This is my home and I keep it that way. I love to have guests to enjoy this private piece of paradise. It is unique, large and the fishing is a SECRET (Shhhhhhhh). Come out and enjoy Colorado as it should be enjoyed!
I am renting two rooms off the gallery upstairs short term this winter. Gorgeous setting, beautiful bedding and a light breakfast!
Smoking is allowed outside only. All butts must be completely extinguished in outdoor sand containers.
People other than those in the Guest may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Keep the property and all furnishings in good order.
PETS are permitted only with prior approval.
Parking: is limited to 2 vehicle(s). Vehicles are to be parked in designated areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Riverfront Property: Eagle River Ranch is a riverfront property with a significant drop in elevation from the yard to the river bank, making the bank difficult to see from the house. It is EXTREMELY important for families to create rules and monitor family members regarding activity along the river.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We suggest you bring beach towels for your use outside the home. We do not permit towels or linens to be taken from the house. We ask that you strip each bed used and gather all dirty towels and leave them in your room before check out. Excessive cleaning will result in a partial loss of your security deposit.
Water and Septic: The property is on a well and septic systems. Our well water has been tested and is excellent for drinking. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $750.00.
Horses on Property: We have horses on the property at Eagle River Ranch. Any gate used MUST be left the way you found it, if it is open leave it open, if it was closed, leave it closed. There are inherent dangers related to horses. Warnings have been posted at the barn regarding these dangers. OWNER ACCEPTS NO RESPONSIBILITY FOR YOUR SAFTEY.
Storms: No refunds will be given for storms or issues with access. Mountain roads and our driveway can be considered curvy and steep. Gravel road is maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
