to notify us immediately of any problems occurred to the property.

8.SAFETY RULES – You agree for security reasons, always to close the shutters, the windows, the doors to the terraces if any, the apartment doors and the street door before leaving the house. You agree that we are not responsible for any items missing from your belongings during your stay in one of our apartments.

9.RESERVATION – You agree that the reservation is confirmed when the deposit/advance payment of at least 35% of the rental arrives in our account or is confirmed by (SENSITIVE CONTENTS HIDDEN) with a receipt of payment. You agree that The red House Company applies the rule “first come, first served “. You agree that the balance is due one month before arrival and The Company do not accept balance in cash upon arrival.

10.RISK DEPOSIT – You agree to leave a credit on hold on your credit card not earlier than two weeks before your arrival for the risk deposit. You agree that it will be kept on hold until the date of your departure and the check out of the apartment by a member of our staff, then it will be released if you or your party have not cause any damage to the property and its contents. Please note that all bank charges related to payments of rent or security deposits are not to be deducted to the amounts due. (SENSITIVE CONTENTS HIDDEN), credit cards ore bank transfer do have costs even for hold payments of the security deposit.

10.bis HOUSE PROTECTION FEE – For booking placed after the 10th of February 2017. You agree to pay with the balance of the rent a grant as house protection fee instead of the risk deposit above advertised; for booking placed before the 10th of February 2017, the risk deposit it is still optional.

11.CHECK IN – You agree to call us before getting on board the “vaporetto” or taxi or Bus Shuttle (Alilaguna) from the airport to inform us that you and your party are arrived in Venice and to confirm the extimated time of arrival to the nearest “Vaporetto” / taxi / Alilaguna stop. A member of the staff of the Red House Company will meet you at the vaporetto or Alilaguna/taxi stops nearest to the apartments you have rented and walk you to the apartment to show and explain all its facilities.

You agree that check-in of the apartmetn is normally from 15.00 until 20.00. Check-in is free of charge until 20.00. Between 20.00 and 22.00 there is an extra charge of €50 and between 22.00 and 24.00 there is an extra charge of €100,00. The red House Company do not accept arrivals from 24.00 and 09.00. In the Island of Murano only the Company does not accept arrival after 20.00.
The Company organize one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00.

12.CITY TAX – As per the 24th of August 2011, the City Council has added a City Tax that the Company will have to collect on the Council behalf. This tax will be applied to all rents depending on the number of guests, age and period of stay and has to by paid cash upon arrival. For further information see the link below.

13.NEIGHBOURHOOD – Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted.

14.GUESTS, PETS, SMOKING – You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police.
Pets are not allowed.
Smoking indoors is not permitted.
You agree that if you breach any of the above rules The Company can ask you to leave the property immediately without any refund of the rent.

15.HOUSE KEYS – You agree that should you lose the apartment’s keys, €400,00 will be charged to change the safety lock. Should you forget the keys inside the apartment, €50,00 will be charged for our staff to come and opens the door and between 22.00 and 08.00 a.m. the charge is 100,00€.

16.WASTE AND RECYCLING – You agree to leave the waste beside the frontdoor from 06.00am until 08.00am daily according to Venice City Council regulation for recycling. You agree not to leave any rubbish in the stairs or inside the building the day you leave except on Sunday and holiday.

17.CANCELLATION POLICY – You agree that if you decide to cancel your reservation, or part of it, you will be refunded as follows:
– 100% refund if the cancelation occurs a month before arrival
– 50% refund if the cancelation occurs between a month and a week before arrival
– no refund if the cancellation occurs within a week from arrival
All bank costs involved will be charged upon you
The refund will be related only to what paid at the moment of the cancellation.

18.CHECK OUT – You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
19.At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at its place; you agree to leave the Kitchen (also the fridge) clean and in order. Please note that check-out will take around 20 minutes, our staff have to check that nothing from the house and the inventory is missing or broken and then your credit on hold will be released. You agree that if you cause a damage and its value is more than the value of the risk deposit you will answer also directly to the property.

20.Upon departure you agree to switch off the air conditioning/heating and leave, at the proper time in the morning, the rubbish outside the property except on Sunday or holidays.

PRIVACY – According to the Italian law n. (PHONE NUMBER HIDDEN) on the protection of privacy you herewith authorize the Red House Company to send offers as well as to provide information on your stay to enable to retrieve massages and phone calls. You also authorize The Red House Company to keep the sensible datas for the purpose of the booking and of the registration according to art. n. 3 Decreto Ministeriale 11/12/2000.

Un appartement idéalement situé pour visiter dans d'excellentes conditions Venise. Nous étions une famille de 6 adultes et avons pu apprécier le calme et l'espace de ce bel appartement situé dans un palais au bord du canal. Les chambres étaient de bonne taille et les salles de bain bien agencées et modernes. La cuisine bien équipée nous a permis de prendre nos repas (surtout des petits déjeuners) dans une ambiance conviviale. Le quartier de Cannaregio est parfait pour séjourner et découvrir Venise. Merci à nos hôtes.

