My space is unique because it has a great location, it is in the main touristic area of Puerto Rico, it is nearby restaurants, casinos, hotels, restaurants, bars, pharmacies, bus stops, main roads and most important it is one block from the beach. Also it is totally equipped and clean.

Condominium disclosure: It is important to have knowledge that the apartment it is located in a Complex of Condominiums or Apartments, so we do not have control of the activities that are done by the neighbors or administration, for example: Once a month the administration cuts the water for approximately four hours to make repairs to the plumbing. In other cases, it is not often but they do repairs of the common areas, repairs or remodeling of the apartments, in this cases we can not control the sounds or the repairs or the common areas that are closed.

1. Smoking is NOT allowed, only in the balcony with the door of the window close, if do not comply with this rule it will generate a fine for $150.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4.Keep the property and all furnishings in good order and inside of the apartment.

5.Only use appliances for their intended uses.

6.Pets are NOT allowed, if do not comply with this rule it will generate a fine for $150.

7.Parking:

PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure.

PARKING – Parking is limited to 1 vehicle(s). Vehicles are to be parked in designated parking areas only and in reverse, please do not park the car in parking space that say “PRIVATE” or “PRIVADO”. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units, only the beach towels.

9.Storms:
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
10. On the morning of your checkout please do the following:

•Bring all trash to the dumpsters located in the parking lot.
•Please wash all the dirty dishes and return dishes, cups, and utensils to their proper cabinets and drawers.
•Please leave parking passes on the kitchen counter for our next guests.
•Place keys and beeper on the counter for our next guest.

11. Beside the rules establish above, also the guest’s will have to comply with the rules of the condominium, you will find a copy in the apartment.

12. It is not permitted loud noises and music after 10:00 pm.

This trip was very beautiful and the place made it even better. The condo is located in a gated complex, on a lively street with restaurants and shops. The host provided simple instructions to get into the condo. He is a very fast responder. The condo seems to be renovated and maintained very clean. It was a 15-20 minute drive from Old San Juan. 5 minute walk to the nearest beach. Great location for the price.

Wow. We had a great time here. Although we didn't get to meet the host, he was very thorough with instructions and a very fast responder! The condo is very clean and it was a 10-15 minute drive to San Juan. 5 minute walk to the nearest beach and 10 minute walk to both convenience store and supermarket. Great location for the price. My girlfriend and I made great memories here. I highly recommend it to both couples and individuals!

The airbnb was absolutely beautiful and was located in a very central area. Everything was in walking distance which was great! However, my partner and I encountered some issues with the apartment. First, we found out the water in the shower was way too cold and my partner and I are the type of people that freeze easily. Second, the complimentary bottle of wine tasted absolutely disgusting and took hours to open unlike any other wine bottle that would normally take a minute to open. Third, we didn't like the fact that to get to the balcony we had to climb out the window. Lastly which completely took the icing on the cake for renting out another airbnb, assuming because the code on the door was so easy to figure out, one night throughout our stay, we discovered the door open to the apartment and felt that someone tried to break in. Had it wasn't for the chain lock on the door, we felt that something serious could have possibly happened and for every day we stood in the airbnb we always made sure we locked our door. After this experience my partner and I have decided to never get an airbnb for any of our future vacations.

Hi Heidi, thank you for you review, we are very sorry for the issues that you had in our apartment, we would appreciate if you told us in your stay, so we can help fixing some of those issues like the complementary wine and the code could be change, for the water we set it to be warm for the safety of our guest, but today I going to change it, unfortunally for the access to the balcony it is the way it has been designed and we are not allowed to change it (It is something that can be visualice in the pictures of the listing). Also it is our best interest that our guest have a lovely stay in our apartment that is why we always work on solving as fast we can the issues that come up in their stay, that is why it is important the comunication like when you ask us for early check in and we could delivery. Finally we respect your decision toward your Airbnb experiencies, we believe this concept it is for clients that like to safe a little bit of money on free wifi, free parking, coffee, stuff for the beach, having a kitchenette and more things that usually a Hotel will charge for it. The Airbnb was wonderful and was easy to access. It was in a gated condo complex on a lively street with restaurants and other hotels. The apt is beautifully renovated and very clean. We loved coming back every night! Contrary to other posts, noise was never an issue for us, but the water could be warmer (We heard that this is typical of other PR Airbnbs and not an issue after a hot beach day). The beach is a 10 min walk past ESJ. Grab lunch/dinner at Platos, go soak up the beach and sun, and enjoy!

This place was cozy and perfectly described as a couple's place. Very clean, which is very important to me. It is very noisy at night, between planes landing, protesters, and sounds of people on the streets; I found it difficult to get any sleep. It seemed as if the windows just couldn't muffle the sound. If you are a night owl, no worries because you won't need to sleep anyway. The city is alive well into the wee hours of the morning. We stayed a couple of weeknights as well and it was the same. Check out the daiquiri bar downstairs for a little karaoke fun. This place is an awesome choice, I probably would have chosen a different place, if I had known about the noise at night.

This was the cutest little apartment just as it's pictured. Loved all the decor and the linens. Shampoo, conditioner, and body gel was provided as well. Christian was even so great to leave us a little welcome card and bottle of wine to celebrate our arrival. Thank goodness for their A/C unit bc those hallways get humid! Great location - not far from San Juan airport and walking distance to many restaurants and the beach. One thing though is the walls were a little thin and construction would start in the room next to us every morning at 930 but someone has to get us moving and exploring the beautiful island right!?

Great place. Security guards on duty 24/7 and in a nice area. It sits between the San Juan Hotel and the Ritz Carlton. Plenty of places to eat within walking distance. The ONLY disappointment was the shower only getting warm and not hot. There are beach chairs and cooler provided at the apartment which came in handy since we were traveling by plane.
