Exceptionally booked as entire house only for Easter weekend, Casamina is a stunning house with private court, water door and boat, is furnished with contemporary bespoke design. The brightest spot is beside Biennial, 15 minutes from S Mark. We rent the guests' room and its private toilet with full amenities and breakfast. The owner will be welcoming you with stunning, uncanny tips on the city and is available for boat tours, chef's dinner at home with famous guides and cooks.

Just 1 minute by walk with no bridges from Giardini (Biennale) and 10 minutes from Alilaguna Stop (Arsenale) and 2 vaporetto stops from Lido, Casamina is a splendid old but design-furnished house in Venice with a porta sola (private entrance) and private court in the backyard (bordering with Giardni, lots of trees, lots of birds). We rent 1 guests' room and its private toilet in this excellent apartment that is also composed by a kitchen, (to be shared with the owner), a large living room.

The guest room is windowed in the court, so very calm and silent but also very bright.
It has a french bed (140cmx200cm) and can be rent by one or by two persons per time and breakfast is included as well as Internet (wi-fi). Breakfast is Mediterranean and we offer tea or coffee, dried bread&jam, milk, juice, cereals.

The owner is a design curator and journalist not living inside the house but fully available to suggest you any tip on where to go and where to eat.

The house is also inhabited by one superb Siamese cat. We therefore not allow other pets or children.
Exceptionally we can make reservation for 2 persons (1 parent/1 child) if the child is already familiar with pets.

House is not smoking and therefore is possible only to smoke in the court. Guests can use kitchen or court to take breakfast.

Apartment has 1 washing machine that guests can use 1 time if they stay more than 1 week (we do not have drier), plus a good library with extensive art catalogs section and a video library.

Venice sparkling day&night life, the art&design&theatre opening listings, the best djs in town, in a word all the owner's network, make this stay absolutely unique!

In addition the house district is very popular, perfect for Biennale and Movie Festival, but especially the only one still true Venetian.

The house is placed in a big campo, with a splendid natural light and is beside a calm canal. It is the only green area in Venice!

For sport lovers the house is ideal for those loving running and footing (thanks to the park and the stunning bank side outside the house). It is also provided by 2 professional tennis-tables in the public garden.

Extra (to be billed apart and reserved in advance according to availability): art&food guided tours, served dinners at home with chefs, boat tours (night and day), pick-up from/for Marco Polo Venice airport or train station or bus station.

The owner or an officer will be available to welcome the guest, to deliver them a folder with all practical and touristic infos, and suggest the best to do in town.

Breakfast provisions are offered on the place (room service is not allowed). The breakfast includes: juice, milk, tea or coffee, jam&dried bread, cereals.
We are helped by a tour guide and so we can provide (with extra fees) to pick them at the airport, to bring them at the airport, to offer a tour with boats or by foot, to let chefs cook for them at home (with served special gourmet dinners). All these latter are extra activities to be booked and paid apart.

This is the only live and real district of Venice, out of tourism mass and perfect for those of you loving green area and stunning views as well as the authentic city. The location is perfect to visit Biennale (because we are beside the main venues). There is also a tennis table court beside the house with two fields: ask the balls and the racket to play! We can also borrow a frisbee and a basket ball (there is a court just 3 minutes by home, free of entrance). We ask a caution of Euro 50 for the tennis table set and of 20 euro for either the frisbee and the basket ball (the caution is the price of the sport amenities in case they get lost or damaged).

We are at 1 minute (without bridges) from Giardini Biennale, the fastest ferry boats from/for train station and Piazzale Roma and 2 minutes from the N (Nocturnal) ferry boat that stops at Giardini. We are at 15 minutes by foot from Piazza San Marco

The house is on a canal and on a campo, with 3 free sides, a very rare opportunity in Venice. The windows are like canvases on the real fabric of the town.

House rules will be also printed and delivered upon your arrival.

Welcome to my house. Here are the house rules:

•The wc can have only toilet paper in (no tampax, no pads…no other tissues), otherwise it will block!

•Please separate garbage: plastic, paper&cardboard (no invoices or receipts), aluminum, glass (if clean for paper and cardboard, if prior washed for all the rest) have to be recycled: please put plastic, aluminum and glass in the bigger circular blue container into the kitchen and please put paper and cardboard in the paper bag beside the blue container in the kitchen. All the rest to be wasted in the squared blue container with the pedal, also placed in the kitchen. Even if you see lots of horrible bottles and any kind of garbage in the canal, please do not throw anything in it!

How to waste garbage: the service is door to door and works only from 6 to 8 am. Every Monday/Wednesday/Friday you should put out of the entrance door the provided paper bag with the clean paper and cardboards. Every Tuesday/Thursday and Saturday the bag with the provided sticker (that is under the sink) filled with the aluminum, plastic and glass. Every day (except Sundays and any festivity) the trash: please put it hooked at the hook you find on the door (left side).

• Please help yourself for the breakfast (jam, milk and juice in the fridge; tea/coffee/cereals visible in the kitchen); please use the dishwasher only after 8 pm and before 8 am and at full charge.

