This is small room in an awesome house. AC, W/D, patio with grill, wifi... charming old philly house
the room is available for longer than a month, but i prefer to rent for a shorter period of time first. then extend if guest and I get along, tenant is happy with house/room etc.
awesome old philly house 1 block from Italian market. 1.2 miles to city hall. 1 mile to convention center, liberty bell. 1.5 miles to rittenhouse... quiet-ish neighborhood (for city living.) great restaurants in the neighborhood - particularly Italian, Vietnamese, Mexican and French.
this is intended to be an economy-type room. it is a single bed in a small room. It is still important to me that a guest has an exceptional time, i just want expectations to be reasonable... room is always clean; house is pretty clean, not amazing. but very cozy and warm (or cool from central AC in the summer.)
My wife and I are here most nights, on the 3rd floor, in a large room that includes extra living space. so when i have guests, i will usually defer and let them use the living space on the 1st floor for reading/TV.
you will be sharing a bathroom . on a 1 to 10, we are about a 7 when it comes to cleanliness. your room and the bathroom will always be cleaned prior to your arrival. the rest of the house will be in 'picked-up' condition 95% of the time
this is an old, philadelphia house, with 7 foot ceilings. it is 1600 square feet, 3 stories. the ceilings make it feel a little tight if your are tall, please be aware. however, the first floor is open, and to me, it feels cozy with lots of character. but to people used to big suburban houses or lofts, the low ceilings and tight stairways might be a turnoff
.. i will almost always have coffee, fruit and few beers, wine available for guests, free of charge. just be considerate
this area is maybe my favorite neighborhood in the country. a little biased, sure. but it is the perfect combo of residential with good family-owned restaurants and bars, very little brand-name commercial crap. and if you like to cook fresh-anything (produce, pasta, meat, crabs, fish etc), the italian market and near-by asian supermarket are phenomenal
generally, i would like to meet guests upon arrival. if not possible, i will give you access to lockbox
i am up for whatever the guest is up for. i love giving tips on bars, restaurants and sites to see... happy to share a beer or include a guest when i cook dinner... if guests want privacy, thats totally fine too
Philly is awesome. i have lived here my whole life... the 9th street market area is one of my favorite neighborhoods i have come across in this country.. outdoor produce vendors, butchers, seafood, fresh pasta, great history. convenient to other sections of the city.. really cool mix of people and cultures
reasonably convenient. philly is only ok when it comes to PT. the 47 bus runs up and down 7th and 8th street which is convenient... really depends on where you want to go... if you are just staying in the center city area, you are never more than a walk or at most a $6 uber ride away from anything

everything in the house, with the exception of the two other bedrooms... the living room and kitchen and patio are very comfortable and here for you to use.
I also have SONOS (free music app you can download and listen to all your music from my speaker) in the living room as well as a TV
You are EXPECTED to enjoy yourself here.. Please do not feel confined to your room. Whether you are here on vacation or working long hours, be sure to make yourself comfortable in the kitchen, livinig room and patio. (Dont get too too comfortable in the bathroom - there is only one.)

I generally like to have dinner or a hang out with guests during their stay unless i am very busy... occasionally that cant happen if its only a short stay..
act like an adult... i will occasionally drink too much and leave a trail of crappy beer cans around the house, but its always cleaned up in the morning... no smoking, no blasting music late, unless we can agree on what we are listening to. no hard drugs. a little reefer on the patio is totally fine, but not inside.. no pets

35, pretty laid back. not a fan of hotels (too expensive, no character.) surf, cook, beer, newspapers, love philly... Airbnb has been an awesome experience - between travelling and hosting, I have met so many incredible people..
