Our newly redecorated Apple Crisp room is named after one of our favorite home baked goodies. The vibrant, yet warm colors of the room are inviting for a comfortable,cozy nights sleep. Enjoy the view of the beautiful green mountains.

Our living room is THE place to be! Sit in front of the fireplace or read a book. There is a TV and dvd player, with a wide variety of dvd's. We offer free wifi, or try a digital detox weekend, and play some of our many board games.
A home cooked breakfast will be served every morning.
There will be snacks served throughout the day so feel free to use the dining room at any time, We will also have fresh coffee or use the Keurig for a variety of teas, coffee, hot chocolate or cider.
Refrigerator space is available upon request.
We have a beautiful porch for you to relax on or take a walk to the West River. There are plenty of hiking and biking trails in the area.
Take the quick drive to Putney Mountain for some of the best bird watching in the nation.

We love to meet people and entertain. We want to make sure you are comfortable, and have everything you need. We also want to respect your time here, so we will leave the amount of our interaction up to you!
Please be aware that we do own 6 rescue dogs. They are NOT allowed in the guest areas. They are very friendly and we can have a meet and greet, but we keep there interaction with guest dogs to a minimum.

It's a friendly neighborhood with a lot of local charm.There are plenty of hiking and biking trails starting at our front door! Hop in your car and visit the nearby historical towns. Sample Vermont Cheeses, and taste the delicious Vermont wines. The local shops have plenty to choose from. Delicious maple syrup, and incredible Vermont chocolates.
The local town general stores have a variety of amazing sandwiches,as well as home baked goods. If you are looking for a meal with some beautiful scenery, have lunch or dinner at The Marina.
Take the short drive to Putney Mountain. Beautiful trails for hiking and if you are a bird watcher,this is the place for you. Putney Mountain is the one of the most interesting spots in the nation for bird watching.
Don't forget to look out for some of the most beautiful waterfalls hidden in the forests.
Visit the Alpaca farm or watch the Bison roam.
Brattleboro offers arts,crafts and music.
There is so much to see and do. Just ask, and we will direct you to it!

We have free parking at our home. Amtrak pulls right into the town of Brattleboro. We will be happy to pick you up, but we do suggest renting a car.

Vermont Room Tax: The State of Vermont requires us to pay a 9% meals and room tax. Airbnb doesn't allow us to list taxes separately, so we have included it in our price.

Our Policies

All rates are based on double occupancy, per night and are subject to change without notice. A major credit card is required to secure your stay – you may pay with an alternate payment method at checkout. We accept cash, traveler's checks, and most major credit cards.

Check-In / Check-Out

Check-In is from 3:00 pm until 10:00 pm. Please let us know if you plan to arrive after 10:00 pm so we can accommodate your arrival. Check-Out is at 11:00am.

Minimum Stay

Minimum stay requirements vary, but a two night minimum stay is required on weekends as well as on holidays, during special events and during all of foliage season. Please feel free to call us and discuss your specific travel needs.


A deposit equal to half of your booking will be charged at the time of booking. The remainder of the charges for your stay will be charged at checkout. Single night stays require a deposit of the full amount.


Being a small Inn cancellations and no shows affect us significantly. Therefore, cancellations must be made fourteen (14) days prior to the date of arrival to avoid forfeiture of your deposit (during "Peak Seasons" we may require up to thirty (30) days notice of cancellation). All cancellations are subject to a minimum $25 per room cancellation fee. In the event the cancellation is received less than fourteen (14) days prior to your arrival (thirty (30) days for “Peak Seasons"), the full amount of the reservation will be charged, and is non-refundable, unless we can rebook the room. Any reservation rescheduled within our cancellation period will be charged in full. If subsequently cancelled, no refund will be made. Early departures fall within our cancellation policy. We cannot be responsible for winter weather conditions, and weather is not a valid reason for cancellation. “Peak Seasons" include, but are not limited to, mid-September through the end of October, major holidays, and scheduled local events.

No Shows

If a guest does not arrive and honor their reservation, or contact us to cancel, they will be charged for the full amount of the stay.

We love children, however, our Inn is not appropriate for infants, toddlers or young children; many of our guests are looking for a quiet getaway. Well-behaved children age twelve (12) and older are welcome in our home, however we do not provide a special children's menu at breakfast.

We can accommodate dogs (other animals with prior approval) at the Inn. Our dog friendly room is limited to one (1) large breed (weight over 50 pounds) or two (2) small breeds (combined weight less than 100 pounds). There is an additional charge based on the size and/or the number of pets you bring. See our pet policy for additional information, rules and requirements.


Parking is limited to guests only as we have only one parking space per room. Please let us know in advance if you will need parking for more than one vehicle.


Smoking is not allowed anywhere inside our home. Smoking is allowed outdoors only. Ash trays are available for your use outside. Please be courteous to others, smoking away from the house or open windows and please pick up after yourself. If evidence of smoking is found in your room, cleaning charges of $300 will billed to your credit card.


We serve a fixed cooked breakfast every morning between 8 and 10:00 a.m. Between 7 and 8:00 a.m. we have cold cereals, breads, juice and hot coffee available for our early risers. For our business travelers on Monday – Thursday with notice, we can prepare breakfast as early as 7 a.m. if needed. We are happy to prepare our delicious breakfast for those not staying at our inn. We require advance notice and charge $15 per breakfast.


Our rates are based on double occupancy (single occupancy for business rates). All rates are subject to a 9% Vermont "Meals and Rooms" tax and a 3% transaction fee (both are included in the room rate). The charge for an extra person is $20 per night and includes breakfast. During peak season the charge for EACH additional person will be $25.00. Peak season is September 11 through October 31.

Legal Notice

This is our home and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind.


You are welcome to enjoy your favorite beer, wine or spirit that you bring with you anywhere on our property. Refrigerator space is available upon request, however, space is limited to one six pack of beer and two bottles of wine per room.

Forgotten Items

Items left behind at the Inn can be sent to you via mail at your request. The cost of shipping + a $5 handling and packaging fee will be billed to your credit card.

We had a wonderful time. Terry and Nick welcomed us as if we were long lost family. The room was just as the photos showed it and what the pictures don't show are the antique oak furnishings with beautiful old marble tops and bezeled mirrors. The surrounding country was gorgeous with open fields all around you and a horse farm across the road. We woke up to see 50 horses out in their various paddocks. The dining area was bright and colorful with seasonal decorations (Halloween when we were there and we were served a scrumptious breakfast each day. Terry takes pride in having a different menu selection for each day you are there. As with any B&B, you are on your own for lunch and dinner. However, homemade self-serve snacks were available throughout the day. (By the way, if you are diabetic like me, Terry will try to structure your menu to meet your needs.) In the evening, guests were encouraged to gather in the living room while Terry and Nick served snacks and coffee. As a result, we got to meet and enjoy the companionship of many people we would not have otherwise met. Overall, our stay with Terry and Nick rates 5 st*rs from our point of view.

It is always the little things, that make a big different. The house, the room and the area are very lovely. But the best was the commitment of Terry as a host. We felt very comfortable and welcome from the very first moment. Thank you. PS: She really loves people and animals.

Greeted by a couple of friendly large dogs with some wonderful Vermont cheese and crackers and apple crisp waiting for us on arrival! Room was very clean and has lovely views of the neighbors horses across the street. Breakfasts of french toast with fruit and baked potato with scrambled eggs, bacon and hash browns was perfect -with freshly squeezed orange juice to boot. Terry & Nick are warm and friendly and fascinating people to talk to. Really enjoyed hearing their life stories. Would love to return soon!