•Please do not be loud after midnight. The sound limit at anytime in Venice is 50 decibel, after we will be fined by the Police

•The stone table in your room, as well as the old wooden box, are valuable pieces: please use always coasters on the table (we've provided them) and be very careful with any oil, cream and liquid. The table is costing Euro 5600. The wooden box is costing 1000 euro: it is only to be used to store clean dresses: please do not insert your luggage in (put it under the bed) and please ask for a sac to store there your dirty dresses. Eating and drinking is therefore allowed only in the dining room and in the kitchen.

•Please use the information provided in this folder, the papers and maps and the magazines provided on your table, but once finished leave them on the table for the next guests.

•You can use all the books and art catalogues to read, but please do not forget to give it me back, I love them and if at the check out something is lacking we will take the price cover from your caution.

•Please be aware that if you loose the entrance key we have to re-make a copy and we will kindly ask you to pay for it (euro 4 per lost key) and for the new locker (Euro 250).

•We are applying a special electric tariff that is ensuring a better and cheaper consumption: we therefore ask you to light the bathroom towels warmers in the electric mode only after 8 pm. As well we can allow you to use the washing machine only at full charge and after 8 pm (Saturdays and Sundays all day). In the winter time, the bathroom towels warmer have to work only with general heating so we kindly ask you to NEVER switch them on in the electricity mode. Washing machine can be used only for guests staying more than 7 nights.

•We please ask you to always control to have switched off the electric air refresher in your bathroom when you leave your room to visit the city. And to have switched off lights!

•If you stay more than 7 days please agree with Diana in which hours you'll like to have new shower towels and new bed linen (1 change each 7 nights) or to have your room and toilet refreshed (1 time after 4 nights). No linen change is foreseen unless you'll ask for it. The change of the linen and the towel as well as the new house cleaning has a fee of euro 50.

•We finally ask you to leave us a copy of the ID or passport for anti-terrorism law ruling in Italy (if you do not have it, we can make it at home).

We've left for you clean towels for shower in the bathroom together with some detergents (shower soap, shampoo, conditioner, shaving cream) and creams (face, hands, solar screen). Soap on the sink is natural and suitable either for hands and face. We left you also a very good working hairdryer and the fully accessorized kitchen including an electric orange squeezer and an electric fruit puncher!

Très bon choix. Appartement confortable . Quartier très sympa. Calme. Vu immédiate très jolie. Proximité place st marco. Facilité d'accès . Serions restés plus longtemps (3 nuits).

Diana a été une hôte parfaite: accueillante, bienveillante et pleine de bons conseils. Sa maison est magnifique et le quartier reposant après le tumulte du centre, tout en étant à seulement 20 min à pied de la place st Marc! Très bon séjour je recommande à 100% !

Nous vous remercions pour votre accueil pour le petit cadeau pour l'anniversaire de Jean-Baptiste et la réservation du restaurant à la dernière minute ainsi que les conseils d'arrivée et de départ. En revanche compte tenu du tarif, nous n'avions pas compris que l'appartement était occupé. Il est même indiqué dans l'annonce que l'appartement n'est pas occupé. Nous avons trouvé ça très cher pour la location d'une petite chambre dans un appartement à partager. Nous étions venus pour un week-end en couple et nous avons donc eu le sentiment de manquer d'intimité. Dommage car à l'appartement est très bien situé et vous avez été accueillante. Next time I suggest you to use a better translator if you do not speak enough English. You're the worst person a host can expect: false and also not very acknowledged.

Nous avons beaucoup aimé notre séjour chez Diana. Le quartier est calme et peu touristique, et il est facile de visiter Venise depuis cette adresse. L'appartement est très agréable. Surtout, Diana est très accueillante et nous a donné d'excellents conseils pour les restaurants et les magasins.

La chambre avec salle de bain privée qu'offre Diana est intéressante. Le quartier 'Castello' est très agréable. Beaucoup de verdure, la proximité de l'Adriatique, quartier moins fréquenté par les touristes, j'ai beaucoup apprécié. Belle maison meublée d'objets d'arts ce qui peut causer des stress.

L'appartement de Diana est très agréable, décoré avec goût. Situé dans un quartier calme, à la fois suffisamment éloigné du centre touristique mais en même temps assez proche pour s'y rendre à pied. De plus un vaporetto est juste à côté. C'est un lieu vraiment tranquille pour se reposer une fois les sorties dans le centre ville où les îles avoisinantes terminées. J'ai vraiment apprécié l'accueil, le sourire, les discussions en anglais, italien et français. Diana a toujours été disponible pour toutes les questions où renseignements dont j'avais besoin tout en restant discrète. C'est très enrichissant de rencontrer des personnes comme Diana et Giacomo. Lors de mon prochain passage à Venise, j'y retournerais avec plaisir.

Localisation parfaite quand on veut échapper à la foule tout en habitant un quartier authentique plein de charme, proche de tout et d'un arrêt de vaporetto (Giardini). Plaisir du petit déjeuner avec à la fois vue sur la verdure, sur un canal, sur une église et sur un petit pont. Diana est une hôtesse parfaite et chaleureuse, venue nous accueillir au vaporetto, nous a fait partager toutes ses bonnes adresses. L'appartement plein de charme comblera les amateurs d'art contemporain et de design.Les photos correspondent parfaitement à la réalité. Un séjour inoubliable notamment grâce aux moments partagés avec Diana ( et Giacomo).
