This 2,200 SF, 2 story home has recently undergone a renovation and is beautifully decorated.
The moment you walk through the front door you feel at home. The front room is inviting and comfortable, the kitchen is gourmet, and the bedrooms are a delightful haven for you and your family.
There are 3 lanai's. The first floor lanai is directly off the living area, a perfect place to enjoy your cup of coffee in the morning, or a glass of wine in the evening. The sound of the breeze through the palm trees is so relaxing and a wonderful way to spend an afternoon. The other 2 lanais are private, one off the Master bedroom with a beautiful view of the pool, and the 2nd bedroom lanai has a street view and a just a glimpse of the ocean.
Downstairs is the living/dining area, with plenty of room for everyone. Comfortable furniture and a 48' Flat Screen Smart TV are in the front room, the perfect place to relax after a long day in the sun. The dining table seats 6 with additional seating at the bar in the kitchen. The kitchen has granite counter tops, stainless steel appliances and is fully equipped with everything you would need to create a meal for you and your family. There is direct access to the garage and a half bath rounds out the downstairs.
Upstairs, the Master bedroom suite is very large with a king size bed, 48' flat screen Smart TV, and a window seat, which can convert to another sleeping area. The ensuite bathroom has double sinks, a Jacuzzi tub and separate shower. And of course don't forget that private lanai.
The 2nd bedroom suite consists of a queen size bed, direct access to the shared Jack & Jill bathroom and has it's own private lanai.
The third bedroom comes with a queen bed and shared access to the Jack & Jill Bathroom. All bedrooms are well appointed and comfortable.
There is a fourth room upstairs, which is semi private and contains a large twin with a trundle bed and a 42' flat screen Smart TV.
A 2nd floor laundry room with full size washer and dryer is directly across from the den area.

A signed rental agreement is required from guests. One will be sent to you after you reservation is accepted. Then you will receive an email with directions and the door code will be texted to you a few days before you arrive.

Guest Rules & Regulations
Guests have agreed to rent a private property for good and valuable consideration. In consideration, Guest hereby agree to the following:
NEIGHBORHOOD TRANQUILITY. Please keep noise to a minimum, including children playing loudly, talking loudly, laughing, music, Quiet hours are from 10 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
VISITORS. We understand that you may be visiting friends in the area or traveling with others that are not staying on the premises. While visitors are welcome, please do not invite more than can fit comfortably on the seating provided. The maximum number of overnight visitors are listed on the contract.
SMOKING. Smoking in not permitted in the premises, lanais or outside the front door. If you must smoke you will need to go outside to the street, or leave the area entirely.
PARKING. Please park inside the garage only. If you have more than one car, they will both need to be in the garage. The HOA does not permit overnight street parking.
TRASH. Please deposit trash in the enclosed trash area. This area is on Pepelani Loop. Exit the front door and you will see the trash enclosure on your left. There are extra trash bags under the kitchen sink.
WET CLOTHING. We understand you are here to enjoy Hawaii’s beautiful beaches. But please do not sit on the furniture with wet bathing suits or track sand into the unit. Remove sandy shoes and dust off feet before entering the premises.
PETS. Pets are not permitted in the unit at any time. No exceptions.
Vacation Renters House Rules for Nihilani

Welcome to Nihilani. We hope your stay here is enjoyable. As temporary residents, you are required to follow the same “House Rules” as full time residents. We have compiled a short list of the rules that vacation renters will most likely encounter during their stay. Thank you in advance for your cooperation. If you have any questions during your stay, please contact our site manager, Travis Bonnel (PHONE NUMBER HIDDEN).
a. All residents, including vacation renters are to park their vehicles in their garage. No parking is allowed in the auto courts. Garage doors must be kept closed except when entering, existing or unloading.
b.Guest parking areas are strictly for guests. The parking in front of the pool/mailboxes is limited to 15 minutes only for residents to pick up their mail.
c.The speed limit within Nihilani is 10 mph.
d.No recreational sports in common areas, streets or auto courts.
e.Skateboards, bicycles, roller skates, roller blades, etc. shall not be ridden within Nihilani. Bicycles can only be ridden directly from your condo to the exit and upon return directly back to the condo.
f.No smoking is allowed.
g.Loud and disturbing noises are not allowed. Quiet time in all of Princeville, including Nihilani is from 10:00 p.m. to 8:00 a.m.
h.Pool hours are 9:00 a.m. to 9:00 p.m. No exceptions.
i.Quiet time in the pool/spa is 6:00 p.m. to 9:00 p.m. Any loud noise is not allowed.
j.There is no lifeguard at the pool or spa areas. Any person using these facilities do so at their own risk and assumes all liability for any injury. Younger persons without adult supervision must be water safe.
k.Do not open the pool gate for others. If they reside here, they should have a key. Please keep the pool gate closed.
l.Glassware or other breakable items are not allowed in the pool/spa area.
m.Inflatable mats, tubes, toys, etc. are not allowed in the pool/spa. Swim aids or vests for non-swimmers are allowed.
n.The spa is for relaxation only.
o.Do not hang swimwear or towels off of lanai
p.All trash must be bagged and secured. Cardboard boxes must be broken down and placed neatly in trash enclosure slot. Recyclables (glass & plastic only) in labeled trash cans. Hours of disposal are from 9:00 a.m. to 7:00 p.m.
q.The following activities are not allowed in the pool/spa area:
a.Jumping off rocks/waterfall
b.Diving in pool, playing water games such as Marco Polo that create loud noise

The Harbaugh Foundation, owns vacation rental properties in California, Hawaii, and Colorado. The income realized through our rental properties go to charitable causes, and to support national improvement efforts. Several of our charitable contributions go to rain forest depletion, youth development and Habitat for Humanity. We also provide relief support for natural disasters such as Hurricane Sandy (in 2013) and others. Our continued goal is to grow in charitable giving each year.
