This beautiful, furnished & self-contained 2 bedroom apartment has a queen size bed in the 1st room & 2 single beds in the 2nd bedroom. In the lounge there is also a fold-up sofa bed available for the 5th person or a guest if needed.
These rights and responsibilities as well as the emergency evacuation planing, say what guests must do as a part of their Air bnb agreement including a summarized copy display at the apartment near the fridge.
- Privacy and comfort
A. Since this is a share house with multiple occupants, we like to ensure everyone has their own space. We kindly ask guests to refrain from entering the other rooms or level. We’ll ensure your space is likewise respected in return.
B. No sleeping in the common areas.
C. We understand that for a whole verity of reasons, you may want additional guests to stay in the place. In the event that you want additional guests to stay, please contact us to let us know. Additional overnight guests not allowed. Please do not invite additional visitors without discussing with us first. We’re reasonable folks and will accommodate wherever possible.
- Check in and Check out times:
D. Due to employment commitments preferred Check-in is at 3pm, and check-out is by 11am. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first.
E. Although we try to be generally flexible with Check-in and Checkout times but we will ask for a 48 hours’ window for planning purposes. (We will also need time to clean up properly between guests).
- Cleaning expectations:
F. Our house is your house, so please treat it with respect as if it were your own.
G. Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used and put any dirty towels in the hamper.
H. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests as you are only charged for the cleaning fee ONCE.
I. To ensure we keep the floorboards squeaky clean for our guests’ enjoyment and also due to its sensitive nature in some cultures, we have a no shoes policy inside our home. Please take your shoes off at the entrance as we expect guests to strictly abide by a no shoes policy.
J. The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom. We simply want to ensure you have a royal flush kind of holiday. Thank you for not flushing anything but the toilet paper we provide down the toilets (please place sanitary napkins, wet-wipes, cotton-balls, etc. in the sanitary bin next to the toilet).
- Noise curfew:
K. This house and the surrounding neighbors very peaceful and respectful, please do the same.
L. If you’re coming to Brisbane to party you’ve picked a great city to do so. Unfortunately, just not at our place. Though we’re sure it won’t come to it, serious complaints of unruly behavior will unfortunately result in you being asked to leave. Not good for you. Not good for us.
M. No hockey/football hooligans or all-night partiers.
N. To be considerate to the other roommates, we kindly ask to keep things on the quieter-side after 9pm. And if you want to listen to music, please remember the other roommates and enjoy via headphones or in your personal space. We’ll make sure to reciprocate the favor. Unless it’s Bob Dylan. He’s okay to play at any time in all areas of the house.
- Environmental considerations:
O. To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when its not in use or leaving the house. Mother nature thanks you too.
P. Be Water Wise, Australia is a very dry country so as 3/4 of our beautiful planet.
Q. Be mindful of your garbage and waste disposals. Please follow instructions on the 3 bins placed in the Kitchen (1.General waste, 2.Recycling & 3.For Compost / Warm Farm)
R. Have a pet? Pets are usually NO but no harm discussing it, Please kindly ask us first and let us assess the situation. We shall do our best to accommodate your reasonable needs.
- Security and safety:
S. To ensure full safety of our guest’s belongings, we like to keep the front and back doors / gates locked as a precautionary measure. Whilst being one of the safest areas of town, we want to ensure every guest stay remains problem free, and this is just one small + simple thing we’re able to do to ensure that.
T. No packages shall be mailed to our home unless discussed and except for the local & interstate official mails e.g. Bank Statement or Uni correspondence.
U. Fire escape is for emergency use only. Please follow the fire and emergency instructions and all other relevant info displayed on the side of the fridge.
- Illicit drugs and Smoking
V. What you do in your personal time is entirely up to you, but when staying at our place we have a strict no drug use policy. This is just the law… not so much one of our rules.
W. Being a family home, we also have a no smoking policy (although you are welcome to smoke either out front or back)
X. Guests Must know that if they use our Wifi internet network, they agree to use it only for legal purposes and they promise not to use it for illegal uploading, downloading, or other illegal activities.
- Damages and accidents:
Y. We understand mistakes happen, We are also well aware of the usual wear and tears but we would like to assist you with cleanup if necessary and the most convenient and cost-effective way to fix up the problem, so please share with us what happened and how it happened.
Z. Any spills or damage shall be reported immediately but other than that, just have a great time and we'll be more than happy to assist you.
