Private, furnished 2nd floor apartment, overlooking playing fields with an easy commute to Central London within 40 minutes.

Finished to a high standard, this well stocked self-catering, fully furnished 2nd floor apartment is ideal for 2 adults.
Well stocked - TV, radio, crockery, cutlery, pots, pans, fridge/freezer, cooker/stove, oven, hair dryer, iron, ironing board, bathroom towels and bedding.

The apartment is for your private use only and has an open plan dining/kitchenette, an open plan lounge/study, comfortable bedroom and separate bathroom.

On arrival, I meet, greet and orientate guests to the apartment and the neighbourhood. After this, guests are left to enjoy the apartment and I remain available by telephone.

Local services, within walking distance (1-2 km) include award winning restaurants and take-outs, pubs, gyms, swimming pools, lidos, public parks, cinemas, convenience stores and supermarkets.
Public transport, within walking distance (0.3-2 km) provides easy access to Central London and surrounds.
Attractions close to the apartment include the Royal Air Force museum, The Arts Depot Theatre, Barnet Football Club, Saracens Rugby Club, Golder's Hill Zoo, the Chicken Shed, Friary, Brunswick and Bethune Parks.

Parking is available on the estate. The area is also supported by private hire taxi services.
The bus services is a 5 minute walk from the apartment, the London Overground Rail services is a 10 minute walk, and two underground tube stations; the Northern Line gives easy access to the north and south of London, while the Piccadilly Line travels from east to west, providing direct access into Heathrow Airport.

So many things to do and experience in London - where to start ....?
Accessible parks include Hyde Park, Regents Park, Richmond Park, St James Park, Victoria Park, Hampstead Heath, Clapham Common, Battersea Park or enjoy a tour guide down the Lee Valley Regional Park.
A huge selection of London gardens and palaces also display art collections; Buckingham Palace, Kensington Palace, Hampton Court Palace, Eltham Court Palace and Syon House. The popular The Royal Botanical Gardens at Kew are accessible as are many of the the smaller gardens including Chelsea Physic Gardens, where one can view world medicine and pharmaceutical medicine in growth, Kyoto Japanese Garden, Charlton House Peace Garden, Fulham Palace Garden, Chiswick House Garden and The Garden Museum.

Street art can be found in Trafalgar Square, Canary Wharf, Spitalfields, Lewisham and you might go in search for the artist Banksy, works in London.
Sport fans are able to access stadiums such as Wembley, Twickenham, Emirates, Stamford, White Hart Lane, The O2 Arena, Crystal Palace, Boleyn Ground, The Olympic Stadium and Lord's Cricket Ground.
Accessible exhibition halls include ExCell, The Barbican, Earl's Court and Alexander Palace, with its magnificent gardens and panoramic views across London.

Rental Rules
The Apartment is rented subject to the following rules:

1.Check-in time is after 15:00h local time and checkout is 11:00h local time.
2.This is a non-smoking property.
3.The apartment is available for rent to adults, aged 21 and older. Regrettably, the property is not suitable for children or less-abled people.
4.Pets are not permitted in the apartment.
5.The non-refundable reservation deposit (£150.00) is required to secure the booking. This is applied towards the full rental cost.
6.The balance of the rent is due seven (7) days before your arrival date or as requested, by websites managing payments directly.
7.Any cancellation or change resulting in a shortened stay and made within seven (7) days of the arrival date, forfeits 50% of the total rental payment or in the case of websites managing payments directly, according to the stated policy on the website.
8.Early departure or cancellations received after expected check-in do not warrant any refund of rent.
9.The maximum number of guests is limited to two (2) persons.
10.Rates include a one-time linen and towel setup.
11.A housekeeping service is not included in the rental rate.
12.Rates are subject to change without notice. Once you make payment at the quoted rate, this rate will be retained for your stay.
13.You will be required to identify yourself prior to check-in. A photographic personal identification is required. This could be a passport or UK driver’s licence and should contain both your name and a recent photographic image, in which you are clearly recognisable.
14.Any booking obtained under false pretence will forfeit all payments made and the party will not be permitted to check-in.
15.Resident motor vehicle parking is available on a first come/first served basis in the estate grounds. Any illegally parked cars are subject to towing. Fines/towing fees are the sole responsibility of the vehicle owner or in the case of rented vehicle, subject to motor vehicle rental agreement.
16.Damages exceeding normal wear and tear (above £20.00 per stay), to the property or its contents, will be charged. This is not limited to, but includes the tampering with locked cupboards, the removal of linens/ towels from the apartment and leaving the apartment unlocked during your stay.
17.The enamel bath should only be cleaned with enamel suitable products. Only use products supplied in the apartment for the cleaning of the bath.

18.The septic system is very effective. It will however clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.
19.Do not discard food particles or ground coffee via the kitchen sink. An effective drainage system is in place. It will however, clog up if improper material is put into the drain. DO NOT DRAIN anything other than water via the kitchen drain.
20.A Welcome Folder provides detailed instructions for the use of the apartment appliances and facilities and one is encouraged to consult this folder on arrival. Should one remain unsure or unfamiliar with the safe use of appliances or facilities at the apartment please do not use these. These are used at one’s own risk. No responsibility for the incorrect use or misuse of the apartment appliances and facilities is accepted.
21.The front door key should be left on the study desk in the apartment on departure and the apartment should be left locked.
22.Any fines or penalties incurred remain the sole responsibility of the person being fined or incurring the penalty. It is recommended that one makes oneself aware of and abides by this Country’s protocols and legislation. This includes, but is not limited to not disturbing the peace in a residential area.
23.No responsibility for inclemental weather that may result in delay, cancellation or postponement of arrival and departure times is assumed.
24.No responsibility for illness or injury that may incur to persons while on the premises is assumed.
25.No responsibility for unforeseen events and/or ‘Acts of God’ preventing and/or delaying arrival and/or departures is assumed.
26.All emergencies and/or unforeseen events should be reported to Playing Fields immediately.
27.It is recommended you take out travel insurance for your trip and for the events not covered in the above rental rules.
28.Any exceptions to the above mentioned rental rules must be approved in writing in advance. Please note that exceptions may incur additional changes. These will be made clear in the written exception.