Tout a été parfait, nous etions 10 et tout le monde était ravi du séjour. Un accueil chaleureux par Me Bruno qui nous attendait à l arrivée du bateau. L apartement est a 20 metres de la station de bateau. Mr Bruno nous a donné de précieux conseils des environs. L apartement est très spacieux, une longue piece qui fait salon et salle a manger et qui dessert toutes les chambres. Il y a 3 chambres avec un grand lit et 2 avec 2 lits. 3 salles de bain, dont 1 dans la chambre "parentale". Et LA cuisine: une très belle et grande table avec des tabourets, lave-vaisselle, four, etc. La cuisine est très conviviale, nous y etions tres a l aise. L apartement était parfaitement propre et suffisamment grand pour 10 personnes. Le quartier très calme, bien desservi et à environs 30 minutes a pied de la place St Marco. Notre séjour s est parfaitement déroulé, merci aux propriétaires et a Mr. Bruno. Nous recommandons sans hésiter.

Un appartement très agréable et très bien équipé, confortable et un beau décor. L'équipe de l'agence a été parfaite au check-in et au check-out, nous étions attendus à l'arrivée du bateau et nous avons bénéficié de très bons conseils sur la vie du quartier. La situation est sympathique, à la fois dans un quartier pas trop touristique mais vivant et facile d'accès par vaporetto si besoin. Nous étions 9 avec un petit enfant, c'était parfait!

Palazzina Canal est un sublime, confortable, rénové récemment et spacieux appartement, meublé avec gout et raffinement, muni d'une cuisine moderne et immense ou on peut manger à 8 pers., d'ustensiles et d'électro ménager totalement neufs, de 3 SDB fonctionnelles, d'une literie très confortable et large, de WIFI efficace. Le quartier est très animé, commerçant (marchés/restos/épiceries/boulangeries...), facile d'accès de l'aéroport et pour les visites de sites mais pas bondé de touristes ; la vue sur le canal avec soleil couchant est comme une carte postale. Marco Malafante nous a accueillis très chaleureusement et donné toutes les infos utiles sur l'appartement, le quartier, la logitisque des transports, les incontournables de sa ville et plein de bonnes adresses pour se régaler et se sentir chez soi.

I was worried that this apartment would be smaller than we were hoping, but quite the contrary, the rooms were roomy. The location couldn't have been better for our family. It is as close to a non-tourist area as we saw while we were there, there are a couple of restaurants with mostly locals eating at them directly across the small canal. Easy walk to everything that we wanted to see. Fantastic access from the airport. Wheeled luggage wasn't an issue on the short trip from the water taxi stop just a few buildings down. There were two rooms that the AC wasn't working well in, and the pillows were a little flat, but very minor complaints compared to how impressed we were with the apartment. Host was SO easy to communicate with. Always very responsive in a timely manner (a few minutes in almost every case). Thanks for a great stay.

This is a spacious apartment right on a canal, centrally located and next to a vaporetto stop. Furnishings are very nice and the whole apartment feels like a historic property. Property faces southwest, so it receives a LOT of sun (not a good thing in the summer) but the air conditioning helps, although the front two bedrooms were still a bit warm. The kitchen is huge, modern, and well equipped with most everything you'd need. Quality of appliances is good. Had a panini press and american style coffee maker, and 2 moka coffee makers. Ovens and range worked flawlessly. Bathrooms are very nice- one adjoins the back master bedroom and is very modern and nice. The other two are next to each other and the kitchen (they form a sort of bathroom suite of 2 bathrooms)- they are not adjoining a bedroom but it's not a problem. Location is good. Near a busy street, but overall fairly quiet part of the canal. Close to restaurants, bakeries, and shops. Central sights require a 20-30 minute walk or vaporetto ride (which was quite crowded when we were there in high tourist season). Hosts were very nice and responsive. Overall, this is a great property that makes you feel like you are in a historic setting but modern in conveniences. If you come during the hot summer months, just know that the air conditioning works well except the front 2 bedrooms don't get quite as cold as the rest of the apt due to their exposure to the sun all day, despite shutting the curtains- about 79-80 degrees inside at night in these rooms after a 90 degree day outside. Rest of the apt was nice and cool though. Also consider the walk/ vaporetto distance to main sights if it's hot and crowded outside. Rialto is about 30 minutes, and St Mark's is 45-60 min (vaporetto didn't save time, just energy, but it was crowded). Canareggio is a nice neighborhood though.

Nicely located with a great view of the canal. It was fun watching Venice wake up in the morning. Communication throughout the process was excellent. It was very helpful that Sophie was waiting for us when we exited the water fairy.
