Rental period
- Rental period of less than 1 month: Deposit 10,000 Baht.
Please pay in cash on arrival at the Administration Office.
- Rental period of 1 to 2 months: Deposit 1 month’s rent.

- Rental period over three months: Deposit 2 months’ rent.

Smoking is prohibited in the apartment and patio. Smoking at room balcony is permitted.
All rubbish is to be disposed of appropriately.

Shoes/High Heels:
In order to protect the floor from damage, high heels / stilettos must be removed indoors.

Please respect the apartment and the neighboring residences. There is no disorderly or noisy behavior, no event such as parties, birthdays, weddings etc. to be organized in the apartment.
*Any illegal activities are strictly prohibited.

Pets are not allowed..

Guests must be 25+ years old to place a reservation.

Number of guests:
Room prices are based for 4 persons only.
Maximum 5 persons to stays in an apartment and no extra bed provided.
The sofas in the living room are not pulling out into a bed
*For an extra guest, advance notice and extra payment are required in the event of any changes in numbers.

Please note that strictly no visitor other than the guests listed are allowed to stay overnight in the apartment.

Arrival and Departure Times:
Our reception is available on (phone number hidden) p.m. You could check-in after 14.00p.m. until 18.00 p.m. on the day of arrival and check out before 12.00 a.m. on the day of departure.
These times may be varied by prior Agreement. We try to be flexible where possible.

THB1,000 replacement fee of lock if door keys or access card lost

We provide amenities as a standard setting for 4 persons.

- Toiletries: Shampoo, Conditioner, Shower Gel, Body Lotion (one set per stay only)

No daily maid service
Linens/Towels change once a week.
Cleaning Service twice a week (Cleaning day : Tuesday and Wednesday)

Wireless internet is available in the house as an extra service for guests (no charge).

Minimum stays:
5 nights minimum stay

Food & Beverage:
No breakfast or restaurant inside an apartment.

Please turn off all the electrical appliances, especially the air-conditioning unit, when you leave the apartment for the day.
Please make sure the fridge is closed properly every time.
Credit card pre-authorization/verification or cash deposit must be provided at time of check in as security against damages, stains or odors and loss of inventory/decorative items/in-room furniture.
The amount is fully re-fundable / voided upon check-out if in good order.

For tenancy of less than 1 month, a security deposit of 1 day rental is required.
For tenancy of 1-3 months, a security deposit of one month rental is required.
For tenancy of 4-6 months, a security deposit of two months rental is required.
For tenancy more than 6-12 months, a security deposit of three months rental is required.
For tenancy more than 12 months, a security deposit of six months rental is required.

The Renter is liable for all breakages or destruction and resulting costs or fines.

We do not accept responsibility for loss/damage/theft of any of the guests’ personal effects. Please purchase travel insurance (or contents insurance) to ensure coverage of your personal belongings.

The Renter must not do, or omit to do, any action that would invalidate or adversely affect any insurance policy held by the Owner in respect of the Karolyn Court and/or its contents. Windows must be closed and doors locked when the house is not occupied.

Business Use of the house:
Karolyn Court is not to be used for any business activity without express written consent from the Owner otherwise the Renter will be asked to vacate immediately and no refund will be due.

Termination of Agreement:
We may Terminate the Agreement and require that you leave the property immediately if these rules are breached, especially: for conducting business activities; exceeding the stated number of guests without prior notification; smoking inside the house or giving rise to a complaint due to excessive noise. No refund will be made in the event of a breach.

Force Majeure:
The Owner is not responsible for the non-availability of the Karolyn Court or the shortening of the Term due to unforeseen circumstances outside of the Owner’s control.

We do everything to resolve problems with appliances etc. as quickly as possible. If you are not satisfied with the accommodation or if anything is broken or not functioning as it should, please advise us as soon as possible. We will apply due diligence to remedy the situation as soon as reasonably possible.
