Fort Myers, the 'City of Palms', named for its thousands of Royal Palms that are planted on both sides of Mc. Gregor Boulevard. Fort Myers was the winter location for Thomas Alva Edison - the inventor of the light bulb and a lot more. His laboratory and his winter house, along with the house from Henry Ford are located here and can be visited. Fort Myers is a paradise for golfers with a lot of golf facilities for beginners and advanced. At Downtown Fort Myers you'll find lots of restaurants, clubs, galleries and live music and theaters.
1. The Guest or person signing the contract has to be over 21 years old and has to be one of the occupants.
2. The maximum number of guests is limited to 4 persons. Any child one year old and above is considered an occupant & must be included in the occupancy total. Rollaway beds, inflatable mattresses & sleeping bags are prohibited and no overnight guests are allowed. If you are found to exceed the maximum occupancy of the condo, it will be considered a breach of contract and will result in immediate eviction with no refunds, rebates, or compensation.
3. The lease begins at 3:00 p.m. on the “Check-in Date” and ends at 11:00 a.m. on the “Checkout Date”. Late checkout is available only upon request if accepted by the Homeowner. Any violation of this checkout policy will be considered a breach of contract and will result in immediate eviction with no refunds, rebates, or compensation.
4. Cancellation Policy: 50% refund up until 1 week prior to arrival, except fees.
5. Smoking is NOT allowed in the rental unit. NO EXCEPTIONS! - Guests agree to pay not less than $200 for odor abatement if smoke is detected in the property.
6. Please be courteous to other residents and keep the volume moderate, especially in late hours.
7. This unit is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
8. Keep the property and all furnishings clean and in good order.
9. Only use appliances for their intended uses.
10. Pets are NOT allowed.
PARKING CARD – A parking card will be provided to access the property. Renters are responsible for the card. Renters will be charge $75 for any lost card. Leave the parking card inside the unit upon departure.
Parking is limited to 1 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
12. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the rental unit. We do not permit towels or linens to be taken from the unit (except beach towels). Guest shall be responsible for any lost item.
13. Water and Septic: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be held liable for damages.
14. Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury or loss sustained to any person while in-residence, and the homeowner will not accept legal or financial responsibility. Guests, and guardians, assume all risk of injury or other loss and will hold the homeowner harmless with respect hereto. Guests hereby agrees to indemnify and hold the Homeowner harmless from any claims, including those of third parties, arising out of or in any way a result of the guests use of the premises or items therein. The Homeowner strongly suggests the purchase of travel insurance.
