Our cottage is 5 minutes walk from the village with River boat hire, Pubs, Restaurants and shops.
With a large garden and views of the river, you will enjoy a tranquil break whilst having all the attractions of the Broadland area on your doorstep!

Le logement

The cottage is over a hundred years old. It has all the original fireplaces in every room and is furnished to suit the period.
It has a modern kitchen with a gas hob and electric oven, a fridge, freezer and microwave but no dishwasher! Sorry! The sitting room and kitchen are open plan making it a great sociable area to prepare dinner. The dining area is off the kitchen and has French doors leading out to the terrace where you can enjoy the garden.
The stairs in the cottage are very steep so not suitable for elderly folk unless you are in really good shape!
2 double bedrooms at the front, both with lovely views of the river and 1 twin room at the back looking onto the garden.
The bathroom has a big shower with great water pressure!

Riverside house is the last cottage down a leafy lane away from the main road
Take a 5 minute stroll out of the gate and you will discover the village of Wroxham. Pubs and restaurants galore as well as the 'biggest village store in the world!' ( or so they used to say...) You can certainly buy all you will need from food and drink to sun cream and swimwear!
There is a main line train station with access into Norwich or the coast, or by car both are a 20 minute drive away. The beaches in Norfolk are second to none!
Boat hire is simple and literally 5mins walk away and makes for a very pleasant day out exploring the waterways of the broads.
Norfolk has so much to offer and Wroxham is right in the middle of everything!

You will be met by our good friend Alice who will show you around and answer any questions. There will always be someone on the end of the phone if you have a problem but the house is yours for your holiday and nobody will disturb you!

Carols home was as, if not more, beautiful than the pictures show. The perfect relaxing retreat for myself and my family. Just a 5 minute walk from the village shops and restaurants, and overlooking the river... it was scenic, peaceful and convenient. We had some really great days out locally, and returning back to curl up on the big comfy feather stuffed living room sofa, with a glass of cold wine was a most welcoming treat of an evening!

Carol's place is simply beautiful. It really did feel homely and comfortable. Myself, my husband and two teenage children stayed for one week in July. Despite the british weather we had a blast. The location of Carol's place is ideal for the Norfolk Broads and we enjoyed a memorable day hiring a boat (stopping at lunch at one of the pretty pubs along the river). We also hired bikes and had a smashing day cycling around the area. The house is also located close to Norwich, which we visited on several occasions and a short drive to several beaches. We often, in the evening, had a drink in the hotel overlooking the river, sipping our drinks and watching the sunset (when the weather permitted). I don't think I have ever seen so many swans. We did not really cook in the property, instead opting to either eat out or have a takeaway - there are certainly plenty to chose from. We would recommend The Belle Vue in Norwich which does a lovely roast dinner and the Station Smokehouse, which is within walking distance of the property. Although we never met Carol, she put us in touch with Alice, who looked after us prior, during and after our stay. She was always contactable and answered any queries we had immediately. We certainly did love staying at Carol's place and left with a heavy heart. We would definitely recommend it to our family and friends. If we ever venture back to Norfolk (which we hope to), we will certainly be returning to Carol's place.

The Riverside House is everything and more what you expect from a romantic, charming, wonderful British cottage. Lovely outside and tasteful, cosy inside is it a place where you feel at home and welcome immediately. The Bedrooms upstairs are spacious with comfortable beds and very nice antique interior, but the absolut best is the view from these rooms overlooking a little harbor with sailing boats and yachts - it couldn't be more romantic! In a short walking distance is the lovely village Wroxham with shops and restaurants, where you find everything you could need. I also highly recommend a day out on a picnic boat! We loved every moment of our holiday and will definitely come again. Thank you, Carol!

Lovely cottage, great location and perfect host. Lots of communication prior to arrival and support as necessary during stay. The wine was a nice gesture and we plan on returning soon.

Carol's cottage is lovelier than the pictures - it's rooms are filled with really tasteful things and the décor is clearly by someone with an artistic eye. The two downstairs reception rooms provided bags of space for my wife, four children and I and it was great to have the open plan kitchen-living room, which was complete with breakfast bar and four high stools. We loved it so much that we're going to make sure that our new kitchen-lifestyle room building work, which starts next month, has the same feature. Also downstairs was the utility room with freezer, washing machine, and suspended clothes dryer. Upstairs are three large rooms - the master room, stretching from front to back of the house, as a double bed area and dressing area, which provided huge amounts of space to put a travel cot and still have plenty of room left over. The next double, at the front of the house with a view of the river, was also large. Finally, the twin, which was at the back of the house, had bags of space also. The piece de resistance upstairs is the bathroom... The raindrop shower is simply to die for... We ALL loved taking showers! No bath, which we thought would be tough with a 8-month old baby and 2 year old, but it wasn't at all, as we just sat them in the shower and used the smaller of the two shower heads to give them a gentle shower. The garden is on two levels and provided plenty of room to eat at the outdoor table and chairs, play some games with the children, and lounge on sun loungers. As hosts, both Carol (over Airbnb messenger) and Tom (local) were excellent at keeping in touch, answering questions so quickly. On arrival, Tom had left some basics and a couple of luxuries stocked in (milk, tea, coffee, sugar, juice, biscuits and a bottle of wine), which was incredibly welcome after a very long journey with four kids under 7. The cottage is only 5 mins walk from Wroxham centre (turn left out of the house, then through the boatyard). We weren't overly enamoured with Wroxham, but once you've been to Roys, my advice is to stick to the riverside - The Wroxham Hotel is cracking spot for a drink or bite to eat on a sunny day, the River Kitchen does wonderful cakes, stunning afternoon teas, and delicious main meals (we found the boat hire company next to the River Kitchen the most personal too). Don't expect to find much variety for evening dining at all - Wroxham is firmly a daytime village. Norwich is much closer than you think and is absolutely bursting with culture, shops, and wonderful eateries. Cromer was by far the best seaside experience - quaint, bustling, tasteful, with a lovely beach, without any the tat we found as Great Yarmouth (it is nice to have a bit of tat though and Yarmouth was still a good trip)....
