Vaulted ceilings, faux antique walls, knotty aspen ceilings, and rustic post and beam accents provide a spacious, homey feeling throughout. You can cook your own meals in the fully furnished kitchen, or eat out at one of several seasonal restaurants a few miles away. You’ll find the two full baths and washer/dryer handy for cleaning up after a long day of outdoor excitement.
When you return to the house to rest from your adventures, curl up on the comfortable couches in the great room to watch a favorite movie on the flat-screen TV and DVD player, or surf the web and send pictures of your unforgettable experiences to your friends and family at home using the high speed wi-fi access. Outside your getaway home is a large, grassy area for your recreational use. Kids will enjoy playing games on the grass, going down the sixteen-foot tube slide, or exploring the nearby creek. Soak in the ambiance of warm summer evenings around the outdoor fire pit as you toast marshmallows and watch the stars appear. Walk or jog around our private loop drive (5 laps = 1 mi), or around the 3 mile farm loop road.

This is a NON SMOKING unit. Smoking inside will result in loss of the security/damage deposit. If you smoke outside, it is imperative that you properly extinguish all sparks and use the ashtray by the outside door. The area is very dry, and improperly extinguished cigarette butts could start a fire.
PETS are NOT permitted in rental units. Violation will result in loss of the damage deposit.
DAMAGE DEPOSIT - Airbnb provides recourse for us in case of damages or other problems requiring monetary coverage. There will be no damage charges as long as the following provisions are met:
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in garbage cans, and soiled dishes are washed or placed in the dishwasher and wash cycle started.
All keys are placed in the lock box or in the unit and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens or other furnishings are lost or damaged.
No early check-in or late checkout.
The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
MAXIMUM OCCUPANCY – The maximum number of guests is normally limited to eight (8) persons. Prior approval is required for more than eight persons. A charge of $10.00 per person per night will be assessed for additional guests over 8.
EVENTS OR PARTIES - Larger groups (over 10) must have express authorization from the owners, and may be charged at a higher rate, depending on the impact on our facilities. We welcome groups that fit our venue. Cost, suitability and specific arrangements will be determined on a case-by-case basis.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring your own towels if needed for use on excursions. We do not permit towels or linens to be taken from the unit.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to weather or road conditions except in extreme conditions at the owner's discretion.
FIRE PIT USAGE – Guests are to use the fire pit in a responsible manner. The area is very dry, and the house and other flammable materials are nearby. If you use the fire pit, fires must be kept small. Never leave the fire unattended! Be sure to fully extinguish the fire after use by dousing with water from the nearby faucet. Failure to follow these guidelines will result in loss of the security deposit. Homeowner reserves the right to monitor fires and determine if Guests are using fires responsibly.
CAUTION - Guests are expected to exercise reasonable caution in using the facilities and grounds. Hazards common to a rural farm area and wildlife habitat can be expected.
This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
We are semi-retired and moved here from the city for the peace and quiet of rural life. After living in the city for about 25 years I realized you can take the boy out of the country but you can't take the country out of the boy, so when we became empty nesters we headed for the old home town. We built our home here in 2010, and the upstairs addition was just finished in 2014. Our home is located on what used to be the Rose family farm of approximately 70 acres. I (Milt) grew up here, working the farm as a youngster with my dad and brothers. The farm has long since been divided up among family members, and the old corrals and barn in the hollow next to our home (Sunrise Hollow) had to be torn down, but the area still retains its peaceful atmosphere. Most of our 20 acres lie to the south of the house and consist of wild thickets and brush, and some "glamping" facilities. The property is bounded 1/2 mile to the south by Henrieville Creek and is bisected near the house by another small creek locals refer to as Henrieville Wash. (Kids love playing in the creek area but always come back covered in mud to some degree, so make sure you have spare clothing for that, if you let them roam.)
