Gorgeous natural light; airy, open plan design, Scandi-modern decor; a daily nature show of changing seasons, wandering deer, and nest-building egrets and hawks, 1.3 acres for hikes, a long deck shaded by ancient trees, an outdoor fire place; a brush with art history (this was once the home and art studio of modern art giant Jasper Johns) all within an hour's drive from New York City -- or north to state parks.

If these elements sound appealing, this property MAY be a good choice for you

Gorgeous natural light; airy, open plan design, Scandi-modern decor; a daily nature show of changing seasons, wandering deer, and nest-building egrets and hawks, 1.3 acres for walking -- yourself and your dog, a long deck shaded by ancient trees, an outdoor fire place; a brush with art history (this was once the home and art studio of modern art giant Jasper Johns) all within an hour's drive from New York City -- or north to state parks full of hiking and biking trails.

Or it may not....As the owner and chief resident of some ten years, I recommend this space to couples or close friends (could be up to four or five friends) without young children (the place is not safety-proofed) who have experience with, and appreciation for, funky old houses and country living (Yes, there are more insects in the country because there are more places for them to live and places for the other beings they eat to live. (99.9 percent of the time they are a benefit. If you want an expanded lecture ask me, I will tell you what I have learned just in the years I've lived here.)

I do NOT recommend the property to people who are seeking the perfect, the sterile, a Hilton hotel except with some trees. This is the real thing, a real old country house with all the quirks (and unique beauty) that implies. Are you aware of the wabi-sabi aesthetic: finding the beauty in imperfect objects that are wobbly, rusty, bent, mottled, chipped or burned? Good start! Overall think "Grey Gardens" not Better Homes and Gardens.

The house started life in the 30s as a barn. In the 70s it was purchased by a future modern arts legend named Jasper Johns who hung out here with pals like Merce Cunningham, Robert Rauschenberg and John Cage -- who would all become legends in their respective fields as well.

Needing a space to paint, Johns turned much of the second floor into a double-height studio, which gets glorious natural light from a combination of a skylight, a glass door, and unique floor-to-ceiling windows that roll up like garage doors.

He gave the rest of the house a similar mid-century, open plan treatment while adding a long deck and keeping the rustic features of the barn -- like worm-eaten, old exposed beams, rusted, iron hardware, and wood paneled walls.
Since the house is 90 some years old, and has been owned by a succession of flaky impecunious "creatives" like myself (except for Jasper Johns but that was later) it is rather...um...crumbling in places -- particularly in the front which sustained flash flood damage last summer. (Since then, the village highway department has built berms on the street to better cope with heavy rains.)

Other points of possible angst for city folk: The driveway is mostly gravel and people without 4-wheel drive vehicles, or those with little driving experience may blanch at the ruts and uneven surface. It's also dark at night, on the main road abutting the house and on the long driveway. It is, in other words, not the city and not Westchester. The place has quirks common to old houses -- like temperamental electrical wiring, again, "Grey Gardens" rather than "Better Homes and Gardens."

On the other hand, the space is hygge as all get out and surrounded by what amounts to its own private nature preserve. Sitting against a hill on a lot of 1.29 acres, the house is bounded by an old stone wall and a meandering stream, ancient trees, wild flowers, and rather undisciplined bracken. Are you familiar with the 19th century illustrator Arthur Rackham? You'll see many Rackham-esque vistas, especially around the winding stream.

The wild, rustic look has attracted photographers and art directors like those from Vogue Australia, L'Officiel and Manifesto magazines, Republic Records, and Astralwerks, a division of Universal Music Group. When I am at home I pick up extra income renting the property to folks like this. Some of their work can be seen at the house's "I" page under the name Jasper.Johns.Location.House. All photos on that page were shot on site.

Où se situe le logement

Stony Point, New York, États-Unis

Stony Point is what I call a Rubarb, somewhere between Rural and Suburban. Parts of this little town, notably Main Street where we live, look like any country road you'd see in New England. There are several churches, and many small homes, painstakingly landscaped with flowering trees. Other parts of the town look like Everytown U.S.A., i.e. not so scenic but at least amenity-rich with fast food restaurants and chain drug stores. We're big fans of Hogan's Diner in the center of town -- and apparently so is the rest of the town, as its always jammed to the gills. The food is good, they do takeout and there's a busy, bustling atmosphere. It's a family restaurant but the food is much better than at homogenized, franchise places like Denny's or Bob Evans. Waiting for a table is not bad at all. You can sit on a bench they provide and watch the local scene.

One of the great advantages of the place is that it's about an hour's drive from Manhattan while also about twenty minutes from spectacular Hudson Valley views like those at the Bear Mountain Bridge (or the gateway to "up state") and in and around Harriman State Park, which is wonderful for hiking and biking.
