On the mountains, it's ALL ABOUT THE VIEW - and this home has one of the best unobstructed views year round!!!
This home is remarkably located close to everything Beech Mountain has to offer, but has the added bonus of being very private and secluded on your own mountain top at 4100+ feet on 1.5 acres! The home offers stunning panoramic mountain and valley views year round. This home has three (3) bedrooms (Q, Q, Q), 2 full baths, and a pull-out couch with full mattress, sleeping 8+ people. It is a great all year round Mountain getaway to unwind and relax over the fabulous mountain and valley views. Other highlights of this home are large decks and a gas grill. This home is easily accessible with plenty of parking that easily fits 4+ cars. There are spots in front of the house and garage as well as an adjacent lot to the left of the home facing the mountain. This home has the exclusive Beech Mountain Club Membership. There is a game room setup in the garage with Billiard table, Table Tennis and Powered Air Hockey. The Garage also contains a basic powered treadmill for your use.

Everything in the home has lots of upgrades! Our home has super fast Enhanced Fiber-Optic Broadband speed internet (WiFi), 4 SMART HDTV flat screens in every room (40” in living area and 32” in all bedrooms) with extended Premier cable, and 4 Blu-ray/DVD players. Although there are 3 queen beds and a full sized pull-out couch to accommodate 8 people sharing, we do allow you to bring your own air-beds or sleeping bags to accommodate a maximum of ten (10) people in the home. The home is one level for easy access to all living spaces, but with plenty of privacy.

We do allow a well behaved potty-trained dog. However, crating your dog is required if they are left alone in our home, whether in your own crate, or gated into the kitchen (non-carpeted) area. There is a dog park near-by as well.

There are three parking areas for plenty of space to accommodate vehicles. At least 2 can fit in front of the house, 2 in front of the garage, and 2-3 at the left side lot (NOTE: During the winter when there is snow accumulation on the ground, only the front of the house will be accessible for parking unless you notify me you need the driveway plowed prior to your stay and make necessary arrangements beforehand).

The property is NON-SMOKING.

The advantage of the Octagon shaped house makes you feel you are part of the outdoors.
The kitchen comes well equipped with refrigerator, stove/oven, dishwasher, microwave, garbage disposal, Keurig, coffee percolators (plug-in and stove top) and plenty of cooking pots, pans, dishes and glasses of all types. Each bath has a dual shower heads. The house has HE front loading washer and dryer and a sewing machine on site. There is ample deck-space outside with furniture, an enclosed fire-pit and a gas grill. Even when it rains or snows, you can enjoy the main deck section as the ceiling of the deck is covered in addition to being nicely wooded and private.
The home comes with luxury high quality linens and towels, plenty of night lights and liquid soap at all sinks.

Our home is less than 2 miles from the Beech Mountain Ski Resort parking lot. The home also has membership at the Private Beech Mountain Club which allows our guests to obtain an unaccompanied guest pass for a minimal fee. In spring, summer and autumn, the Beech Mountain Club features a championship 18-hole golf course, clubhouse dining, 10 clay tennis courts, a fitness center, 3-zone Olympic sized heated swimming pool (open Memorial - Labor Day), Pickleball, Pavilion, Bocce Ball Courts, Wellness Center, Childrens' day camp, and much more. Year-round you can use the fitness center and massage therapy at the club.

Beech Mountain is also home to the Buckeye Recreation Area which can also be utilized during your stay for nominal weekly or daily a la carte fees. We are located just 1.5 miles away. It has over 50 acres of developed parkland, almost 10 acres of lakes, over 28 miles of designated hiking and biking trails and a 23,000 square foot, state-of-the-art Recreation Center. Buckeye has a full-size gymnasium, indoor tennis court, meeting areas, fitness area with state-of-the-art equipment, kid’s playroom, an indoor walking track, and lobby with free WiFi. Buckeye is ready for you to come party, play, meet, exercise, and relax. Buckeye Park also offers outdoor recreation such as tennis, walking trails, ball field, fishing, boating, hiking, campfire area, and a picnic area. The recreation center has a wide range of sports equipment and outdoor gear for you to rent or borrow.

