POLICIES & PROCEDURES

HOUSE RULES: Your accommodations are confirmed with the understanding that you will adhere to the particular rules and regulations set and made available within the home upon your arrival (i.e. appliance usage, etc.). For environmental and well as for security purposes, please ensure that windows are kept closed when not in the home and during inclement weather and respect all other common sense environmental considerations and safeties in the home and on the property.

CHECK-IN LOCATION: Specific check-in, directions and other details will be sent with your final payment receipt.

CHECK-IN AND CHECK-OUT: Check-in is after 5:00 p.m. Check-out time is by 11:00 a.m. so that we may prepare for the next guests. Exceptions may be provided if available and with prior approval only.

KEYS: You have been supplied with 2 sets of keys to cottage. Please return upon checkout or there will be an additional charge of $25 in order to cover the costs to replace locks.

PAYMENT POLICY: A deposit of two weeks rental fee (as applicable) is required to confirm a reservation. Payments may be made by cash or cheque or electronic banking transfer.

MINIMUM AGE: Due to insurance requirements this property may not be rented by anyone under 25 years of age. By signing rental agreement reservations have certified that they are 25 years of age or older.

INSURANCE: Insurance on property and contents held by owners only are insured. Please ensure you have all valuable items locked away as owners unfortunately cannot be responsible for guest items.

PARKING: Unfortunately due to location of property parking is only provided for reserved guests. Parking is limited to one car only in designated location or two maximum with prior notice given to arrange in advance. Parking is not available for any visitors at any time without prior approval.

CANCELLATIONS, CHANGES & WEATHER POLICY: Deposits or fees are not refundable due to travel or weather incidents.

INCLEMENT WEATHER: We trust that guests will protect property with common sense and responsible care as they would their own. Due to location of property often severe wind or storms will arise. We ask guests to monitor weather reports accordingly and to confine any outdoor furniture as found (i.e. windows closed, patio umbrella down and ideally set on ground and all outdoor furniture stacked or confined in a closed in area to prevent damage from flying items). Please note that any damage to property from flying debris not confined as found will be considered damage to property and guests will be considered responsible.

DAMAGE DEPOSIT: No charge will be processed, provided there is no damage or theft to the house or property, and there are no outstanding expenses related to rental extensions, excessive cleaning needed or any other liens made against the address in which case deposit will be returned upon departure.

OCCUPANCY: The home may be occupied by no more the maximum number of persons (adults, children and infants) indicated on your reservation. In the event occupancy is exceeded as requested for hosting, etc., guest agrees to let the owner know in advance and may be accepted with prior approval only. Student groups and students unaccompanied by a parent or persons under age of 25 are not permitted. Any reservations obtained under false pretense will be subject to forfeiture of all monies paid and immediate eviction from property.

REASONABLE ENJOYMENT: The suite is provided for reasonable enjoyment and noise levels. We want you to enjoy the suite and your stay! Please note however you are staying within a community of family homes and be respectful of this. Please also note and abide by municipal by-laws requiring noise levels to be dropped between the hours of 11PM and 7AM or be subject to fines. Owners are not responsible for payment of such fines and if complaints are made by the municipality or community association or reasonably by neighbouring families, guests may be subject to forfeiture of all monies paid and immediate eviction.

PROPERTY ACCESS AND ENTRY: We like to trust that our guests will conduct themselves accordingly and abide by the House Rules and Policies set out herein. However if there is any reason to suspect otherwise, the Owner reserves the right to gain entry at any time during stay providing reasonable notice, if there is a reasonable reason to inspect or access and if property not found in reasonable condition for reasonable enjoyment has the right to immediately evict guests from property under local authorities.

WATER & SEPTIC: Due to our fantastic location directly across from the Sandbanks Provincial Park we are not serviced by municipal water and septic services. As such the water supply is well water and septic for waste. Please respect our home and the environment by carefully monitoring your water usage. We ask also that you minimize tissue used in septic system and that no other items or chemicals are flushed. Although the water is safe for drinking and filtered to contain mineral content, you will likely prefer using bottled spring water for drinking, cooking or brushing teeth. A starter of spring water has been provided.

VISITORS: Absolutely NO Visitors are permitted onto the property at any time. Any persons not included on the reservation must be confirmed first with the host prior to arrival of any visitors. We will do our best to accommodate such requests while retaining the quiet tranquillity of the area as well as burden on fragile water and septic systems but the Cottage and surrounding area is not well suited to hosting large parties of Guests and intended for the sole enjoyment of reserved Guests. This policy is very strictly enforced due to prime area of location and any non-compliances will result in immediate eviction from property with no refund.

PETS: Sorry pets are NOT allowed and unfortunately cannot be accommodated due to guest allergies.

SMOKING: Smoking is NOT permitted in the home or garage. Smoking is permitted outside only, at a minimum distance of 3 metres from any doors or open windows to the house.

RECREATIONAL ITEMS: While there may occasionally boats, bikes or other recreational items left on the property, as these may be belonging to other individuals and safety of these items cannot be guaranteed, guests are not permitted to use any recreational items without prior approval and authorization and Owner is not responsible for any damage or liabilities resulting from use of recreational items rented elsewhere.

HOUSEKEEPING: Your vacation accommodations are cleaned prior to arrival and after departure. You are responsible for cleaning your accommodations during your stay and for leaving the home in as found condition at check-out. Please remember you are staying in someone's home during your vacation and treat it with the care you would your own.

SUPPLIES & LINENS: Please bring your own personal vacation items and linens as required. Linens can be supplied upon specific request for our out of country guests at an additional cost. An initial setup of cleaning agents, trash liners, toiletries and toilet tissue is provided. Extra items needed are the responsibility of the guest.

WIRELESS INTERNET: The cottage is equipped with wireless internet access for your convenience and the passcode will be provided at check-in. The wireless is hi-speed has limited bandwidth and download caps as would be expected in a rural setting. Please ensure internet draws are shut down when not in use and refrain from excessive downloading. Access has been very reliable however owners are not responsible for any internet access disruptions, shut-downs or interferences by the service provider beyond their control. Please ensure that all downloads are limited to no more than 2 GB per day or 10 GB per week max. Internet usage is monitored via remote website. Any downloads in excess of this will be collected from damage deposit at a rate of $10 per GB.

TELEVISION: Satellite or cable television is not provided in this cottage. The cottage is equipped with a television and a DVD/VCR has been provided for use with some movie titles left in the cottage. Please be sure to leave these behind for the enjoyment of other guests. Please avoid streaming music or movies as that will eat up all of the allotted download space very quickly and additional charges may ensue.

MAINTENANCE: Report all maintenance issues promptly by calling or texting +(PHONE NUMBER HIDDEN). Just as might occur at your own well-maintained cottage, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation however, no refunds or rate adjustments will be made for mechanical failures.

SECURITY: There is a security camera posted at the left front of the garage that provides security monitoring for the driveway and business entrances next door only. There are no cameras on the house or in any other areas that provide for guest privacy.

NOTE: This is a short term rental agreement only and the terms and conditions above are the sole terms regulating this agreement. This is not a tenancy agreement and no part of the Landlord Tenant Act will apply to this agreement.

I live in Ottawa backing onto the green space behind the Ottawa Hospital Complex and enjoy the company of a multitude of Cardinals and other birds. On the weekends and in summer I can be found down at Sandbanks enjoying the company of the resident swans and my kayak for the Outlet and East Lake. I greatly enjoy sharing my finds with others from around the globe.
