Description

Yachting Village Apartment: A by-the-month (31 nights or more) rental in an 1860's Victorian home in the heart of the Yachting Village is just minutes walking distance to beach, harbor and downtown. Great for couples, military stays and sabbaticals.

The Village Apartment is perfect for a month's vacation for couples, professors' sabbaticals, or for officers' short term military stays at the War College. It has a comfortable floor plan with nice natural light in all the rooms.

The space is a very comfortable with two bedrooms, a sitting room, a kitchen and one bathroom. Each bedroom has a double bed, a dresser and bedside table. The master bedroom also has a closet and a writing or computer station. The apartment best accommodates one to three people though it is listed to take four.

The sitting room is equipped with comfortable lighting and furnished with a burgandy colored leather love seat, a desk and chair by a window, some occasional tables and chairs including a well liked antique rocker. There is a Samsung Smart TV with basic cable. Art work is of local scenes and some period Newport posters. From the sitting room there may be views of harbor masts, sunsets and occasional spring and fall cruise ships anchored in the harbor looking as though perched on the roof tops.

The wood trim throughout the apartment has been refinished to it's original wood tones. Painted in a linen color, the curved and angled walls, high ceilings, hallway arches and a skylight (visible during the warm months) add variety and style. Unique artwork hangs in the each bedroom and a selection also lines the long hallway.

The eat in kitchen has the same linen color walls, maple cabinets and black appliances and a checkered floor with turquoise so the room has a pop to it. It is equipped with with dishes and cookware, a dishwasher, and small appliances (blender, coffee maker, and a toaster). The washer/ dryer in the unit and an iron and ironing board add personal comfort and convenience. Original artwork in the kitchen is colorful and expressive. The view out the kitchen window has an engaging counter perch for people and weather watching and viewing architecture.
There are two room closets, a small hallway linen closet and a bathroom closet for towels. Sheets and towels are stocked in the apartment for a month's visit.

Heat and Air conditioning
Window air conditioners are installed for the summer months in each bedroom and in the sitting room. There are tower fans, etc. for the kitchen and hallway. Guests are able to regulate and manage their own level of temperature comfort. To keep the rooms cool we stress the importance of not having windows open while the ACs are in use.

The heat is supplied through radiators in each room. There are two thermostats, one in the sitting room and one in the kitchen. Occasionally we need to bleed the radiators for optimal comfort. To keep the rooms warm we stress the importance of not opening the windows while using the heat.

Please read below under "Other Things to Note" about available dates for the coming seasons and how to combine locked-in 31 night maximum stays.

Guests are welcome to use the common seating areas in the back yard and on the front porch where there is a bistro table and chairs. Bicycles may be stored in a secured common area for easy access during their stay. Please bring your own locks too.

Contact with guests is in person upon arrival and departure unless other arrangements have been made or regarding any payments that are due. Further contact can be maintained by phone, texting, casual neighborly opportunities and when the need arises. We are on and off site throughout the day.

We are live-in hosts staying on the first floor and south end of the second floor. Other guests also reside on the first floor in a private room which is beneath the sitting room of the apartment. We appreciate quiet, well mannered guests and strive to be the same for our guests.

Our Village Apartment is in a unique locale positioned between Thames and Spring Streets with easy access to King Beach, Bellevue Avenue mansions, and a host of shops and restaurants. Many of the houses in the neighborhood date back to the 1800's and have been restored and are well maintained. A block to the south on Spring Street opens to the entrance of the Elms Mansion and Gardens.

Public bus lines and trolley transportation is accessible all along Thames and Spring Streets and Bellevue Avenue.

Shopping for necessities is just a quarter of a mile from the apartment at our 2 Bellevue Shopping Centers. Our guests can shop at grocery, liquor, health food, retail, hardware, and prescription/drug stores.

Guests can create their own walking and biking tours of Newport and can enjoy the views of our towns preserved architecture and ongoing renovations by following along north on Spring street to Trinity Church and Queen Anne Square. From there guests can step back into colonial times when they continue on to Historic Hill, Touro Synagogue and Washington Square. The wharf area opens from the square with a host of locally owned restaurants and shopping opportunities.

Travel along on Bellevue to see for yourself its famed turn of the century mansions and continue on the same route to the 10 mile ocean drive, Fort Adams and Brenton Point State Park. The route will bring you back to King's Park just a quarter of a mile away from our apartment.

Spring and Summer Season Available dates are closely aligned to dates listed below. You will find that Airbnb will hold to the restrictions listed by the dates and inform those seeking reservations that they are limited by the dates. But flexibility may possibly be achieved for a longer stay if a dialogue is started about extending the rental time over the maximum 31 nights. In so doing a special offer would get set up to more specifically meet a guest's schedule and also meet the needs of the proprietor. So please ask to find out what is possible.

