A 3 bedroom self catering cottage located on a hillside overlooking the Golden Valley offering a unique perspective on the famous booktown of Hay-on-Wye.

Surrounded by hay meadows, mountain ranges and wooded valleys the cottage boasts a tennis/croquet lawn overlooking Hay-on-Wye as well as a luxury bell tent complete with wood burning stove and double bed should you want to spend a night under the stars.

The property is surrounded by 7 acres of paddocks (belonging to the property) and fronts onto a 40 acre common bringing with it an enormous amount of walkable, explorable, just-sit-down-on-able hillside. The house is also within easy walking distance of the famous book and festival town of Hay-on-Wye and its many country pubs and shops.

Two log burning stoves (as well as oil central heating) heat the property. Fresh spring water is drawn from the 60 foot brick lined well in the garden - don't worry this is all automated and treated before it comes out of the taps - and there is a fully appointed modern kitchen complete with wooden floor and beautiful Welsh slate worktops.

We do have chickens and ducks so if you'd like to collect fresh eggs each morning you'll need to be happy with feeding them and shutting them in each night. If this isn't your thing we can easily arrange for them to go on holiday with a neighbour : )
