A beautiful Catskills farm house with enchanted swimming holes and a 100' waterfall! The house has vintage wallpapers, eclectic antiques, a picturesque red barn and a spectacular mountain view from the front porch. Behind the house is a magical mossy forest and a private path to the river and waterfall!

Le logement

The Sparrow house is a beautiful Catskills farm cottage, complete with vintage wallpapers, eclectic antiques, a picturesque red barn from the 1850s and a spectacular eastern view of the misty mountains. Just behind the house is a magical forest and river, with enchanted swimming holes, real clay beds, and a 100' waterfall that is a secret and very private paradise!

With two bathrooms, a wood fireplace as well as central heat, a wainscot paneled kitchen, Victorian side porch, hummingbird feeders, a swing set, hammocks under an apple trees, a firepit and a large fenced in yard, the Sparrow House is a perfect getaway for couples or families looking to spend some relaxing time in the unspoiled nature and still-wild rivers of the Catskills...

The Sparrow House sleeps up to 8 in 3.5 bedrooms (one with a full bed and the other with both a full bed and single bed). There is a downstairs living room with a double cast iron daybed (not shown in the photos... new photos coming soon. thanks!) with a wall of sliding glass doors where another 1 or 2 people can sleep on the sofa or on organic cotton Thai bedrolls.

If additional space is needed, there is also a sweet renovated camper that is sometimes available as a separate rental. It sleeps up to 3 people in a double and single bed along the forest edge in the neighboring field. (see photos)

For many years the beauty of this area has been an inspiration to the many different artists, musicians and writers who have stayed with us and each season has its own special magic. In Spring it is the forest awakening with early wildflowers, wild greens, and orange spotted newts along the trail. In the summer, the forest and rivers are a cool emerald mossy paradise of small miracles and there is no more relaxing escape then spending the days on slate rocks warmed by the sun after a dip in the swimming holes along the river. In fall the colors of the leaves, mountain landscapes and clear starry skies are just breathtaking. In winter, the river becomes a frozen icicle palace fit for Jack Frost himself; and sledding through the forest or skiing at nearby Windham or Hunter mountains is always a fun adventure!

We have high speed wifi, and the house is close to the larger towns of both Middleburgh and Cobleskill where you can go to grocery stores and find most anything that you would need. West Fulton is 3 miles up the road and now has a weekend café with cappucinos and farm to table food as well as the Panther Creek Arts Center which hosts wonderful arts events during the spring/summer/fall seasons. The sleepy hamlet of Breakabeen, 2 miles away, has a nice wine store and a general store where you can get everything from milk to fishing tackle to the New York Times. Also nearby is a library, playgrounds, antique stores, an auction yard, the Zoom Flume Water Park, horseback riding, hiking at Vroman's Nose, Barber's and Shaul's farms stands, Sap Bush Hollow and Longview Local meat and poultry farms, and so much more!

There is an endless array of outdoor adventures in the area: hiking trails, camping sites, mountain bike trails, whitewater rafting/kayaking, and ski resorts, (the closest of which is Plattekill Mountain). If you want to go exploring on a rainy day, you can head to the nearby town of Cobleskill to visit the underground waterfall of Howe's Caverns, spend a few hours at the Iroquois Museum, or catch a first run movie at the Park Theatre for $4. Or you can just sit on the front porch and watch the mists move over the mountains and if you are lucky (like we were today!) you might see a double rainbow right over the field of wildflowers across the road!!

Accès des voyageurs

Guests have full access to the property and waterfall.

Échanges avec les voyageurs

We are available for questions via phone or email, but we are not on the property. We may be there to welcome you, or we may have a neighbor come and show you the trails and answer any questions you might have.... but this is your private time at the waterfall ! :)

Autres remarques

The downstairs sun room has a double cast iron daybed. It is great for lounging, or for a full extra bedroom (it's my favorite place to sleep in the house!) ... A full wall of sliding glass doors look out on the forest, huge yard, and apple trees.

The fenced yard is great for dogs, but dogs are not allowed in the upstairs bedrooms. There is an extra dog fee of $75.

Also, in the summer months we usually have a 3 night minimum stay, but if you have a larger group that wants to come for the weekend, just message us!

Bethany's house is a step back in time. From the vintage wallpaper to the antique knick-knacks, this felt like a total escape from the whirlwinds of the city. As most reviewers have said, the waterfall is really the most magical part of this place - an unbelievably close scramble to one of the most beautiful coves I've ever seen. If it is open, you must visit Sap Bush Hollow Cafe up the road, where you will encounter a family-run delight with delicious gluten-free options and good coffee! There's tons to do in the area, but also great to just lounge near the wood stove or on the front porch.

Spent the last four days at Bethany's beautiful house for a little birthday trip away from the city. The house was an absolute dream and we truly fell in love with the area. Her gorgeously manicured yard was a blast to frolic in and the fire pit set the mood on a drizzly full moon night. We sat briefly on all of the beds but spent the majority of our time in the downstairs "den" room featuring a cushy comfy bed which is in stark contrast to our firm Casper mattress at home. It felt like being hugged by a cloud. The grocery store is a 20 minute drive but is open 24hrs (!!!) and was even open on Labor Day. The pizza place next door (little Italy) is delicious too. Visit Secret Caverns for an amazingly fun and educational tour--highly recommended. Also, the Dr. Best medical museum was fantastic and not to be missed. The waterfall located a 10min hike from the backyard is the absolute best feature and we're lucky we made it on our first day since it rained on and off for the rest of our trip and the waterfall is a fairly steep hike down. Just magical!!! Lucky we experienced it all alone. Couldn't recommend this spot more for a relaxing and fun getaway. We came for 3 days but could've easily enjoyed a week or more!

Bethany's place was marvelous and the falls were truly spectacular. We have been sharing pictures and stories with our friends about the private falls in the backyard where we swam and lounged on the rocks. This part of NY is so beautiful and we are so glad we had a chance to discover it from such an ideal location.

It's such a beautiful place. Everyone was incredibly friendly and kind. Absolutely an amazing place to escape to. The house was incredibly clean, with more than enough space to accomdate. The waterfall and trails were gorgeous. Although a bit of a steep hike, it was really enjoyable.

Bethany is a solid host. She was easy to communicate with and the house was very quant and clean. It was easy to stay here and relax. It was a wonderful anchor point while we had our wedding up the road in West Fulton. We just might make it a tradition to come stay here every couple of years, if its available. Such a great place to stay if you are in the Northern Catskills just looking for some peace and quiet.
