The apartment has been completely renovated recently: It has more than 80 square meters and offers all the comfort one can ask for (well-equipped open kitchen, microwave, oven huge living & dining area, new television and hifi and so on). special price for long time from september to may, VT-36753-V
Guests can live in the whole apartment on their own and can use all the existing equipment (incl. kitchen and washing machine). We ask you to be careful. Bed linen and towels will be provided.

The rooms are light-flooded and all possess windows or balconies, therefore the flat appears even bigger and remains cool even in summer time (in addition aircon and fans are installed). Natural materials like stone walls and wooden floors were considered to create a comfortable life. From the doorway you can enter the two separated bedrooms and the bathroom as well as the spacious dining and living room with open kitchen. The apartment is located in the 2nd floor of a well looked after and quiet old building. The building hasn't got lift, it'snt very high, but sometimes is difficult with kids.

Valencia is the perfect city to rent a bike and visit many areas such as the gardens of the River Turia (10 km), the port and the city beaches, usually companies that rent the bicletas often make special prices for several days, if you are interested can park overnight bicycles in the inner courtyard of the building, let me know and I'll give you a key so you be more comfortable storing without any cost.
Very close to the apartment there is a public swimming pool, if you go in summer and do not want to someday go to the beach but want to refresh you can go to the pool for a very acceptable price in the Hipica center.

Prior to the reservation it is necessary to read the norms of the apartment as part of the following paragraphs. This should help you to fully understand the services I offer within the reservations of the apartment as well as the ground rules you need to follow when staying in the apartment.
By making reservation you confirm that you read and understand the following terms. For any question or comment please send me an email. I normally reply within hours.
You will also get a print-out of this document on your arrival with your personal data added. I will ask you to sign the paper and you get a copy of it. This seems quite bureaucratic, but as to be done in order to be complaint with terms and conditions of the insurance.
If you wish an invoice of the booking, please send me an email prior to your arrival.
When you arrive we'll sign a contract for the rent, is to track and then pay taxes.
The apartment will be handed over in clean and tidy condition. A final “basic” cleaning is included in the price. If at the check-out the apartment does not comply with the minimum cleaning requirements, 50 € will be deducted from the breakage deposit (as of today I never had to charge this money). The minimum cleaning requirements are considered to be:
- empty rubbish bins in bathroom and kitchen
- empty fridge
- clean used dishes
- leave used blankets, bedspreads or duvets and used sheets and towels in the cloth baskets in the bathroom or on the beds (please do not through them on the ground)
- put back equipment to the original place
- leave furniture and other equipment in a tidy and original condition.
If you stay a long period and you wish a cleaning service, please ask me. I am happy to help you with that.
We kindly ask you to treat the apartment with the greatest possible care as you probably would do with your belongings as well.
3. Hours of Arrival and Departure of the apartment:
Check-in is from 13:00 h on possible. In case you arrive earlier, please tell me before. Normally that is no problem.
Check-out is before 13:00 h. In case you want to leave later and want to leave your luggage, please tell me before. Normally that is also no problem
If your check-in/ out is between 22:00 h and 9:00 h, I might charge you with an extra 20€.
You need to communicate to me your estimated arrival date and time at least 24h prior. If your transportation is delayed, that is no problem, but you need to communicate this to me immediately when possible. If you leave me more than 1h waiting without notice I will charge you an extra of 10€/h.
At your arrival you will get a contact telephone number. For any question or problem, please contact me directly in order to help you as soon as possible.
5. Code of conduct and ground rules Apartment:
Not allowed during your stay is:
- Introduce furnishings into the apartment or perform repairs or alterations
- Exceed the maximum capacity of occupants that you booked for or that are stated for the
- Sub-let the apartment or use it for purposes other than those for which it was contracted
- Introduce flammable or explosive materials into the building or any other materials which could cause damage or disturbance to neighbours
- Indulge in any activity which causes a hygiene or a public nuisance or disturbs other users of the building.
- Noise is forbidden after 22.00h inside the apartment and also on the staircase
- Introduce animals into the building unless we agreed on it before
Guests not respecting these points will be immediately asked to leave the property with no refund of the rental payment and deposit. Any breach of the above rules may result in the owner taking whatever necessary corrective action.
6. Loss of reservation and deposit:
If you do not show-up or communicate a later arrival 48h after the agreed check-in date, your booking will cancelled with the loss of all fees and booking payment.
7. Additional rules:
Normal use of utilities (electricity, water) is included in the price. Please help us to control the utilities in order to protect to environment and keep costs at a normal level. Remind to switch off the lights, heating or air conditioning each time you leave the apartment. Excessive use of utilities will be deducted from your deposit (excessive use is higher than 3 € per day; to give you an idea: a normal 4 person household consumes in average 1,50 € per day). Copies of the suppliers bills will be provided in case.
All the keys provided must be returned at check-out. It is absolutely forbidden to make copies of the keys. If the customer loses, breaks or damages the keys, 50 € has to be paid or will be deducted from the deposit.
At the checkin we'll sign a small contract to have a control of the people who arrive and to pay taxes to the administration.
