IMPORTANT PLEASE NOTE. This is not a party house. We are in a quiet residential area which strictly observes the Palm Springs noise ordinances. Any excess noise or outside music will result in police visits and fines which are the renter's responsibility.
Palm Springs Vacation Rental Tax: Palm Springs requires a tax of 11.5% be charged on the total of rent and fees. At this time Airbnb does not collect this tax for owners. As a result, this charge will be added to all bookings as a "Special Offer."
Cancellations: Cancellations made less than 60 days prior to the first day of the rental period subject to forfeiture of the entire amount of rent.. Owner will use reasonable efforts to find another Renter for part of all of the cancelled rental and at the owner's reasonable discretion, credit part or all of that back to the canceling Renter, less reasonable fees for any extra time and expense involved.
Maintenance: Renter to maintain the property and its contents in the condition in which it is found. Contents of the property damaged or taken from the premises are the responsibility of the renter. Owner warrants that the property is in the condition shown in the pictures show on AIRBNB for this listing.
Safety & Liability: The safety of all persons in the rental party as well as any guests is the sole responsibility of the Renter. This includes any children and/or pets of the Renter's or of the Renter's guests. WARNING: The property has not been child proofed, does not have a separate fence separating the pool from the house nor an alarm to signal doors to the pool area being opened. The property also contains many succulents, common to the area, that have thorns that can be dangerous and must be avoided. By signing below Renter absolves the owner and his agents or representatives of any liability or responsibility regarding any injury to any member of the Renter's party or his guests. No diving is allowed and that's especially true from the raised spa platform.
Occupancy: The total number of overnight occupants during the rental period is limited to a maximum of 8.
Guests: No more than eight (6) additional daytime guests (as opposed to occupants) are permitted on the property at any one time. House parties are strictly forbidden and are grounds for immediate eviction.
Events: No events involving more than a total of 14 occupants and guests are allowed without prior written consent of owner and without any permits required by the City of Palm Springs, if any. This specifically includes weddings and wedding parties.
Commercial photography of any kind is strictly forbidden without prior written consent of the owner.
Subletting of any kind is strictly forbidden and is grounds for an immediate eviction.
Smoking: Smoking is permitted only in the exterior areas of the rental property. If smoking occurs inside the house, an extra cleaning fee of up to $500 is owed and can be withheld from the deposit.
Check-in time: No earlier than 3:00 PM PT. Early check-in may be allowed upon prior arrangement with owner, if possible.
Check-out time: No later than 10:00 AM on the day of departure unless prior arrangement has been made with the Owner.
Check-out procedures: Prior to check-out, all dishes should be washed and put away (if time permits). Beds should be left unmade and sheets and pillow cases left on. Towels should be placed on the washing machine or in the hampers in the bedroom closets. Make sure all doors and windows are locked and shut. Unless prior arrangements have been made, leave the keys and the garage door openers on the entrance hall table near the front door.
Respect the Neighborhood: Renter agrees to enjoy the property in a reasonably quiet way, respectful of the residential nature of the neighborhood. Renter also agrees to abide by all laws governing the City of Palm Springs, County of Riverside and State of California.
Fines for Noise: Palm Springs strictly prohibits outdoors amplified sound by renters: No musical instruments, loudspeakers, sound amplifiers or radio receiver or any other machine producing music or sounds are allowed except within the enclosed interior premises of the rental property. Exterior noise shall be kept at a minimum. Palm Springs is very strict about outdoor amplified sound, as are many of the cities in the valley. If the police show up, cooperate immediately and with luck you may not get a misdemeanor ticket or a fine which starts at $250 for a first offense. Second offenses are $500 and can also immediately terminate your rental.
Insurance: Owner maintains rental insurance. Renter's personal property and vehicles are not the responsibility of the Owner. Owner shall make a reasonable effort to return personal property left behind by the Renter. Any expenses incurred by the Owner for shipping shall be deducted from the security deposit.
The Palm Springs Vacation rental tax of 11.5% will be collected by the owner separately from Airbnb charges. Can be paid through (SENSITIVE CONTENTS HIDDEN), (SENSITIVE CONTENTS HIDDEN) or check.
