Our Tipi is a HUGE 7M diameter; with 10M tall poles. Sleeps 4 in double bed & two singles. Includes basic continental breakfast & tea/coffee. High quality. Raised & insulated wooden floor. Companion bathroom building & outdoor kitchen shelter. A continental breakfast is provided.
Our Tipi (Teepee) was made in Nelson, South Island, New Zealand. It is much larger than most Tipi at 7M diameter. There is basic insulation up to adult head height. We have added the insulated wooden floor and all the furniture. Heating is provided via two electric heaters, an electric blanket on the double bed, plus hot water bottles on the single beds. There are ample blankets provided.
We designed the kitchen shelter to provide all you need to self-cater your meals and for your convenience have included a gas pizza oven, gas barbecue, washing up sink, pots, pans, plates and cutlery. The lavish private bathroom building is also of our design. We offer the Tipi in spring, summer and autumn. It is too cold in winter, so not available.

GPS WARNING: If you are travelling north from Christchurch or Hanmer Springs, do not approach us from the Inland Kaikoura Road. Some GPS systems bring you this way, which is wrong = you'll have to cross a large river! Start from Kaikoura town centre, and take Ludstone Road, which becomes Red Swamp Road, then left into Kowhai Ford Road.
CHECK-IN = Please let us know (in advance) your expected arrival time, so we can plan to be available to welcome you – thanks!
The properties we have are unusual with features and facilities that need an introduction, so we prefer to welcome guests, and provide a personal introduction and answer any questions you might have (However, despite our best intentions, we sometimes have off-site errands, occasional time off, etc, which might mean we’re not available. On these rare occasions, we ask our staff to cover for us. Thanks in advance for your understanding).
1pm = your earliest check-in time
1 - 4pm = please enter the main car park and find a member of staff. If no luck within a few minutes, please call us: +(PHONE NUMBER HIDDEN)pm = please come to our central (white) house and knock on the door (there’s a ‘late arrival’ sign on our gate!)
After 9pm = please consider that we are a small family business. We don't have night-time staff. The animals we care for require that we are up very early every day! (We normally go to bed around 9pm). If you arrive late to Kaikoura, perhaps you could check-in before going into town for dinner? THANKS for your understanding.
Late Check-in charge = there is a $30/hour charge for checking-in after 9pm. The first $30 charge will be made at 9:01pm. From midnight, the charge increases to $60/hour. This pays for a staff member to be available when you arrive.
CHECK-OUT = before 10:00am - thanks!
Extended check-out = after 10:00am - if you would like to extend your stay in your property, we charge $20 per hour. The maximum extension we can provide is two hours. (The first $20 will be charged at 10:01am). This pays for staff waiting to clean the property.
ANIMALS = you are welcome to enjoy EXCLUSIVE access to our private collection of 30+ Farm Animals for three hours each day = 8:15 to 10am, and 3-4pm (these are the times we have staff on duty to assist you). Due to health and safety regulations, please do not enter the animal areas outside these times - thanks.
CLEANING = We ask that you leave the property in the condition you found it, eg: wash and put away dishes, clean barbecue facilities, put away toys, clean up any mess, etc. Our cleaning staff are expected to: change and wash sheets & towels, clean toilet and bathroom, vacuum, empty waste bins, etc. Any extra cleaning time will be charged at $20 per 30 minutes to rectify problem(s) - min. charge $20. This pays to have additional staff available on stand-by, their transport cost & travel time, and the cleaning time itself. THANKS for your help and understanding.
INVENTORY = on very, very rare occasions we find items missing or broken. Normal wear and tear is not a problem, but if anything is missing or broken, we reserve the right to charge you to replace the item(s). If you have a problem, or something breaks, etc. please let us know, so we can talk about it.