Beech Mountain is also famous for its 19 hiking trails ranging from 0.04 to 10 miles in length, ranging from easy to advanced to accommodate hikers of all ages!

Our guests can obtain exclusive access to the Beech Mountain Club for a nominal guest fee. Not every Beech Mountain rental has our views in addition to providing you access to this wonderful mountaintop private club with golfing, tennis, pool, gym, and more!
In order to have access, please notify us you want to do so as soon as your reservation is confirmed. We must submit a formal request at least 4 days prior to your arrival. Unaccompanied Guest cards are $10 per day, $35 per week, and are required for all persons age 5 and older. Access includes unlimited family access to the Wellness Center, Pickleball Center, Pool, Clubhouse, and other food service outlets, and the Recreation Department facilities and events. Access to golf and tennis at daily play rates (please make reservation two days in advance).

From idyllic sunrises to vibrant sunsets, guests here will be spoiled by the beauty of the surrounding mountain ranges. Located less than two miles from Beech Mountain Ski Resort, this incredible versatile property also has a membership at the Private Beech Mountain Club, allowing guests to obtain unaccompanied guest passes for a minimal fee for exclusive access to golfing, tennis, and swimming facilities.
Perched at over 4,100 feet upon one-and-a-half acres of land, Woodland Retreat maintains the perfect balance between easy access and peaceful seclusion.

In winter or snowy conditions, you will need a 4-wheel drive/all wheel drive vehicle and/or snow chains. Please be prepared and have snow chains at minimum (you can purchase as you get into Banner Elk - Beech Mountain sometimes mandates the use of an all-wheel / 4-wheel drive and / or snow chains to get around in winter weather conditions - there is a sign with flashing lights as you enter the mountain). We are not responsible for dangerous road conditions.

A starter kit is provided of toilet paper, paper towels, Kleenex, bar soap, shampoo, conditioner, dish soap, dishwasher soap, laundry soap, dryer sheets (if you are staying more than a few days, or have a large group, be sure to bring extras!)

This agreement is between “Owner" and "Tenant" as described in the AIRBNB acceptance agreement online.
(OWNER) hereby rents to TENANT, and TENANT hereby rents from Owner, the vacation property described below, herein referred to as the “Premises".
Description of Vacation Property:

(a.) Method of Payment: Owner accepts payments through the online AIRBNB website.
(b.) Payment: The final payment will include the balance of the Total Payment due per AIRBNB policies.

SECURITY DEPOSIT/ ACCIDENTAL DAMAGE PROTECTION INSURANCE POLICY: A refundable $500.00 Damage Deposit is held by AIRBNB. The Damage Deposit does not cover or relieve you from liability for willful or wanton damage to the property caused by gross negligence of Tenant or intentional misuse of furnishings, appliances, equipment or other amenities provided within the home, excessive damage caused by pets, damage done by unauthorized groups, loss of use, theft from the premises of the owner's property, damage caused while under the influence of alcohol or drugs, OR damages related to smoking in the premises. YOU MUST NOTIFY OWNER OF ANY DAMAGES OR LOSSES PROMPTLY DURING YOUR OCCUPANCY. ALL COSTS, REPAIRS AND DAMAGES AS AUTHORIZED BY THE NORTH CAROLINA TENANT SECURITY DEPOSIT ACT WILL FIRST BE APPLIED TO THE SECURITY DEPOSIT. ANY AMOUNT IN EXCESS OF A SECURITY DEPOSIT, OWNER RESERVES TO RIGHT TO CHARGE THE TENANT FOR ANY COSTS, REPAIRS, AND DAMAGES AS AUTHORIZED BY THE NORTH CAROLINA TENANT SECURITY DEPOSIT ACT.