Minimum Stay
The apartment is listed with a 31 night minimum stay. The minimum stay cannot be altered due to city and state mandates. This means the rental months must overlap. Emphasis is placed on the summer and surrounding months to make the rentals cost effective for our needs and for the affordability of our guests. Airbnb requires two days in between rental reservations for cleaning and reorganization for the next guests.

PARKING: Parallel Parking in a double wide driveway. Space is limited.
Two cars are allowed in the driveway for the apartment. No SUVs or trucks. A $5.00/per night fee is charged for the second vehicle and the month balance is due upon arrival. Parking is a real issue in the area so anyone with a driveway is fortunate. Realistically, 4 people can sleep in the apartment and 2 is best, but there is only space 2 cars to park for the apartment and one car space for the room rental downstairs. There are 2 permanent cars in the drive already. During the high season months beginning in May the night time street parking restrictions start at 6:00 PM. Our goal for out guests is to be sure that the spaces listed as available are assured spaces and not overbooked making access difficult.

The Cleaning Fee
The space is listed with a $100. post departure cleaning fee. Other additional cleaning during a guest stay is available for the customary fee of $25./hour during and is payable at each time.

Proprietor and Guest Responsibilities
Bottled water, paper products, hand and dish soap are provided and stocked initially but do become the responsibility of the renter when initial supplies run out. Guests are responsible for bringing or purchasing their own food, laundry detergent, dishwasher and dish soap. General household cleaning supplies that run out will be filled by the host.
Extra bedding and towels are provided though guests should bring their own beach towels.

HAIR DYE AND SCRUBS: We do not allow hair dying on the premises or the use of sugar body scrubs.

Check out times need to be adhered to which allows us time to prepare for our next guests which is only a day and a half.

SUNDRIES: Disposable products like paper towels, toilet and facial tissues are stocked upon guests' arrival. Thereafter purchasing depleted supplies becomes the responsibility of the guests.

I had the pleasure of staying for 10 weeks at Jeannine's second-floor apartment in the yachting Village. It's a very positive experience and I have a new friend. I'm grateful for her Goodwill and positive intention and all she did to make me feel like home. The location is ideal. And the apartment is beautiful. She provided weekly cleaning service which was wonderful.

We are a family of 5. We stayed at Jeannine apartment for 2 months. We can not express how much we love staying at her house (second floor). We felt that we are one family. Sometimes we share meals together. Jeannine walked with me to show me where the bus stop to pick up the kids for school. She also recommended so many nice places in the area. By the way, she grow up in this area so she knows many things arround her. Jeannine told us about some special occasions and activities in newport which we attended and liked them very much. Jeannine, was the consummate host from beginning to end. Prior to our arrival she made sure all our needs and questions were met. During our stay (28-days), she was definitely a great resource as to dining in Newport. The restaurants we frequented were within walking distance (i.e., Scales for seafood, Revolving Door for apps and cocktails (ask for Dr. J), the Stone Acre Pantry for brunch and their lemon ricotta pancakes). Also, during our stay, Jeannine always checked on us to make sure we had everything we needed. The apartment was well appointed, an array of her personal artwork displayed throughout, parking, w/d, Wi-Fi, and a/c for those hot/humid days. The best part of the house, especially at night, was sitting on the front porch and watching the passerby's walking to and from Thames St. Overall, it was a 5-star experience all the way around and a great vacation we will reflect on for a long time. Jeannine was amazing. She was very welcoming and very kind in running around after me when I needed help with a few extra things. She even stocked the fridge with food for my arrival! The house is in a lovely part of town, very central to everything and an ideal place to stay. It was a luxury having a whole apartment to myself and all my friends were jealous that I could either eat in or walk 1 minute to the end of the street and be in the best restaurant in Newport!

I moved too fast in accepting the reservation from Feline. It was my error and I felt very sorry for any inconvenience I may have caused Feline. I really wanted her to stay here too. I was looking forward to meeting her. It is important for others interested in staying in the apartment to know that I am eager to have them stay too but it has to be by the month. I am a native of Newport. After a 30 year absence of living out of the area I returned home in 2006. In the 30 years that I was gone I lived in Cushing and Stillwater, OK, Bryan-College Station, TX, Starkville, MS and Urbana, IL. Maybe some of you are from these far away places.

I enjoy creative outlets like writing and doing art. I am an artist and community arts facilitator so I bring people together to share in these passions and creative pursuits. I have a new personal pastime playing my keyboard piano. Maybe someday I will write a song or two!

For the past year and a half I have been engaged in some of the restoration of the house and property of The B&B suite and apartment. I enjoy the restoration work because I like remodeling and working with space and interiors. I also enjoy the gardening and landscaping working outdoors to give the property some finishing touches and curb appeal.

I like people, making new connections and community involvement. Hosting the B&B at in Newport's Yachting Village area is a new experience living downtown. I appreciate the opportunity to meet new people coming from so many places in the world.
