This is a large light attractive double room with a combination of original features and modern comforts. Period features include wooden flooring and window bay along with the high ceiling, cornicing, antique(?) furniture and a matching chesterfield sofa. The room is warm and comfortable, especially the bed, and the double window affords views over the city. A lovely central location from which to enjoy Edinburgh.

Warm, friendly and relaxed environment. That's the most important thing about this flat; how well those of us who live here get along. Mostly it's quiet, our place away from the rest of the world - we like reading, cooking and watching movies. It's the kind of place where you check if anyone needs to use the bathroom before jumping in the shower for 20 minutes. If that sounds like you please read on…

This is a carefully modernised traditional Edinburgh tenement flat built in the 19th century. Its architecture, decor and comfort combine to make this a very homely flat. It boasts many original features including large windows, high ceilings, cornicing, wood panelling and solid wood floors. It also offers modern creature comforts such as temperature-controlled gas central heating, unlimited hot water, double glazing, modern fitted kitchen and good quality furniture.

I own a few flats and look after a few others for friends but this is a real Edinburgh home, it's my home. I bought 10 years ago and have put a lot of time and effort into making it feel right. And because it's my home it comes with some very special features including an esoteric audiophile hifi system and home cinema, high end kitchen equipment (Miele, NEFF, Dualit, etc.) and a luxury heated-floor marble bathroom. This is a lovely space to spend time in and the perfect base from which to explore the city from.

Easter Road is walking distance (about a mile) from Princes Street, Waverley Train Station and the Royal Mile. It is the closest point to town with free on-street parking so ideal if you're travelling by car. If you don't fancy walking then the award-winning local bus service runs routes right past the flat direct to both the new town and the old town.

WHAT YOU GET:

This listing is for the blue room; a beautiful, traditionally decorated double bedroom that everyone likes. It has a pleasant relaxed atmosphere, plenty of light from the double window and good quality furniture. This includes a top-of-range £1,000 Milbrooke pocket sprung bed and matching leather Chesterfield sofa.

The price includes a basic breakfast of cereal, toast and tea.

ARRIVING:

The flat is about a mile from Waverley Train Station; you can walk, catch the no.1 bus or jump in a taxi.

From the airport you can catch the regular (and inexpensive) no. 35 bus which brings you all the way to the flat in about an hour.

SETTLING INTO THE FLAT:

I will meet you when you arrive to hand over a set of keys, show you round the flat and answer any questions you may have about the accommodation, location and Edinburgh in general. After that, well I live here so ask questions when you see me or call if i'm out. You will get my email address when your booking is confirmed and my phone number is on all the key fobs.

DISCOUNTS & CHARGES

Some discounts are applied automatically. For example, if you stay for a month you get 35% discount or for a week you get 15% discount. AirBnB's system is good but not perfect so if you want to stay for 2-3 weeks I can give you 20-30% discount but have to apply it manually.

When you enquire about renting this room I will send you a special offer with the correct price. Similarly, if you want an extra bed and bedding to be provided beyond the included double bed there is a one-off charge that I will apply manually. Regardless the length of your stay an extra single bed and bedding costs £15 while a double costs £25.

Zeb's flat was very clean and comfortable for two of us during a weekend in Edinburgh. We enjoyed having a short 15 minute walk to the Royal Mile while staying in a quieter part of town. There was a bus stop directly outside the apartment that could have taken us to the Royal Mile even quicker if we didn't feel up to walking.

This flat is very central - it's easily walkable to the Royal Mile and Princes Street, with a bus stop immediately outside the door (including one from/to the airport). There are plenty of cafes and bars within a couple of blocks.

Lovely location—close enough to walk to the city centre, and buses to the airport (and the zoo) can be easily caught just outside the front door. Lots of lovely places down Easter Road as well. Zeb and his housemate were both open, friendly, and considerate. Shower was a delight; bed was probably one of the comfiest I've ever slept on that wasn't my own; wifi was very reliable.

We just met with Zeb the first day of our stay but he was very helpful recommending us some places to visit, where to go for live music and everything we needed to know about the flat. If you like you can go everywhere by walking, otherwise there is a bus stop just in front of the building that brings you to the city center. We were spending the whole day out but the room is spacious, both the room and the bathroom were very clean and comfortable and we could rest very well.

Zeb was a great host! He provided me with all the information I needed in a timely manner - especially when he wasn't going to be around - so I didn't feel in the dark at any time. If I ever go back to Edinburgh I will definitely try to stay at one of his properties again.

Edinburgh is definitely worth a journey. If you don’t mind staying with a nationalistic, money driven and narcissistic landlord, being incapable using the flush when needed and explains to you the world than it might be the right place for you. Me and my Israeli wife felt pretty uncomfortable. He seems to be ok with people originating from a commonwealth nation but certainly not with Germans nor Israelis. You shouldn’t dare to smoke from the window; he might threaten you that he has to paint the walls. A train line is running exactly along the house, it might disturb you trying to sleep also the clapping door, at least of the blue room. Except for that the 4th floor apartment is pretty centrally located with direct bus connection to the airport and Waverly train station. Good options to have diner and a soccer stadium right next door. He also accepts a lot of woman as I noticed during my 3 weeks stay; 5 woman against 1 guy, perhaps coincidental. Maybe it was just a personal thing between him and me, I don’t know.

I had a great time at Zeb's place. Very well located - just 15-20 minute walk from the Royal Mile and buses stop right outside the apt. building. The room was nice with a great view and Zeb was a good host - we had some fascinating discussions (Zeb is quite literate and curious!) and I even ended up attending a wonderful Scottish music festival that he was helping to organize. Quite amazing and I'm so glad that I stayed at his place. Thank you Zeb.
