***Please note this is an economy home with just basic necessities . So please do not expect a 5 star. Its about a 3 star. which is why we have priced it so affordable. Home has grill outside that is only for the use of the owner. Home just got new carpets and Sofas put in October 2014. Great way to vacation and save money.

1)POOL & SPA- NO DIVING! No running or horseplay in the pool and deck area. This can cause serious injury or death. Swim at your own risk. Guest are not to tamper with Pool Heat or equipment
Please note we do not have control over faulty pool heat or pool heat not working due to very cold temperatures. The best we can do if pool heat is not working is a refund of pool heat money paid. No other refunds apply. We will however do our very best in repairing in a timely manner
2)Unauthorized pool heat use will be charged to credit card on file.
3)Credit Card Payment In accordance with Florida State Law we take credit card authorization to cover any incidentals, such as, although not limited to, damages, unauthorized pool heat, breakages or carpet staining that may occur while you are in the home. Home will be inspected the day of departure to make sure no damages occurred * Security Deposit will be returned within1-week of departure after inspection has been completed that no damages have been done to the vacation home.
4)Excessive dirt and staining on carpets and furniture- We know that you are on vacation and know that home will get dirty however excessive dirt and staining is not acceptable and will be charged to security deposit for any carpet shampooing necessary or furniture or upholstery cleaning
5)Pet Policy. 100 % NOT PETS ALLOWED
6)Check In/Check Out Check in is at 4:pm. Check Out is at 10:30 am on the departure day. I understand that if I fail to vacate the home by 10:30 am on my day of departure. I may incur a charge equal to one day’s rental, at current US rates. If you require a late checkout please call or email Florida Beautiful homes two days prior to departure.
7)Smoking This home is 100% smoke free. Absolutely no smoking allowed in the home. There will be additional charge of $100.00.USD.
8)Air Conditioning Please note air conditioner should not be set below 74 F degrees. If the AC is set below this and unit freezes you will be liable for charges and repairs.
9)Damages Should you notice any damage /Irregularities on arrival at your home, this must be reported within 24 hours via phone/email to Florida beautiful Homes Property management LLC.
10)Bathrooms Please do not put sanitary napkins, paper towels or anything other than toilet paper in the toilet bowls. There are plungers provided, but if plumber is needed a charge will be made to you.
11)Trash /House Cleanliness Guest need to empty trash in garbage bin provided or if applicable in trash compactor. (per community)Please note an extra cleaning fee will be charged to homes that are left extremely dirty and with loads of trash and will be deducted from the security deposit(URL HIDDEN)
12)Permanent damages to the home will be charged to your credit card.
13)Cancellation Policy Please note if the reservation is cancelled between 4 to 8 weeks prior to arrival a cancellation fee of $250.00 will be withheld (non-refundable). Any Cancellations prior to 8 weeks of arrival will receive a refund of total booking amount minus the 5% for merchant fees. Cancellations made less than 4 weeks to arrival loose the entire amount paid. (No refund)
14)There are occasions where owners reserve the house and do not inform us causing a double booking or owners decide to withdraw their home from our rental program. In this case we would do our best to accommodate you in a comparable home or offering an inferior home at a lesser price. If guest is not happy with the new accommodation being offered, guest has the right to cancel and will receive 100% of the rental monies collected for that individual home. Please note we FBHPM or the individual owners cannot and will not be liable for loss or inconvenience or an other expenses due to this inconvenience other than refunding rental paid.
15)Changes- Any change is not considered a cancellation when requested 4 weeks or more prior to arrival. Change of dates is subject to availability. A request for date change may only be accepted when done in writing to (EMAIL HIDDEN) and will only take effect when confirmed to the guest by FBHPM.

The home and neighborhood were both very cute. However, there are many issues that need to be resolved before this home is rented out again. Mary worked through many of the issues with us, but the owners were not willing to correct many of the more serious issues. Before you rent this house, ask the following questions: 1. Has the grill been repaired or replaced? It was not useable during out stay. 2. Have the broken lounge chairs been replaced, and are there now more than two? Both lounge chairs were broken and not able to be used during our stay. This is a large house that allows large groups, so why are there only 2 lounge chairs? 3. Have the vertical blinds been replaced so that you have privacy in each master bedroom? Many of the slats are broken, which meant we watched headlights all night, and sunshine in the morning. 4. Have the $3 soiled and flat pillows been replaced, and pillow protectors placed on each pillow? Are they being washed between guests? This was so nasty! We went out and bought our own to use! 5. Have the soiled mattresses been cleaned and covered with mattress pads? Are these mattress pads being washed between guests? Even the cheapest hotels use mattress pads! 6. Are you planning to sleep anyone over 50 pounds on the bunkbeds? These beds have horrible "Bunkie" mattresses with springs poking through. I would ask if the owners have added a memory foam pad on top of these pitiful mattresses. 7. Ask if the pots and pans have been replaced. We had flakes coming off into our food. Mary bought us one new skillet, so we used it the entire time. 8. Ask if the ice maker and water dispenser on the refrigerator have been fixed. 9. Ask if the maggots and bugs have been cleaned out of the garbage cart yet. 10. Be aware that that one of the bathrooms only has a bathtub without a shower. This was a nightmare with a big group of 8 adults! I suggested that they at least add a handheld sprayer to this tub. There are other issues that can't be fixed. It backs up onto a very busy and noisy highway. There is no direct way to the parks, so with traffic, you'll need to allow at least 45 minutes to get to any of the parks. There are also no stores or restaurants within a 20 minute drive to this house, so bring plenty of groceries. Oh, and you'd better bring your own pots and pans if you plan to cook! Mary did what she could do with a limited budget of $200 the owners agreed to. This house needs several thousands of dollars of work done to it before another guest is allowed to use it. It has much potential, but it needs some help right now. It did have great living room furniture and televisions!