PETS: NO PETS SHALL BE ALLOWED on the Premises UNLESS DISCLOSED AND APPROVED IN THE INITIAL RENTAL REQUEST AND THE PET FEE PAID. A maximum of two (2) dogs are allowed in the house. All pets must be crated or confined to a non-carpeted area if left in the home alone. Tenant's breach of this provision shall be considered a material breach and, as such, shall result in the immediate termination of Tenant's tenancy. All pets must be curbed on the property. Please pick up after your dog and dispose of properly. If any mistake is made by a pet on the carpeted area of the house, the tenant is responsible for cleaning and removing any and all stains prior to check-out or additional fees may be accrued.

CANCELLATION: Bookings canceled at least 1 week prior to arrival will receive a 50% refund, except all fees per AIRBNB policies.

EQUIPMENT AND FURNISHINGS: The unit is equipped for normal housekeeping and is supplied with a stove/oven, refrigerator, dishwasher, garbage disposal, Keurig, coffee percolators, microwave, four TV(s), cable, WiFi, Blu-ray/DVD players, washing machine, clothes dryer and a gas grill. Use of the house phone is limited to domestic calls within the US only. Any international calls made outside of the US will be billed to the Tenant.

CHECK-IN and CHECK-OUT: Check in time is 4:00 PM on the date of arrival. Check-out time is 11:00 AM on date of departure.

MAXIMUM OCCUPANCY: Maximum occupancy is ten (10). HOUSE PARTIES ARE STRICTLY PROHIBITED. The hosting of house parties or other activities which would increase the maximum occupancy limit inside the unit, on the decks or anywhere on the property is a violation of the rental agreement and will result in Tenant's eviction from the premises and forfeiture of all monies paid.

REFUNDS: No amenities are guaranteed. There will be NO REFUNDS for the malfunction of any equipment including, but not limited to, TVs, Blu-Ray/DVD players, appliances, power outage and telephone service. Every effort will be made to ensure that all equipment on the Premises is in working order. Tenant should report any inoperative equipment to Owner. Tenant shall allow Owner's representative and maintenance subcontractors to enter the Premises during reasonable hours to perform necessary maintenance.

WEATHER: There will be no refunds due to inclement weather unless a mandatory evacuation has been ordered by State or Local authorities. Owner does not guarantee weather or road conditions and no refund will be given as a result of either. Owner recommends and Beech Mountain sometimes REQUIRES four-wheel drive and/or snow chains during winter weather conditions (there is a sign that indicates requirement when flashing upon entering the mountain). Tenant acknowledges that the front house entry, driveway, stairs and decks could be very slippery due to the ice and snow. It is the tenant's responsibility to maintain safe usage of steps and path and to use caution while on or near these slippery areas. A snow shovel is provided for you as it is the Tenant's responsibility to shovel the snow to keep decks and stairs clear.

INTERNET SERVICE: Owner offers wireless internet service at this property. Owner is not an Internet Service Provider (ISP) and as such, does not warrant that the Wireless Service will perform at a particular speed, or will be uninterrupted, error-free, secure, or free of viruses, worms, or objectionable content. Please note: Refunds will NOT be given for Internet Service outages. You expressly assume all risk and responsibility for use of the Internet Service.

SMOKING: Owner adheres to a strict NO SMOKING policy. As stated on our webpage and this rental agreement, this property is NON-SMOKING. This includes not only the house, but the porches, garage, and the 1 ½ acres of yard that encompasses the entire property. This is especially important since there is flammable propane on the premises in several areas. We also don't want to put the lovely trees in jeopardy. If you must smoke, we have provided a stainless steel bucket ash tray next to the grill on the porch. You can fill the bottom with any dirt/sand and you MUST take this out to the road in front of the house outside, and dispose of all litter (i.e. cigarette butts) in this tin. Any signs of smoking on the property grounds or littering of your cigarette butts on the ground will result in a minimum $500 fine after your stay. My apologies, but we've had to implement these strict rules due to other renters that were not courteous enough to not litter all over our yard and porch in addition to your safety with propane on premises. Thank you for your cooperation and understanding!

