Holiday Rental House Rules for Guests and Visitors
House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.
4.1 General requirements
. a) Guests and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
. b) Guests must notify the Manager of any disputes or complaints from neighbors as soon as is practicable.
4.2 Noise and Residential amenity
. a) Guests and Visitors must not create noise which is offensive to occupiers of neighboring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
. b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
. c) Guests and Visitors must not engage in anti-social behavior and must minimise their impact upon the residential amenity of neighbors and local community.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules.
4.4 Gatherings or functions
a) The Property is not a party house and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b) Parking arrangements at the Property are as follows
Guests may park in the garage, driveway or in front of the property. PLEASE DO NOT PARK ON THE GRASS NEXT TO THE DRIVEWAY.
4.6 Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
b) Garbage and recycling arrangements at the Property are as follows:
All rubbish to be placed in the green bin, on vacation, which is located in the garage. Recycling material should be placed in the appropriate bin also located in the garage. Rubbish is collected on Wednesdays. Guests are asked to place rubbish bin and recycling bin on nature strip on Tuesday evenings. Guests are asked to remove bin from nature strip and return to the garage once rubbish has been collected.
Whenever you are absent from the Property, close and lock all windows and doors to maintain security and prevent rain and water damage.
4.8 Deck and balcony areas
There is one balcony area on the first floor of the property and one balcony area on the second floor. There is also a tiled entertaining area to the right of the property behind the garage. This outdoor property contains outdoor seating and table and barbeque. Please move barbeque away from any walls when in use.
SMOKING IS NOT PERMITTED INDOORS.
We ask that dogs remain outside during the day (the property is fenced) and if your dog needs to sleep indoors at night, that they sleep in the garage.
To avoid additional cleaning fees please clean up after your dogs before you leave.
Evidence of your pets being in the house will result in the LOSS OF YOUR BOND.
4.12 Food & Drink
Food and drink are not permitted in carpeted areas.
There is a barbeque situated on the entertainment area. PLEASE CLEAN AFTER USE.
4.14 Damages and breakages
Damages and breakages must be reported to the Manager and must be paid for. Children have been known mistakenly broken things during a beanbag fight and for this reason we would recommend you explain to them that bean bags are not to be thrown around.
4.15 On departure arrangements
Please place all rubbish in green bin located in garage. Please place rubbish bins on nature strip at the front of the house. Please wash all dishes and put away. Please remove all food from the house. Please return furniture to its original place. To avoid additional cleaning fees please comply with all of the above. Guests are required to reactivate the alarm at the property on vacating the property at the end of their stay.
Arrangements for keys, security, dishwashing, rubbish, etc are:
Keys Should be placed back into the security key box situated on the wall. Please close key box and place all numbers on key box to 0000.
Please lock all doors and windows and set the alarm. FAILING TO DO SO WILL RESULT IN THE LOSS OF YOUR BOND.

. a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
