Our homes are only to be used for residential purposes only. Please review the “Fee/Fine Schedule Addendum” below for the policies and fine amounts. The following policies are in effect at all VACATION RESORT SOLUTIONS properties. Fines, fees or other penalties will apply and will be strictly enforced due to failure of these rules.

Vacation Resort Solutions , LLC. (“Rental Management”), and Guest agree as follows: Above Guest is an adult (25 years of age or older) and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys or codes will be issued to anyone who is not an adult.

· NO PETS are allowed in any property without written consent and full payment of applicable pet fee.

· SMOKING IS STRICTLY PROHIBITED at all properties, indoors or out, at ALL time. Fines will be assessed. · Illegal substances and underage drinking are against the law and are prohibited. Proper authorities will be contacted.

· Please do not disturb the neighbors. Loud noise and access to back yards and hot tubs is prohibited after 10:00 pm.

· No additional overnight guests are allowed. Prior to check-in, VACATION RESORT SOLUTIONS must receive an updated Occupants List, if different from that received at time of reservation.

· A $50 FEE PER PERSON PER NIGHT FEE WILL BE CHARGED TO YOUR CREDIT CARD FOR ADDITIONAL OVERNIGHT GUESTS NOT THAT EXCEED MAXIMUM OCCUPANCY LISTED ON OUR WEBSITE. · No large gatherings such as, but not limited to: (5 or more additional guests), receptions, luncheons, events, weddings, etc. are allowed without expressed written consent from VACATION RESORT SOLUTIONS.

· STREET PARKING IS STRICTLY PROHIBITED AT ALL PROPERTIES AND AT ALL TIMES. Vehicles parked in the street WILL be towed at Tenant’s expense. · 4 cars maximum per property Parking is limited to garages and drive ways ONLY. · No RVs, boats, trailers, or campers may be parked at the properties without advanced written consent.

· Upon checkout, all doors and windows must be securely locked, with the exception of the interior garage door. Keys and garage door openers must be left on kitchen counter. · Trash cans must be put out and returned on the appropriate day and time. Times are posted on the fridge and in guest book. · VACATION RESORT SOLUTIONS requires at least one party signing the contract to reside at the property for the entire rental period.

We loved staying at this beautiful, clean and spacious rental. Our kids seriously said they want to move there. It was a perfect location for visiting Zion daily. It was so comfortable and we loved cooling off at the pool after a day at the park. Thanks for a great stay. We will be back.

Beautiful home and the photos do not do it justice. The pool area is very nice and the home has everything you need during your stay!!

We absolutely enjoyed our stay! Kelly & Brandy were very accessible for all of our needs. The home is beautifully decorated and had everything we needed in the kitchen and else (URL HIDDEN) comfortable! Couldn't have asked for more. It is also centrally located for all that we wanted to do in the area. Nancy Read

House is beautiful as pictured. A wonderful spot to unwind with the family. Enough room for everyone. We look forward to coming back to this house. Thank you for a very pleasant stay

This is a beautiful home and large enough to comfortably host a big group. Our weather was cold and wet so we spent more time indoors than planned, yet nobody felt hemmed in because of the beautiful spaciousness. The beds are comfortable. The kitchen is fully equipped and very workable, which we appreciated as we cooked a Christmas dinner. The house was spotless and there are many nice touches such as games and a blow dryer. The facilities in the complex were enjoyed by all. There are dramatic mountain views from the dining room. The only negative was there is a little bit of highway noise as the back of the house faces Highway 9 which could be heard from the back bedrooms. Overall a great place to stay, and we would definitely stay there again.

This house is PERFECT!! We had a mix of business and leisure and it is the perfect distance to spend time in Zion area and work in St George! Definitely will be back!
