This is a new apartment, remodeled in April 2015

Enjoy the trendy Príncipe Real district, famous for its cool shops, hip restaurants and beautiful gardens. This is considered by many as the best area to live in Lisbon!

It's a 2nd floor apartment with plenty of light, spacious, with varnished wood floor. It is an apartment with 2 bedrooms and a large living room that accommodates up to 6 persons. The layout is as follows:
- A large living room with 2 windows facing the street and a very nice balcony. There is a good double sofa bed - for 2 persons.
- The large bedroom #1 at the back with a small balcony facing the inner courtyards of the area. Here is a double bed.
- There is also a foldable extra bed – you can use it in the larger bedroom or the living room.
- The smaller bedroom #2 with two single beds – for 2 persons.
- A fully equipped kitchen.
- A complete bathroom with bathtub.

The apartment is totally equipped for a comfortable and practical stay:
- Towels and bed sheets for all the guests
- Fully equipped kitchen, including clothes washer, dishwasher, microwave, stove, oven, refrigerator with freezer, basic cooking supplies, toaster, kettle, coffee maker, Nespresso machine, kitchenware, iron and ironing board.
- Electric heaters in each bedroom and the living room.
- Cable TV with international channels, books, games, DVD player, radio, CD player, internet with wi-fi.

If you need, I can provide you (for free) with some baby equipment:
- Stroller
- High chair (for eating)
- Travel baby bed
- Baby bath


As your hosts we’ll be delighted to welcome you and tell you all about the beautiful city of Lisbon. I’m a fluent English and French speaker with a working knowledge of Spanish so I’ll gladly take the time to answer any questions, explain how everything works and give tips on local restaurants, bars, or anything else you might want to know.
We are always reachable and even if sometimes we can't answer the phone or see a message immediately, we will reply promptly.

The apartment is located in a residential area of the beautiful neighborhood of Principe Real. It is at the top of Rua de São Marçal, just a few meters from the Botanical Garden, the Natural History Museum, and the beautiful garden of Príncipe Real (which esplanades, kiosk and even a small park for children). There is a supermarket nearby at 200m. This is a very centrally located place, perfect for visiting the center of Lisbon on foot.

The apartment is in a very central area, so you will probably not use public transports when you are visiting the city center – except for the pleasure of riding the nice electric tramways or funiculars! To go to other districts, you can find all the transports close by. Here are some walking distances from the apartment:

- You are at the trendy Príncipe Real district, with all its nice shops and hip restaurants. This is considered by many as the best area to live in Lisbon!
- 5/10 minutes to 4 different subway stations. The closest station is "Rato" at 400m. The other are "Avenida", "Restauradores" and "Baixa/Chiado".
- 3 minutes to the nearest taxi station (300m) and bus stop.
- 10 minutes to tramway 28 (famous touristic tramway line)
- 5/10 minutes to the Gloria funicular (takes you down to Restauradores);
- 5 minutes to Bairro Alto (the nightlife, restaurants and bars)
- 10 minutes to the Chiado/Baixa areas (shops and beautiful sites);
- 10 minutes to Av. Liberdade (shops, sites, one of the most beautiful streets in Lisbon)
- 20 minutes to Alfama and Castle districts (narrow winding streets, typical of old Lisbon and fado tradition)
- 20 minutes to Amoreiras (shopping mall) and Marquês de Pombal (next to famous Eduardo VII park and its hot and cold greenhouses)
- 15 minutes to Rossio train station (travel to the beautiful town of Sintra) and 20 minutes to Cais do Sodré train station (travel to the beaches of the Cascais and Estoril coast)
- There are several small shops and groceries close by, as well as a supermarket at 200m that is open every day 9h to 22h
- From the airport it's 20 minutes by taxi and costs approximately 15 euros
- There are car parks at 5/10 minutes distance. The nearest one at Rua da Escola Politécnica costs only 11€/day.

STAY AT A LEGAL APARTMENT!
This apartment is registered at the Tourism Authority of Portugal (nr. 13557/AL) and respects portuguese laws and regulations 

TRAVEL

Lisbon airport is just 20 minutes away. My advice is to take a taxi, which should cost around 15 euros. Normal taxis take 4 persons, but at the airport you can find some taxis that carry more passengers. If you really want to come by metro, exit at Rato station. From there it's a 10 min walk.

There is a good car park at 400 meters which costs only 11 euros / day. You can also park on the street but parking spots aren't always easy to find and on weekdays it is paid. There is a still free parking area withing walking distance (15/20 minutes)

CLEANING

Clean towels, linens and sheets are provided. Additional cleaning can be arranged on request for a reasonable fee

BOOKING

Please keep in mind that the booking is only finalized once the reservation has been made. While you're asking questions about the apartment other guests might book it.

CHECK IN AND CHECK OUT

You can arrive any time from 11h30 AM do drop off your luggage and have the keys, or earlier if the previous guests leave early. Please note that the apartment will not be clean and ready at this time, it will usually be ready only at around 15h.
On your last day you must leave the house for cleaning at 11h00 AM, but if the following guests arrive later you can keep your luggage in the apartment until later.

ACCESSIBILITY

The apartment is on the second floor located in an old traditional area of central Lisbon, where the buildings don't have elevators and therefore is not suitable for wheelchair users or guests with mobility problems.

NOISE
This is a quiet residential building with very strict noise regulations. The neighbours demand tranquillity inside. Please don't make any noise in the building (stairway and apartment) from 22h to 9h.
Namely please close the doors gently including the street door, be careful about shouting, speaking or laughing loudly, running, loud TV or music, etc. Parties are strictly forbidden. The sound insulation in these ancient buildings is not like in modern constructions.

