This spacious, beautifully-presented and freshly-decorated two-bedroom flat is on the first floor of a traditional, stone-built Victorian tenement in popular Morningside, close to Edinburgh city centre.

It faces on to a quiet cul-de-sac and benefits from ample, unrestricted on-street parking.
The flat itself comprises a beautiful light and airy living/dining room, a newly refitted kitchen, two well-furnished double bedrooms (one of which has a kingsize zip and link bed and can be used as two singles), and a bathroom with bath and ‘over the bath’ electric shower.
The flat has some beautiful traditional features including an original fireplace, cornicing and ceiling rose. There is a secure entry system, and a large and well-tended, communal rear garden with an outdoor seating area.
Morningside has a wide range of local amenities and an excellent range of specialist shops, bars, restaurants, coffee houses and a Waitrose supermarket. The area is well served by buses and it is just a quick five minute bus ride to the city centre.

Morningside is a lovely trendy area with a great array of cafe/bars, coffee shops, artisan food shops and gift shops. There is a Waitrose and Sainsburys Local for food shopping, and a cinema within 10 minutes walk. It is easy to get into town and close to some beautiful walks and hills.
The thriving community is home to the iconic Dominion Cinema, the Church Hill Theatre and the Columcille Centre – all venues for Edinburgh’s world-famous Fringe festival. It is also home to part of Napier University.
There are some beautiful walks very close by. Blackford Hill offers some fantastic views towards the city and Arthurs’ seat, as well as the Pentland hills in the other direction. The Hermitage of Braid is a local nature reserve, with a visitors centre and a beautiful woodland. It is home to Old Hermitage House and has held a green flag since 2011.
The Braid Hills, 10 minutes’ walk away, is home to a historic gem of a local golf course. It offers something for all golfers: a beautiful walk, with unforgettable views to the Castle, Arthurs Seat, North Berwick Law and over the Forth to Fife; a fun challenge with a variety of holes using the natural contours and native gorse bushes to shape the course; and a chance to play on a course that was a testing ground for James Braid and Tommy Armour. Braid Hills is a Par 71 that will test the experienced golfer, and give golfers of all abilities a memorable round.
Morningside is a very easily accessible part of Edinburgh. It is a brisk 20 minute walk into the city centre, and is well served with buses running into town and to both Haymarket and Waverley train stations. If driving, it is only five minutes from the city bypass on the A702, and therefore provides easy access to many attractions outside of Edinburgh, such as the Pentland Hills, the dry ski slope at Hillend, Dalkeith Country Park (which has fantastic woodland adventure playgrounds) and the beautiful beaches and golf courses of East Lothian.
The airport is a 20 minute taxi/drive away or easily accessible by bus.
Please note there is a set cleaning fee of £80, irrespective of the length of your stay.

Please leave the flat as you found it. There is no smoking in the flat and sorry but no pets are allowed.
Damages must be paid for - any costs will be taken from the deposit.
