This private apartment is available when the main villa is not in use, so you will have private use of the facilities. With wonderful views over the pool & Spring Plantation. Full access to the Pool Suite apt, pool area and gym.

Quiet and peaceful while only 15 mins from the islands best beaches.

Taxis are readily available or jeep rentals. You can walk into the main town in approx 30 - 40 mins, or a 10 min car ride.

We will only rent to one group at a time so you will never have to share the villa with other guests and have exclusive access to the villas facilities.

Description 2 BEDROOM VILLA WITH POOL / ONE BEDROOM POOL SUITE/ BOTH


The owners will rent Bay Tree Villa pursuant to the following conditions:-

The total rental price for the rental period is: $______________

This is to be paid as follows:- 25% on booking with the balance to be paid in full not less than 60 days before the rental date.

Included in price: Light meal on arrival, house keeper twice per week. All utility bills including gas, electricity, water, pool service & garden maintenance. One airport or ferry terminal pick up and drop off(URL HIDDEN)Use: The Client/tennent expressly agrees that the present rental agreement consists of a temporary vacation lease for the use of the property other than as a permanent dwelling. Therefore, the parties declare that any long term lease requirements are not applicable to this agreement.

(2) A security deposit of US$500 or its equivalent in EC Dollars will be required to cover any damage to the property. This is to be held by the Villa Owners in the form of travellers cheques or cash at the commencement of the rental period. This security deposit will be returned after inspection of the property at the conclusion of the Rental Period providing no damage has occurred to the Property or its contents.


(3) The Owners assume no responsibility for injuries or death to the Client or persons renting and/or guests of the Clients on the rental property at the invitation of the Client or his/her family.

Children are to be supervised at all times, especially around the swimming pool.
The use of the pool is at the Client’s risk. Diving into the pool is forbidden.

(4) The Owners advise the Client and his/her family and guests to purchase some form of travel insurance to protect them and their valuables. Health Insurance is also advisable. The owners assume no responsibility for theft or loss of valuables from the Property.

(5) Rentals are for a specified number of persons. Any additional person occupying Bay Tree Villa could result in the loss of security deposit. Only the amount of people specified above are accepted as part of the rental group. Violation of this will be seen as breach of contract and can lead to forfeiture of the security deposit.

(6) The Client is responsible for all damage or loss which occurs to the rental property or its contents (save for fair wear and tear) during the rental period and for paying any appropriate compensation as specified by the property owners. The Client hereby binds him/herself to preserve and take care of the rental property and furniture at his/her cost, as well as to preserve the property in the habitable condition which is necessary for the use agreed herein.

The Client will not conduct any works whatsoever at the rental property.

The Client is also obliged to use the property civilly, properly and respecting the laws, community standards and applicable municipal regulations, so as not to cause any damage or nuisance to the neighbours.

(7) In case of cancellation of this private agreement, refund will take place according to following rules:

Booking deposits are non refundable unless agreed by the Owner in writing.

Cancellation within 60 days of confirmation and payment of any outstanding balance will result in a charge of 100% of the rental amount unless a replacement booking is obtained and in which case we will refund the difference between what was due under the agreement and what has been obtained from a replacement booking.

(c)There will be no refunds after occupancy of the Rental Property has commenced.

(8) No pets allowed

(9) No Smoking inside the Villa.

(10) The parties submit to the jurisdiction of the Courts of St Vincent and the Grenadines to settle any disputes that may be derived from the interpretation, performance or application of this agreement, and waive any other jurisdiction to which they may be entitled.
