Sansome House Cottage, Ilmington is a sleeps 4, cosy & comfortable home away from home in a tranquil village setting, 4miles from Chipping Campden and 7 from Stratford upon Avon. 2 bedrooms/ 2 bathrooms. Large country kitchen & small private garden. Free Wifi& Parking. Two pubs and a shop/cafe in the village. Wonderful base for walkers or for touring the Cotswolds by car. Reviews can be found on the internet. We welcome children of 5 and over. No pets. No smokers. Maximum 4, including children.
N.B. I have the start date as Friday for Christmas and New Year but I can change that to Saturday if necessary. Just contact me to change this setting (subject to current bookings of course). I will also consider a shorter stay in early December but the nightly rate will of course be more (£170/185 per night + whatever the AirbnB booking fee is) for a three or four night stay. Sansome House Cottage is a traditional stone built cottage in the village of Ilmington, 71/2 miles from Stratford upon Avon, modernised so that it is a happy blend of old and new (but no chintz!) and appealing to those wanting a really English village setting for their holiday. From April until October it is MINIMUM 7 NIGHTS for a stay and Saturday to Saturday only. Two village pubs are a few minutes walk away (both serving food - one gives 10% discount to my guests!) as is an excellent community shop for all your everyday needs. A cafe also. Note that this is a whole cottage for self-catering! Breakfast is not provided although I do welcome you with complimentary afternoon tea laid ready and I make you a loaf of homemade bread. Please ask any questions. I really prefer if we talk first to make sure the cottage is suitable for you.
The entrance hall leads to a cosy sitting room with two big sofas to curl up on in front of a log fire (plenty of books to read, a TV, bluetooth music system, and DVDs to watch). There is a shower room off the hall. The kitchen/dining room is spacious and extremely well equipped so the keen cook is well catered for. French doors lead from there into the small private garden with garden furniture and BBQ. A fairly steep staircase leads to two bedrooms and a bathroom with a full sized bath. The main double bedroom (super king bed made up as Austrian twins) has a dressing room off. The 2nd bedroom has twin beds. Well behaved over-fives welcome. Sansome Cottage sleeps up to four people. No under-fives or pets and strictly no over occupancy allowed. The lead guest must be 25 or over.

Two sofas and an easy chair centre on an open fireplace with a starter supply of logs (more available locally). The 40" TV has all the basic digital channels and a Chromecast dongle. There is an eclectic selection of books on the shelves which you are welcome to borrow and about 50 DVDs to watch. A Bluetooth music system and Classical CDs to listen to. You will find copious notes and leaflets of things to do in the area and beyond, plans for walks and bike rides and maps of the area. The aim is to make you feel like this is your own little country cottage and everything you need, we hope, is there. If you find you are missing something, then we are on hand to ask. There is secure bike storage.
A big pine table seats up to 6 people in this large country style kitchen. There is an electric hob and oven, a microwave, washing machine (a drier in the garage), Nespresso and filter coffee machines and dishwasher. For the keen cook there is a TV to watch while working and all (we hope) the tools they need - sharp knives, a processor, smoothie maker, electric hand mixer etc. Coffee is important to many so we also have a French press and hob top espresso maker. We leave starter quantities of the basics- sugar, tea, coffee, flour, oil, salt etc. as well as foil, cling film etc. which means you don't start with a bare cupboard. On arrival there will be fresh homemade bread, biscuits and jam left for you and a bottle of wine for your dinner.
The newly-carpeted (2016) bedrooms are both upstairs and lie off a landing with a bathroom in between them. The main bedroom has a super king bed frame with two mattresses and duvets so it could be used by two close friends as well as a couple (Austrian twin set-up) making the cottage essentially a four single bed place. There is also a small sofa, chest of drawers and TV with good bedside lighting for reading. The dressing room off has a second chest and a wardrobe as well as a handbasin. Bedroom 2 has twin beds, large chest of drawers and wardrobe. All beds have been reported as very comfortable by our guests. Hairdryers are supplied. Part of the staircase has a rope handrail so we do warn that it is not good for 'unsteady' people as it is also quite steep.
Upstairs the bathroom has a bath, basin and loo. The bath has grab handles and a non slip surface. In the airing cupboard you will find spare towels if you are staying a week or more and sheet changes for more than a week's stay. Downstairs, off the hall is a shower room with shower enclosure, basin and loo. The stylish shower has a non slip tray and the floor is non-slip tiles. Starter supplies of loo paper, soap and shower gel are left for you to start you off until you can go shopping.
There is a small (completely private to the cottage guests) enclosed garden off the kitchen, with garden furniture and a BBQ. Subject to weather and season, herbs grow in the beds and pots for your holiday cooking but there is a great choice of eating out opportunities within easy reach, so you can take a break from kitchen duties!

The cottage lies, off the road, in the courtyard of the owner's house so we are close by, but is completely separate and private. There is parking right outside your door. We are nearly always on hand to help and advice to get the best out of the area but we respect your privacy and take care not to intrude. Birdsong and church bells are the main noisemakers in this quiet setting and in term time you can hear the happy sounds of the children in the school playground nearby.
