Cosy, quirky double room with loft bed in Bohemian flat in central Edinburgh. Wake up to a gorgeous view of Arthur's Seat, in the heart of Fringe venues, cafés and shops. 10 minute walk to city centre. Use my kitchen and WiFi, and paint on my wall!

My home is on the top floor of a very central, Victorian era building and shows off with gorgeous views over Arthur's Seat in the East and the Meadows in the West. It's a Bohemian flat with few right angles and plenty of character.

The Meadows are a minute away, and all local shops, food places and buses are on the nearby street that will take you to the city centre in a 10 minute walk.

WiFi internet is available, and there is a laptop and a number of DVDs here for general use.

Free parking is a 5min busride away. Outside of business hours, parking is also free on the streets outside.

The price one pays for the great view is 4 flights of stairs and no lift/elevator. Keeps you fit, though.

There are 2 bedrooms, one of them occupied mostly by myself. Your room has a double loft bed, a comfy lounge chair by the window (that can be turned into an additional single bed if required), a small desk, and ample storage.

Please note that you would share the bathroom and the rest of the flat with me and/or the guests that are staying in the second bedroom!

The kitchen has a microwave, fridge and freezer, toaster and kettle at your disposal - the gas cooker and oven can be used by prior arrangement. For breakfast, help yourself to tea/coffee and cereal, or for something more substantial I can strongly recommend two cafés offering all day breakfasts, one across the street and a fancier one a 3 minute walk away.

The bathroom has a powerful shower and is bright and friendly. It even has a plant.

Washing machine is available, and you can use my drying racks.

All bedding is provided. If there is 2 of you, you have the option of getting 1 double-duvet or 2 separate single ones.

I have a growing mural in the hall, and if you are feeling creative, am inviting you to contribute to it - the paints are waiting for you!

Other than that I like it clean and tidy within reason. So it isn't clinical, but in no way a pigsty.

I'm always happy to provide tips for activities around my beloved Edinburgh catering to all ages and interests. If you found something good, let me know so I can share that with future visitors!

You will get your own flat keys and you have access to your room, the bathroom, and the sitting room/kitchen area. Feel free to use the fridge/freezer, microwave, kettle and toaster in the kitchen, and there will be a free shelf for you to store food on. However, after some incidents with guests forgetting to turn off the gas, please only use the cooker by prior arrangement.

I will always be available either in person or on the phone for information, recommendations and help. I enjoy sharing my love for the city and my guests' travel stories.

I generally live at the listing, work from home some days and from an office at others. We can arrange my presence in the flat for when you need me to be around.

The Newington end of the Meadows area sports a different café, bar or restaurant every three steps, a collection of charity shops, plenty of small and large Fringe venues all round, and the Meadows park as well as Arthur's Seat are on my doorstep. The city centre is a mere 10 minute walk away and it's a straight line from my house to almost every must-see in Edinburgh. A map is available in the house that I'm happy to talk you through, with my favourite spots already highlighted!

A number of major bus routes run along the main street outside, all taking you to the centre and directly to most points of interest further afield.

Parking isn't free at my house during business hours, but free parking is a 5 minute bus ride away.

The airport bus takes you conveniently into the centre of town, and from there it is a 15 minute walk through the heart of Edinburgh to my house, or a taxi ride will be around GBP 5 (or GBP 20 from the airport directly).

The loft bed is an unusual place to sleep - please see the guest reviews to find out how people liked staying with me! I find it very comfy myself, but I want to be sure you will be.

My house is full of travel adapters, so I'm pretty sure I have the right one for you but feel free to ask in advance. The same is true for phone chargers - just in case!

I'm currently reorganising the flat, so the furniture might be in different places than what you see in the pictures. I'll make sure to provide anything that you tell me you need in the common areas and your room (like a spacious enough desk if you need to do work while you are here).

Please be aware that I am on the 4th floor and there is no lift/elevator. So all your luggage has to go up all that way - I can only say that the views are definitely worth it.

• This is a non-smoking flat! Smokers please smoke out of the nearest window in the stairwell.

• Please avoid walking through the flat with muddy shoes, especially the bathroom.

• Please leave your bedroom, the kitchen and the bathroom more or less as you found them. If you break something, please fix it or replace it.

• Don't hesitate to ask any question. Please tell me right away if you are unhappy with something.

• Please avoid being drunk, and don't bring drugs into my home. It is a lovely, quirky house, but not a party flat.

• Please don't leave behind any toiletries, or food that spoils easily.

• Please don't leave food in your bedroom overnight or unattended, as it might attract mice (this is a common occurrence in Edinburgh). I'm happy my house is currently mouse-free.

• Please help yourself to a cup of tea from the selection of herbal, fruity or regular teas. If you use the last bag in a box, please leave the box out on the counter, so I know to replace it.

• There is a choice of whole milk (blue) and skimmed milk (green) in the fridge, feel free to use it. Please let me know if you'd like me to provide soy, lactose free or other milk for your arrival.

• Please recycle your litter! There are instructions near the orange recycling bag in the kitchen. Rinse cans, glass or drinks cartons before recycling them. Leave glass out next to the orange bag. There is no compost, use the general waste bin for that.

• After using the cooker, please make absolutely sure the gas is turned off.

• Please don't play my instruments without asking – but do feel free to ask!

I am an Austrian who chose at some point to live in Edinburgh. A tech geek who writes websites, but also trying to be creative in the real world with sewing and other crafts.

5 things I can't live without are my home in Edinburgh, my home in Vienna apparently (I do keep going back), my netbook, and judging by the things I brought with me in the move: a very good desk chair and an N64 console.

When I first lived in Edinburgh, I had a *wow* moment every time I turned a corner. I hope to share this with as many people as possible who come here to visit.

As a host, depending on what stage of the year I'm in, I'm happy to set you up with everything you need to enjoy your stay, including a well-worn city map with markings of the good stuff and the nice walks - I have also in the past organised baby carriers and baby car seats for people, and my flat is generally child friendly in case you fancy travelling with your wee ones - but beyond that I may be too busy to hang out much. That said, I have been seen taking my guests camping to the beach for a night. And if I do go out to fun places, I'd try to take you along if I think it's your thing.

There is a mural on my wall that is always waiting for expansions, so any guests are invited to grab the paints and contribute.
