Our family owns and still operates a small sheep ranch a few miles up the road. We will not be staying near the yurt property and due to it's primitive location, there is no cell phone service or internet to contact us there. If there is a problem at the yurt, one would either need to drive up the road to the ranch or drive towards Zion to get service. So enjoy time away from the city, away from technology and become one with nature.
A detailed list of what to bring & what we provide can be found on our website. Guests can opt bring their own linens/sleeping bags/blankets if preferred, or linens & towels can be provided. Please message me letting me know how many people will be sharing a bed or need one of their own. We have 4 full beds and 3 twin beds (one of the twin beds is a pullout trundle.)
The following is what is definitely not at the yurt as to throw no surprises your way: There is no plumbing or running water to or from the yurt. The toilet, shower & outdoor sink are located in a separate facility close to the yurt. There is no electricity or outlets to plug in anything, nor are there any generators. There is no cell phone reception at the yurt. There is no internet and no satellite phone.
You will be in primitive country which means miles from help if needed. Please use caution & good judgement when at the yurt! And hey, enjoy the solitude!
Please read through this section! ALL the important info is here:
DEPOSIT: There will be a $200 security deposit that will not be charged unless there is damage to the property or items are missing.
BOOKING: If booking more than 1 month in advance, all necessary information will be sent to the email you provide approximately one month prior to your check-in. This avoids lost emails. The person renting the yurt must be 18 or older. No groups of minors are allowed without a representative adult present for the duration of the booking. Total number of occupancy is 9 persons. Please inquire about additional persons for camping/tent space.
FEES & TAXES: There will be a standard cleaning fee of $60 added to each reservation. Taxes & Airbnb fees are additional. Taxes are compromised of a Utah Transient Room Tax of 4.25% and Utah Sales Tax of 7.95% totaling 12.20%.
CANCELLATIONS: There will be a 50% refund issued up until 1 week prior to arrival, minus Airbnb's fees. Because we are a reservation destination based yurt, no refunds will be made with less than 7 days notice. If a cancellation is 100% weather related, we will refund you the full amount (minus Airbnb's fees & the cleaning/preparation fee.) In the event of a cancellation due to impending weather that may or may not come, we let the reservation play out and if you could have arrived at the yurt by 6PM and drove out safely the next morning, no refund will be given.
ROAD CONDITIONS: ***Please note*** if it rains on the North Fork road, it may be impossible to reach the yurt due to the mud. The clay in the road will stop even 4X4 and off road vehicles. Typically, within 5-6 hours after a storm is finished, the roads dry up enough to travel on them. If you are scheduled to rent the yurt and it rains, wait it out and try in a few hours. Do not attempt to drive on the North Fork Road if it is raining! If it does not stop raining and you are unable to make it to the yurt, we will be happy to issue a refund. Rainstorms are few and far between here in Southern Utah, but we want our guests to be safe and know the potential dangers of the rain in case it comes during your stay.
WAIVER: Each person staying at the yurt is required to read, sign & submit the Release of Liability & Acknowledgment of Risks Agreement to Zion Backcountry Yurts. Guests will be sent a copy of this waiver through their email after booking. Parents or Guardians of minors (under 18 years of age) must sign for underaged children.
LINENS: Linens are optional. If you would like to bring your own sleeping bags, sheets, blankets, towels etc., feel free to do so! We will provide pillows with cases regardless. The bundle includes: fitted sheet, flat sheet, comforter, blankets (if cold weather), pillows, pillowcases, towels, and a washcloth. If your party needs linens, please let us know how many people are sharing a bed or wanting a bed to themselves. There are 4 double beds and 3 single beds (one single being a pull-out trundle.)
RESPONSIBILITY: You are responsible for your own actions and the safety of those in your party or who join you while at the yurt site. Each member staying at the yurt is required to read and sign the Release of Liability and Acknowledgment of Risks Agreement before entrance to the property. Each guest is responsible for looking at the weather prior to checking in and either driving in early, driving in later, or not attempting to drive if wet.
CHECK IN/CHECK OUT: Check in time is 4:00 PM and check out time is 11:00 AM unless prior arrangements have been made. We understand situations don't always go as planned, therefore we can be flexible with these times, especially if weather related. If you would like to check out at a later time, please just let us know in a message or email so we can accommodate you better.
PETS: Please inquire!
YURT ETIQUETTE: This simply means treating the living space as if it were your grandmother's house. If you use dishes, wash them, & put any trash in the trash bins, make sure the gas is turned off and extinguish any fire in the stove, etc. Respect the building and the location.
SMOKING: No smoking is allowed inside the yurt or in close proximity to the yurt or combustible vegetation. This is in compliance with the regulations and guidelines of the Utah Fire Department.
FOOD: You will need to pack in your own food and beverages and pack out what you don’t consume. Please do not leave perishable food or liquid at the yurt site as this invites critters and disease into the yurt.
WATER: Our water source for showers, sinks & the toilet is provided from a well. An outdoor sink provides an area to clean dishes. There is no water hooked up to the yurt, however, we do provide a flushing toilet & hot water for showers in a separate bathhouse. We will provide (2) 5-gallon Primo water jugs per reservation for cooking and drinking, located inside the yurt. Both fire pits have spigots nearby to extinguish fires when through.

Growing up on a sheep ranch definitely put the outdoors in my blood. I seek that adventure, solitude and joy from breathing in fresh mountain air. I became a mom 2014 of a beautiful baby girl, who first experienced my passion at 5 weeks old on a camping trip in the Uintas. To be able to rent our yurt out to great people, and work an honest living on our ranch is my idea of living the dream!