VERY IMPORTANT - NOISE RULES
This is a quiet residential building with strict noise regulations. The sound insulation in these ancient buildings is not as good as in modern constructions and the neighbours demand tranquillity inside. Please don't make loud noises in the building (stairway, apartment, balconies, courtyard) from 23h to 8h.
Namely please close the doors gently including the street door, be careful about not shouting or laughing loudly, running and jumping, loud TV or music, etc. Never ring the neighbour's doorbells. Parties are strictly forbidden.
This is not to make you worry about normal living noise. It's only about exaggerated disrespectful behaviour which unfortunately has happened on occasion in the past, so now I have decided to make this very explicit.
Disrespectful behaviour and noise are a serious offense. If that happens you will not be allowed to continue your stay in the apartment. You will have to leave immediately. When you book the apartment you are agreeing to these conditions.

The rental price includes a final cleaning but this assumes that you leave the apartment in a reasonable state. Trash is to be collected in plastic bags, dishes and all kitchen equipment are to be left washed and put back in the cabinets or the least in the dishwasher, items of furniture are to be put back in their original places.

If you prefer to leave the dirty dishes and kitchen equipment we can also take care of it but there is an extra charge of 20 euros.

For safety reasons please always close the street door when you enter or leave the building.

Put out the trash outside, in a closed plastic bag, in the evening after 8.00 PM (except Sundays). The garbage is collected during the night.

ELECTRICITY:
Help save electricity! Turn off heaters, TV, lights and other electrical equipment when you are out of the house.
Apartments in old buildings don't have a lot of electric power available unless the building has been renovated very recently. If you turn on all heaters full power at the same time, or more than a few high power electrical equipment (like washing machine, hair dryer, toaster, water boiler, etc.) the safety electrical switches can go off. This is normal.

HEATING:
Please live like a local - don't overheat the house and turn off the heaters when you are out!
Houses in Lisbon don't usually have central heating so we have to use electrical or gas heaters. Most old house are not very well insulated. It's not normal for us to heat our homes very much, unlike many other more northern countries, as the houses are not prepared for it and gas and electricity are very expensive. For us it's very strange to be in a t-shirt and shorts in the house in winter. We wear warmer clothes and just heat the house enough to be comfortable!

This is a no-smoking apartment. If you really need to smoke please do it at the balcony.

On the last day you should leave the apartment until 11 AM, so we can clean and prepare the apartment for the next guests. But you can leave your luggage until later depending on the time of arrival of the next guests,

Leave all the keys on the living room table and TV remotes by the TV.

If there is something broken, something wrong or that you don't like in any way, please let me know immediately. Especially if you have any kind of problem, please call me immediately, any time of the day or night. I will be pleased to help you in any way I can.

It's good that you carry my contacts with you at all times. You can always contact me. Even if I am not able to answer immediately, I will see your message and call you back.

For safety reasons, never carry the apartment keys together with the address. This way if you lose them no strangers will be able to enter the house.

L'appartement est très bien situé dans le quartier tendance de Principe Real. L'accueil était parfait et le logement très confortable. Idéal pour une famille avec des enfants du fait de la proximité de la place de jeux du parc de Principe Real et de la Praca da Flores. Merci beaucoup !

Patricia et Luis ont été vraiment prévenant avant notre arrivé. Tout le long de notre séjour s'est déroulé à la perfection. L'appartement est exactement comme sur les photos. Et on a pu profiter au maximum! Merci à vous 2.

Nous sommes parties avec une amie à Lisbonne la semaine du 23 mai. L'appartement est superbe, tel que présenté sur les photos, et bien équipé. Le quartier est calme comparé au centre de Lisbonne, ce qui est très agréable lorsque l'on a passé la journée à vaquer dans les coins touristiques. Il est bien situé puisque nous avons pu nous rendre dans tous les quartiers (Afalma, Bairo Alto, etc.) à pied ! Nous avons également pu louer des vélos (loueur de vélos de seconde-main retapés et pas cher du tout à 15 mins de l'appartement) pour nous promener à Belem et ses environs. Patricia a été très accueillante et coopérative. Nous sommes en effet arrivées avec une 1h de retard (problèmes de transport) sans avoir pu la joindre, mais avons été accueillies avec beaucoup de bonne humeur. Patricia nous a aussi permis de laisser nos sacs de voyage dans un petit entrepôt du centre de Lisbonne après le check out, pour que nous puissions nous balader en toute légèreté en attendant notre vol de retour. Bref, nous recommandons vivement cet appartement et ses hôtes ! Ps: prévoyez le nécessaire en termes de produits douche et petit déjeuner, notamment si vous ne pensez pas avoir le temps de faire des courses à votre arrivée. Dans les autres appartements que j'avais loués via Air BNB il y avait le minimum pour le petit-déjeuner et qlqs produits, sachant les contraintes imposées par les compagnies aériennes pour les produits liquides. Néanmoins, cela dépend de chaque "guest" et ça n'a pas été un problème pour nous dans la mesure où un "mini supermarket" se situe en bas de la rue !

L'appartement était parfait : propre, très bien décoré et bien équipé. Rien à redire non plus sur l'emplacement de l'appartement : en quelques minutes à pieds nous avions accès à de nombreux restaurants, bars et les plus jolis endroits de Lisbonne. Luis et ses collègues ont été très disponibles pour répondre à nos questions et attentifs. Je recommande!

L'accueil a été plus que parfait!! Le logement est même plus joli que sur les photos. Le quartier est incroyablement agréable. L'appartement était super propre et nous avions tout le confort possible. Nous avons adoré notre séjour dans cet appartement!!!
