A lovely double bedroom in a period maisonette with loads of natural light located in one of the nicest neighbourhoods to use as a spring board to anywhere in London. The flat has fiber optic broadband, a powerful shower and is over the top 2 floors and on the corner providing a lot of privacy. There is a communal back yard as well as a small private outside patio by the front door. There are however a lot of stairs.
Built in the 1900s, the flat is at the top of the house with its own front-entrance, on 3rd floor at the top of the external metal staircase. The spacious Double room is homely and quiet. The well-proportioned bathroom is at the top of the flat, so one can enjoy a relaxing bath staring out the window into the sky. The sitting room and kitchen are separated by a small hallway and doors.

You will have private access to the bedroom but on a rare occasion and after agreeing a convenient time to do so, I might have to retrieve a personal item from the closet or my bedside table. In practice I only make the room available when on holiday. In the rare occasions that I am there (if for instance due to an emergency my holiday is curtailed) you will have no access to the living room at night as I will be sleeping there and shared access to the kitchen and bathroom.
There is a storage cupboard on the top floor, off the bathroom that is out of bounds for guests.
Please note that airbnb recommends prices for accommodation that can be different every day according to demand and I usually chose to have these recommended prices so you might see the prices of my room changing overtime or for different days. If you make a request and I accept it or you make a booking then the price is set. Without a booking though the room can be given to someone else even if your request is accepted.
I will try and accommodate you if you wish to leave your luggage befoure check in or after check out as long as I am there and there is no issue with a new guest or the key. In practice this is rather rare as I only make the room available when on holiday.
There has been a lot of stories in the press recently about airbnb guests being bad neighbours so it is best to tell neighbours you are my friends if they ask so as not to worry them. All my guests have been very respectful so far anyways so there is little reason to complicate things.
I have loads of spare Gifgaf pay as you go sims you can have if you are coming from abroad that i leave in the room for guests. Just pop one in your phone and save on all these roaming costs
The postman almost always puts my post at the neighbour's downstairs so please let me know if you need to receive anything.
The little light in the kitchen is on a timer to leave the impression that someone is home so please leave it as is when you will be out of the house at least.
Calls to my landline are automatically diverted to my mobile so if someone will call you please let me know if possible.

For extra safety there is a security camera outside the front door.

No parties or overnight guests without prior notice.
Check out time is at 11am and it is very important to leave the key in the safe for the cleaner that will be arriving at 11 and the guests that will be arriving right after. Any failure to do so without prior notice will incur fees equivalent to another days booking with cleaning fees. If I am home it might be possible to check out later with some prior arrangement if the new guests arrive late or the flat is free.
There is a £25 fee for checking out between 11am-6 pm but it will need to be arranged befoure your booking to make sure there are not clashes with the next guests . If you wish to check out after 6pm please book an extra day as my cleaner will not be able to prepare the flat for anyone arriving that day.
The heating is left on almost continuously apart from a couple of hours at night so please remember to turn the thermostat down before you leave the house (I usually leave it at 14 in the winter so the house does not get colder than that). If you set the thermostat between 18 and 20 when you are home the house will be as warm as any hotel. If you happen to return to the house in the interval where the heating is set to off and it hadn't had the chance to warm up please leave it at auto but press the top right button once or twice which will make it turn on for an extra hour or 2 to warm the place up. After that it will come on automatically.
Please remember to shut all the windows properly and make sure all the locks are back on if you removed them before leaving the house so as not to invalidate my home insurance as well as not leaving the keysafe open so check it is locked after putting the key in.
Please note that the rubbish is collected every other Friday morning. Camden recommends it is taken out before 7am so please take it out as late as possible the night befoure if you are not a morning person.
You do not need to separate the recycling in Camden you do however need to empty the bag in the bin. If you throw the bag tied in the bin Camden will refuse to take it as they cannot know for certain you have only thrown out recyclable items. Please note that I have already had complaints for this. If you do not know if an item is recyclable please check on the Camden website and if this isn't possible or convenient please put it in the rubbish instead.
Please be respectful of my neighbors especially at night. In the UK it is illegal for any sound to be audible outside your apartment after 11pm.
Please note that overnight guests are only allowed with advance notice and there is an extra fee of 15 pounds per night for every extra person staying. If I am not there you can have a third person staying on the couch or in the little spare bed that is stowed under the stairs but I will need to know in advance to put some clean sheets aside for you and an extra towel.
I have a no shoes in the house policy as the sound of shoes travels through to my neighbor downstairs which is the price one pays for keeping the original floorboards (you can wear shoes with rubber soles or slippers). If you wish to smoke please do so outside. You can bring your pet but only if it is really well house trained and you are certain there will be no accidents if you bring it to an unfamiliar house. I actually adore animals and animal lovers. I would like to know in advance though and there is a fee of 10 pounds per night per pet as well. Most of it will go to the cleaner as I hire her for longer to clean the house of pet hairs etc. This can also mean that your check out time is earlier to allow the cleaner enough time before the next guest.
Please note that the little storage space under the roof which is accessible through the little door in the bathroom is out of bounds for guests.
Please ask permission if you wish to use my bicycle or my musical instruments.
If you lose the keys you will at least forfeit your deposit and it might cost more if I need to replace the lock so it would be safer if you left them in the safe when you went out.

The vast majority of guests I have had so far have been extremely respectful of my house and I would have again so if you are reading this the chances are that you would have observed all these rules without being told but thank you anyways for taking the time to read it and sorry for the length, I seem to find it extremely hard to be concise, and I hope you enjoy your stay.
