Rental Rules Agreement
1. PAYMENT – An advance payment equal to 50% of the total cost (rental rate, cleaning. tax, pet fee –if any and damage protection insurance- if any) is required at time of reservation. Please make payments in the form of VISA, MasterCard, Discover, Amex, (SENSITIVE CONTENTS HIDDEN), cashier’s check, personal check or business check payable to BVHR, LLC. The advance payment is not a damage deposit. The BALANCE OF RENT, CLEANING FEE, AND TAXES is due Nov 21/2014. If BVHR, LLC. does not receive a check (personal, business or cashiers) seven (7) days prior to check-in then the balance payment will be charged, automatically, on the credit card on file provided for excessive damages. All payments or any charges made through the renter’s credit card (excluding Amex) or through (SENSITIVE CONTENTS HIDDEN) is accessed a 3% surcharge to cover the processing fees. A surcharge of 4% is accessed on all payments made by Amex.
2. CHECK-IN/CHECK-OUT - CHECK-IN TIME/AFTER 3pm EST on day of arrival. CHECK-OUT TIME/BEFORE 11am EST on day of departure. Early Check-in or late check-out may be arranged with PRIOR WRITTEN APPROVAL from BVHR, LLC.
3. SMOKING - This is a NON SMOKING home. Smoking is NOT PERMITTED inside the unit. In the event that smoking inside the unit occurs a $100.00 fee will be charged to the credit card provided by the renter.
4. CLEANING - There is a $125.00 house cleaning fee
5. SECURITY DEPOSIT – The renter must provide a Credit Card to be kept on file in case of damages to the property.
6. MISCELLANEOUS - Neither the owner of the property, his/her representatives nor the building association are responsible or liable for accidents or injuries by the renter(s) and any of his/her guests while renting the property. In the event that the property has a pool, hot tub, sauna or is on the water and/or beach the guests are responsible for their safety and the safety of their guests while using these property features.
There will be no additional charges as long as none of the following occur.
a. No Party’s (unless previously agreed to and an additional $500 deposit is given). No parties or overnight guests unless previously agreed to by the owner or his/her representative and no loud music after sundown.
b. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
c. All keys are left in the lockbox or with the owner or his/her representative.
d. All charges accrued during the stay are paid prior to departure.
e. No linens, towels or any of the items in the apartment are lost or damaged.
f. NO Early check-in or late check-out unless agreed to, in advance, by the owner or his/her representative.
7. CANCELLATIONS POLICY –Penalties for cancellations are as follows: Full deposit, less a $150 administration fee, returned if cancelled 120 days or more prior to stay. 50% of deposit returned if cancelled less than 120 days but more than 60 days prior to stay. Full deposit lost if cancelled less than 60 days prior to stay. Early departure does not warrant any refund of rent or deposit. BVHR, LLC will work with tenants on date changes if property is available at the desired dates you would like to change your stay to predicated on that change occurring no less than 60 days prior to the original dates of stay.
8. MAXIMUM OCCUPANCY- The maximum number of guests for this unit is limited to 4 persons. Inclusion of any guests, during your stay, over this maximum occupancy limit must be approved in advance of the stay by BVHR and an additional charge of $50.00 per person, per night for each guest over 4 will be accessed.
9. MINIMUM STAYS – This property requires a minimum stay of three (3) nights. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, we do not permit towels (except beach towels) or linens to be taken from the units. Loss of any towels or linens will be charged against security deposit.
11. RATE CHANGES – Rates are secured as outlined in this agreement but are subject to change without notice on all future rentals.
12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing, in advance.
14. GUEST REGISTRATION - All guest staying in this unit must be registered prior to their arrival. Upon completion of this agreement, BVHR,LLC will provide the guest with a registration form that must be completed and include the names of ALL the guests staying in this unit. Form must be returned to BVHR, LLC in a minimum of 48 hours PRIOR to arrival.
15. PARKING – One valet parking spot in the building allotted for this unit. All guests staying 7 nights or longer will not be required to pay for parking. Any guest stay less than 7 nights will be responsible for the cost associated with parking. All guests that have a car during their stay MUST register the car, upon arrival, at the parking office on site. The car registration OR car rental agreement MUST be in the name of the guest registered in the unit.
16. GUEST AMENITY CARDS - This unit comes with four guest amenity cards. These cards are needed whenever a guest is using any of the amenities at the resort. In the event that a guest loses any of these amenity cards, a replacement fee of $50 per card will be assessed to the credit card on file provided by the guest.
17. PET FEE - The property owner and/or its’ agent reserves the right to allow the guest to bring their pet with them and stay at the home during the rental period. It is understood that the inclusion of a pet during this stay requires a $250, non-refundable deposit. The inclusion of any pet in this rental must be approved by BVHR, LLC. in advance. Any guest that houses a pet in this unit without the knowledge of BVHR, LLC will be removed from the unit with payment for the rental forfeited.