Most of the year the minimum rental period is one week, Saturday to Saturday. Arrival time is after 4pm, departure 10am. The staircase is quite steep so unsuitable for the infirm or those wobbly on their legs as there is only a rope handrail for the top five steps. This, and other factors means that we do not take bookings from those with under fives.
The minimum age for the lead guest is 25. As explained above, we do not accept children under 5 or any pets. We welcome well behaved children over 5. This is a totally pet-free environment so there can be no exceptions as many of our guests book with us because they have allergies. This is also a completely smoke-free zone, inside and out. We expect everyone to behave responsibly and no parties are allowed (maximum number of daytime visitors is limited to four). There must be no overnight visitors apart from those named on the booking form (maximum 4 people, including children). We require a booking form to be completed before arrival (Please see the House Rules section).
The guest must fill in a booking form agreeing to the following terms and conditions and this must be returned within 48 hours of the booking being made.
The minimum age for the lead guest is 25. We accept bookings with children over 5 years old (the predefined tick box does not allow for this). Please note that we require you to complete an online booking form with the names of each guest staying, within 24 hours of your booking. A booking is not considered complete without this form which requires online submission to agree to our terms and conditions at the same time. T & C's follow:
SANSOME HOUSE COTTAGE (“Cottage”)
TERMS AND CONDITIONS OF CONTRACT
1.1 Your contract is with the owners of Sansome House Cottage
1.2 These terms and conditions (“Conditions”), together with the booking form duly completed by you, constitute the contract between you (“Lead Guest”) and ourselves (“Owners”) for the holiday letting of the Cottage. The contract is made and becomes binding when the Owners have accepted the completed booking form.
1.3 Words and expressions used in the booking form have the same meaning in these Conditions. The expression “in writing” includes email.
2STATUS OF THE CONTRACT
2.1 A holiday letting constitutes a contractual licence to occupy the Cottage for the period referred to in paragraph 3.2 (“Holiday Period”).
2.2 The contract is not intended to create the relationship of landlord and tenant.
2.3 Neither the Lead Guest nor any invitees of the Lead Guest shall be entitled, upon creation or termination of the contract, to a new tenancy, or to any assured shorthold or assured tenancy or any statutory protection under the Housing Act 1988 or other security of tenure.
2.4 The contract is personal to the Lead Guest and may not be transferred.
3 ARRIVAL AND DEPARTURE
3.2 The Holiday Period begins and ends at the times referred to in paragraph 3.3, on the dates stated in the booking form (respectively “Arrival Date” and “Departure Date”),
3.3 The arrival time on the Arrival Date is from 4pm. The departure time on the Departure Date is before 10am; the Lead Guest must have vacated the Cottage, with all their family, invitees, and effects, by this time. Failure to vacate on time may result in the Lead Guest being charged a proportionate further Licence Fee.
4 LICENCE FEE AND PAYMENT
4.1 The total amount payable by the Lead Guest for the holiday letting is referred to in these Conditions as the “Licence Fee”.
4.2 The Licence Fee for the Holiday Period is payable at the time of booking to AirBnB .
4.3 The Owners reserve the right not to accept a booking until the booking form has been returned and these T and C’s agreed to.
4.4 All payments are made to AirbnB.
5 CANCELLATION TERMS
5.1 These are as laid out in the AirBnB listing. The cancellation policy is ‘strict’. Please read AirbnB’s policy on cancellation and refund of their booking fee which is only possible in exceptional circumstances and is beyond our control as we are not party to this transaction.
In view of this paragraph 5, the Lead Guest is strongly advised to take out appropriate insurance against the risk of their being unable to take their holiday.
6 SECURITY DEPOSIT
6.1 A Security deposit of £200 is payable for all bookings. This will be returned By AirbnB if there is no damage or loss found within 48 hours of departure.
7.1 The Owners or the Owners’ agent will issue to the Lead Guest one (1) set of keys to the Cottage on the Commencement Date, and the Lead Guest must return it to the Owners or the Owners’ agent on the Departure Date.
7.2 If the Lead Guest loses a key the Owners will replace it and the Lead Guest will be liable for the cost of having the replacement cut.
8 LEAD GUEST’S DUTIES
8.1 The Lead Guest is responsible, where appropriate, for ensuring the compliance of their family (particularly their children, for whom they must be responsible at all times) and invitees with this paragraph 8.
8.2 The total number of people staying in the Cottage must not exceed four (4), all over five years old. Under no circumstances are more than four (4) persons permitted to occupy the Cottage overnight and the sofas must not be used as beds by any of the occupants. Over occupancy will result in immediate termination of the contract and the Lead guest and his party will be required to leave.
8.3 A maximum of four (4) additional persons over five years old may be invited to the Cottage for a social gathering, but not for an overnight stay.
8.4 There must be no smoking in or around, or smokers in occupation of or visiting, the Cottage. Please note that the Owners ban smokers, as well as smoking, due to the smell left by their clothes in the wardrobes.
