Downstairs room is a lounge, kitchen diner. Tea/coffee and a DIY breakfast provided (eggs, bread, cereal, milk etc) for the first morning.

The accommodation is part of a riverside property on an ancient mill site in rural Suffolk and consist of two private rooms with separate access.

Guests have their own access to the two rooms. The living room has a full kitchen and dining area. Tea and coffee is provided and all the ingredients for a DIY breakfast for the first morning e.g. milk, cereals, bread, juice etc. Fresh linen and towels are provided. There is a TV with Freeview. Wi-Fi is freely available. You park next to the property and the River Waveney is in the garden and has fish, otters and kingfishers.

The access is separate, we can leave a key out, or you can knock - someone is next door most of the time. Guests will always be welcome for a chat or to ask about local activities.

Homersfield is a conservation village and lies halfway between the historic market towns of Harleston and Bungay. There is a large pub in the village, the Black Swan (full menu, 4mins walk), and the Bell pub (home-cooked menu, 12mins). There is also a farm shop/cafe 7mins walk. We can also boast about our village river bridge - the oldest concrete bridge in the country...
The delightful seaside town of Southwold, the historic cathedral city of Norwich and the sandy beaches of south Lowestoft are all around a 30-minute drive.

There are occasional buses, but a car is essential.

The 4-acre wood (2 minutes) is owned by the village and leads up to the 16c church (always open). The Angles Way runs through the village and there is a 2-mile circular walk across the marsh - passing both pubs.

So good to arrive and find all the essentials there, including very generous breakfast supplies. The location and surrounding area are delightful - rural and picturesque but pubs within walking distance. The cottage is comfortable and well equipped and Laurie is a charming and interesting host. Highly recommended.

Lovely cottage next to a river. Lawrie was a terrific host. The apartment had everything that we needed for a comfortable stay. The kitchen was stocked with eggs, cereal, milk, bread, jam, juice, tea and coffee. Convenient to Norwich, my husband and I enjoyed our stay and look forward to a return visit.

Lawrie is a superb host and has a lovely spot right by the river, I was able to launch my canoe direct from the garden and just paddle off!

We had a great time and it is an excellent comfortable place to stay with a good view across the river flood plain. Lawrie is friendly and helpful.

Rural location. Happened to be close to a friend I was visiting so excellent for my visit. Stairs are steep so not for the infirm. But wonderfully quiet and pitch black at night. I slept well and woke to birds singing. Lawrie was excellent host. Limited/to zero mobile phone network...ok for me as I hate phones! Good Wi/Fi and TV. Good pub, The Black Swan, in Homersfield. Do bring a torch as it is dark at night.

Thanks for your comments - as for the squeegee - there is usually one there but it disintegrated just before you arrived and will be replaced very soon.
