Located the heart of Hollywood's Media District, close to West Hollywood, restaurants, shopping, theaters, clubs and all the services you will need.... in a controlled access (keyed entry) courtyard complex with old world Spanish flavor, this unit has all appliances: Stove, Refrigerator, built in Microwave, Toaster, Coffee Maker, Electric Teapot, as well as A/C, WiFi & LIGHT WEEKLY MAID SERVICE TOO!
It's been updated (granite counters, maple cabinets), but still holds all of the 1920's Spanish style charm.
Parking is street parking, and as I've experienced, other than on street cleaning days (Monday and Tuesday on alternating sides between 10:00 AM and 1:00 PM), there is usually a space available close to the building.
Hardwood floors throughout (slate in the bath), the unit also features an on site laundry room, and cable television with DVD player.
***In deference to those with sensitivities, this is a No Smoking/No Pets Unit. Smoking is permitted outside the unit, of course***
My goal is to assure that your experience with me is a positive one, and I ask only that you treat the property and fellow guests with the respect and consideration you would expect for yourself.
Many of my guests are repeat customers, which is the finest kind of reference! I wear all the hats, i.e., I'm the owner, cleaner, handyman, banker, bookkeeper, and customer service (URL HIDDEN) phone is always on and if I'm awake, I answer it!

1)This is a fully furnished, short term rental. For the purposes of this contract, because there may be another renter moving in on, or shortly after, the move out date agreed upon, the stay cannot be extended without written permission from the management.
2)The rate for this rental is as agreed to through Airbnb for duration of stay, (DATES), with a refundable deposit of $100.00 (PAID). The unit must be left clean and ready for the next occupant, with the exception of the linens. You do NOT have to wash the sheets and towels.
3)Move out time is NOON on the last day of the contract agreement.
4)Tenant is subject to immediate LOCK OUT for non-payment of rent or violation of the rules of this agreement.
5)Payments have been processed through Airbnb.
6)The specific persons authorized to occupy the unit are listed on this agreement. Additional or substitute occupants are prohibited without written permission from the management. House guests must be fully registered with the management, and may remain only for the time period approved in advance by the management. This approval is necessary for any visitor staying in excess of 2 (two) consecutive nights.
7)You must be a good neighbor. Excessive noise, especially between the hours of 10:00 PM and 8:00 AM, is not allowed. No unnecessary noise, loud talking, or boisterous conduct is allowed at any time. In consideration for your neighbors, please conduct cell phone conversations inside the unit with the door closed, and keep in mind that your porch light may shine into your neighbor's apartment, so please turn it off when you're tucked in for the night.
8)NO PETS. Pets of any kind are not allowed without written permission from the management.
9)No alterations may be made to the interior or exterior of the unit or building without written permission from the management. Do not attempt to do any repairs yourself. Report all items in need of repair to the management.
10)Your utilities are included. However, there is a $90.00 monthly cap on electricity. We want you to be comfortable when you are home, but PLEASE TURN OFF THE HEAT/AIR CONDITIONING WHEN YOU LEAVE. A fine will be imposed if the A/C is left on when you are not at home.
11)This is a NON-SMOKING unit. Smoking is not allowed at any time inside the unit. This restriction is NOT limited to tobacco.
12)Parking is Street Parking. Though there is generally not a problem finding a parking space, keep in mind that alternate sides of the street are cleaned on Monday and Tuesday, between 10:00 AM and 1:00 PM. Be sure to find a space on the opposite side of the street to be cleaned if you are going to be home during these hours to avoid a citation from the City. Also keep in mind that the painted RED curb is a NO PARKING zone, and that Wilcox Avenue between Lexington Ave and Santa Monica Blvd is ONE HOUR parking.
Often I will park on the next block, which is 1 hour parking, and within 15 - 20 minutes a space will open up in front of the building. I've also found, when I've stayed in the units, that between 7:30 and 8:30 AM on street cleaning days there are often places available on both sides of the street.
13)The HD Channels are located in the 400+ channel lineup.
14)The WiFi Network name is WilcoxStudio and the Password is xxx.
**We provide this list of Rules and Regulations in an effort to make Wilcox Studios a pleasant and enjoyable place for all occupants. The management reserves the right to alter or change these Rules and Regulations as it sees fit. IT IS IMPORTANT TO NOTE THAT ANY VIOLATION OF THESE RULES MAY BE SUBJECT TO FINES FROM $25.00 TO $50.00. REPEATED VIOLATIONS MAY BECOME CAUSE FOR EVICTION AND/OR IMMEDIATE LOCKOUT.