8.5 No animals may stay in or visit the Cottage.
8.6 The Cottage may only be used for the purpose of a holiday by the Lead Guest, their family and invitees during the Holiday Period, and not for any other purpose or other period.
8.7 The Lead Guest must not do anything or permit anything to be done which would or might result in the insurance of the Cottage becoming void or voidable or the premium on it being increased.
8.8 The Lead Guest must keep the Cottage and the furniture and equipment clean and in good condition, not cause any damage to the walls doors or windows and be responsible for the cost of repairing any damage caused by them.
8.9 The Lead Guest must not use the Cottage or allow its use for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the Owners or the occupiers of neighbouring premises;.
8.10 The Lead Guest must allow the Owners or their agent to enter the Cottage to inspect the state of it, on prior appointment save in emergency when immediate access must be granted.
8.11 The Lead Guest must make known to the Owners any breakages, accidents, any breakdown of equipment, mechanical, electrical or electronic or any plumbing problem within 24 hours of the incident. Likewise, if he has any issue with the state of the cottage (cleaning or damage) on arrival, this must be reported within 24 hours of arrival so that the owners can make good.
8.12 If, after the Commencement Date, the Lead Guest is unable to make use of the Cottage for the whole or any part of the Holiday Period they must notify the Owners in writing without delay, either by post or by email.
8.13 No books, games, DVDs etc may be removed from the Cottage.
8.14 The instructions provided for the use of the central heating and other equipment must be adhered to.
8.15 The flowers and plants in the garden are not to be picked or pulled up.
8.16 The Lead Guest’s car, motor cycle or other vehicle must only be parked in the parking space allotted to go with the Cottage. Visitors’ cars should be parked in the road and not in the courtyard.
9 OWNERS DUTIES
9.1 The Owners permit the Lead Guest to occupy the Cottage for the Holiday Period and for such purpose to use the furnishings and equipment therein.
9.2 The Owners must allow the Lead Guest and their family and invitees enjoyment and use of the Cottage for the Holiday Period, free of interruption except in emergency.
9.3 The Owners confirm that the furniture and furnishings in the Cottage comply with the Furniture and Furnishings (Fire) ( Safety) Regulations 1988 as amended.
9.4 The Owners may cause the contract to be terminated before the end of the Holiday Period only if the Lead Guest is in material breach of contract, or by reason of fire or some other catastrophic event of the type covered in a comprehensive insurance policy.
9.5 In the case of termination of the contract by the Owners otherwise than by reason of the Lead Guest’s default, the Owners shall refund the Licence Fee, or the proportion attributable to the remainder of the Holiday Period. They are not responsible for the return of the portion of the fee that is attributable to the AirBnB service fee.
9.6 The Owners are liable only for the return of the Licence Fee if for any reason beyond the reasonable control of the Owners, the Cottage becomes unavailable to let before the Commencement Date; and in this unlikely event, with AirbnB, will endeavour to assist the Lead Guest in finding alternative accommodation.
9.7 The Owners will provide for the use of each overnight occupant of the Cottage a set of bed linen and bedding and towels (hand towel, bath sheet and face flannel); the Owners will also provide drying up cloths for the kitchen, and shower and bath mats; and for those staying over 10 days, a change of bed linen (weekly) and changes of towels (every 4 to 5 days).
9.8 The Owners will provide access to water, electricity, central heating and access to wifi at no extra charge.
9.9 The Owners are not responsible for any failure of public services; they will however make every effort, as far as they are able, to see that the failure is corrected as quickly as possible.
9.10 The Owners will make access to wifi available on the express understanding by the Lead Guest, their family and invitees that:
(a) they will not use the account to download pirated music, films or software nor use the access for the viewing or downloading of any pornographic or obscene material from the internet;
(b)rural bandwidth is limited, is provided for personal use and not as a business service;
(c) the Owners make no guarantee of continuous access; and that, in particular, any failure by the Owners’ internet providers is out of the Owners' control; and that no compensation is available for loss of access, however caused.
9.11 The Owners will make reasonable effort to ensure that any malfunction or failure of equipment in the Cottage is corrected within 24 hours (during weekdays) or 48 hours (during weekends) of being notified of a problem.
Notices may be given by email or, during the Holiday Period, by delivery through the letterbox either of the Cottage or of Sansome House, as the case shall require. In either case, notices shall be deemed to have been received upon the expiration of 24 hours after service.

We have lived in Ilmington since 1979 and raised our four children here so we know the area very well and are happy to share all our local knowledge of walks, cycle rides and things to do and see. We are relatively new to Airbnb and have not had any bookings through them yet but you will find reviews of the cottage on other well known sites as we have been welcoming guests to the cottage ( and also to our Dublinletfor2) for 11 years. We are able to communicate in French and German, although not at all fluently! We travel when we can and usually opt for self catering so we know what we like to find in a holiday house and endeavour to make Sansome House Cottage just like home for you so you won't feel you are missing anything. We live on site and are happy to help you in any way we can during your stay, whilst carefully respecting your privacy.