ITEMS LEFT BEHIND: Owner will not be liable or responsible for Tenant's personal items left behind, lost or stolen. Tenant will need to call owner promptly to request return of item. Funds for Shipping (packing & postage) plus a $10.00 handling fee (for housekeeper) will need to be paid prior to shipping.

DISBURSEMENT OF THIRD PARTY FEES: Tenant authorizes Owner to disburse prior to Tenant's occupancy of the Premises, any fees owed to third parties to pay for any goods, services , or benefits procured by Owner for the benefit of Tenant, including, but not limited to any fees set forth herein payable to Agent for reservation, transfer or cancellation of Tenant's tenancy.

TENANT'S DUTIES: Tenant agrees to comply with all obligations imposed on Tenant by the Vacation Rental Act with respect to maintenance of the Premises. These duties include, but are not limited to, (i) keeping the Premises as clean and safe as the conditions of the Premises permit, (ii) causing no unsafe or unsanitary conditions in any area used by Tenant, including the common areas, and (iii) notifying Owner in writing of the need for replacement of or repair of a smoke detector. Tenant agrees not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Tenant's breach of any duty contained in this paragraph shall be considered a material breach which shall result in the termination of Tenant's tenancy.

OWNER'S DUTIES: Owner agrees to provide the Premises in a fit and habitable condition. If at the time Tenant is to begin occupancy of the Premises, Owner cannot provide the Premises in a fit and habitable condition, Owner shall refund to Tenant all payments made by Tenant. Owner shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap or familial status of any tenant.

MANDATORY EVACUATIONS: If State or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, Tenant will be entitled to a refund of the prorated rent for each night that Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises: (i) Tenant refused insurance offered by AIRBNB that would have compensated Tenant for losses or damages resulting from loss of use of the Premises due to a mandatory evacuation order, or (ii) Tenant purchased such insurance.

EXPEDITED EVICTION: If the tenancy created under this Agreement is for 30 days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Tenant may be evicted under such procedures if Tenant (i) holds over in possession after Tenant's tenancy has expired; (ii) commits a material breach of any provision of the Agreement (including any addendum hereto) that according to its terms would result in the termination of Tenants tenancy; (iii) to pay rent as required under this Agreement; or (iv) has obtained possession of the Premises by fraud or misrepresentation.

INDEMNIFICATION AND HOLD HARMLESS; RIGHT OF ENTRY; ASSIGNMENT: Tenant agrees to indemnify and hold harmless the Owner of the Premises from and against any liability for personal injury or property damage sustained by any person (including Tenant's guest) as a result of any cause, unless caused by the negligent or willful act of the Owner to comply with the Vacation Rental Act. Tenant agrees that the Owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvements thereto as Owner may deem appropriate. Tenant shall not assign this Agreement or sublet the Premises in whole or part without the express written permission of Owner.

OTHER TERMS. This Agreement shall be valid and enforceable once Tenant has confirmed the reservation through the AIRBNB system.

BY ACCEPTING THIS RENTAL, Tenant acknowledges that Tenant has read this agreement in its entirety and agrees to comply with all terms and conditions as provided herein. Tenant understands that Tenant is responsible for compliance with these terms by all parties who may use the Premises during the period of Tenant's tenancy.

Great place, great views, and great times! These are the three things you will have when you stay here. The open concept made it feel great and the fireplace in the center really set the tone for the whole trip! Thanks for the awesome stay.

The listing's description was not accurate. It is more beautiful than mentioned :). We were there for two nights with my parents, aged close to sixty and my kids 3 and 5 yr old and each and everyone had great time. I got more than expected. The view is BREATHTAKING, especially during the fall and as a photographer I had superb time. I highly recommend. Strictly follow Kristen's instructions to reach the location. She is a great host and really appreciate her professional way of handling things. Great job Kristen....!! Felt 2 nights are very less and would love to stay here again and again,
