On the day you arrive for entrance keys and on the day you leave to return the keys. We will give you a tour of the community and the amenities. In the event you need someone they will be a phone call away and available for any problem that may arise in regards the property.
NOTE: We may only rent this property ONCE per 30 day period. Every lease will be assigned a 30+ day period where just 1 customer can rent the property during that timeframe.
Guests are expected to be respectful of neighbors, security, management personnel, and the community in general. Non smoking property.
Please be aware that you are moving into a Homeowners Association with Rules and Regulations?
Please be aware that you are responsible for the actions of all Guests and Vendors that you bring onto property?

•Not returning shopping carts to the designated areas in the Parking Garage
•Walking through Vehicle Gates (please use Pedestrian Gates at all times)
•Harassment of Security (Or any Vendor, Resident, Board Director, etc.)
•Pet Violations –
oDogs on Property over 25 pounds
oNot cleaning up after dogs/allowing them to relieve themselves in the Building
oNot having the pet on a leash
oHaving more than 2 pets
oHaving an unregistered pet
•Leaving trash outside of the unit door (please take directly to trash chute)
•Giving out Cards or Clickers to Guests, Vendors or other non-Residents.
oGlass in Pool or BBQ Areas
oPets or Animals in Pool Area
oAny Food or Drinks within 4 feet of the Pool or Spa
oSmoking in Pool Area
•Excessive Noise, Nuisance, and Loud Music – Either within the Unit or in Common Area
•Storage of any Items on Balcony, including hanging towels, rugs, boxes, bicycles, etc.
•Vehicles not Registered with the Association or Security at the Flamingo Gate, Clicking Non-Resident Guests without registering with Security, and giving out Cards and Clickers to Guests or other Non-Residents
•Smoking in the Elevators, Stairwells, Pool/BBQ, or other prohibited areas.

Please familiarize yourself with our Rules and Regulations to prevent violations being sent to the Owner of the Unit. Non-compliance will result in violations and may include a scheduled Hearing and Fines.
Also, please remember that Security Cameras are located throughout the Common Areas.
Non-compliance of any Rules, Regulations, or Procedures may result in a Non-compliance notice, a scheduled Hearing, and fines. Per NRS 116, fines may be assessed up to $100.00 per incident, up to $1,000.00 per day. Health, Safety, and Welfare violations may result in fines exceeding
$100.00 and must be commensurable with the violation.
