This is a private Queen size FlyingBed room with a shared bath with one other room. It has a private deck overlooking a fenced yard. There is also a large couch and love seat in the room plus use of the living room, sitting room and full kitchen.

You are invited to spend the night in one of our cozy rooms and gently drift into a new world of sleeping. When you awake refreshed and renewed we will treat you to a wonderful home cooked organic breakfast on our fine china for $15 per person(optional). Our Cloud Nine vanity room has an in-suite Jacuzzi tub for that special evening. Call now to reserve this wonderful experience. We have our own private park and woods just above the Blue River. You can hike down to the river and bathe in nature. We have a 1 acre corral for those traveling with horses or there are miles of Quad trails for traveling families. We have three separate fenced yards for those traveling with dogs. Three rooms have private decks overlooking the yards.

We can help you plan your sight seeing or nights adventures (we know all the hot spots) or leave you totally private. We own a 1981 Rolls Royce Silver Spur to drive you to that special occasion!

It is like living in the woods in the middle of the city. We adjoin The Blue River Park which is 7 miles long by 2 miles wide. We are next door to the Oakwood Country Club and one mile from 2 wonderful Swope Park public Golf Courses and another mile to the Zoo.

We sit right off 5 major freeways and you can literally get to almost anywhere in the city in 10min. An express bus stop is right at the end of our driveway which can take you anywhere.

We are just a mile from the new Cerner complex and a short 6 min ride to the Royals & Chiefs Stadiums. 10 min by car or 25 min by bus to the Sprint Arena or Opera Center!

Booked the place for two people (one room) had as many as 5 staying there. I tried to overlook their dishonesty. They over ran the entire house. Bad news renters!

Know that the price reflects the quality of the place. It's hard to get to at night because it's located at the dead end of a poorly lit street. The host was not there and no directions or instructions were provided which caused some confusion for us staying as well as the other guests. We found that the keys provided didn't lock or unlock any of the doors. The place itself is overwhelmed with a musty odor that can't quite be identified. Not enough towels or blankets, or at least we couldn't find any more. The place gets chilly at night and the blankets would have been appreciated. As for the flying beds? Not worth it. They are not ideal for couples or anymore than one person staying on them. They are only anchored in the ceiling so they swing A LOT. Getting onto the beds themselves is a little difficult with a partner because it tilts one way or the other based on your weights. The mattresses were very hard and the bedding smelled like the rest of the place. The private deck and backyard were less than ideal being made of large plywood triangles. The backyard was extremely over grown. The doors going outside did not shut completely which was a little concerning. No wifi provided and no tv in the bedrooms made for an early bed time. The rooms themselves were very quiet and you did not hear the other guests at all. Overall, it was a good price and the only B n B available for the time we were going to be in KC. If the host makes some improvements it has the potential to be a nice little place.

It was a very unique experience. I liked the concept. The place looked like an old house so don't expect modern furniture and facilities. But it had Jacuzzi. Host was very kind.

This was an unusual experience. The flying beds were interesting, but we couldn't get used to them. We actually spent the night in the king suite, which was spacious but not particularly clean. The shower/tub area was separated from the bedroom only by a folding partition that did not extend to the ceiling, which in combination with the raised beds, meant that there was very little privacy while bathing. We thought that the listing was for a traditional home but the suite we stayed in seemed like a converted utility space, finished with rough materials and cold at night. For the money, I think we would stay elsewhere if visiting the area again.

So four people rented a $49 small room with Queen bed and fold out couch and wanted to check in really late. Being nice, I let them have a $100 room with two king beds and a jacuzzi at no extra cost. As you can see they were not grateful or honest in their review. Some people are highly critical and mean while traveling on the cheap. I pity people like this and the harm they try to do others.

I've never experienced Uber-style lodging before. It was great! Don was punctual, easy going and courteous. The place had been renovated several times, but it was nice, it was clean and the amenities functioned satisfactorily. I suppose the only thing to which I raised an eyebrow was a yelling match and near fist fight between some neighbors a block away, down the hill. But we had a great view and I merely chalked it up to free entertainment. Overall, it was a great B&B experience. Thanks Don! -Jim

Don was very accommodating. He offered to drive us to the Sprint Center for a fraction of the price it would cost to take an uber. He also let us know of his friend Gary, who is a luxury uber driver and gave us a deal on that as well.
