General House Rules:

* No additional guests than stated (and paid for) in the reservation. Each violation incurs a $50 extra charge per guest per night.

* Children 3 and older and each pet count as additional guests, so please submit your inquiries to the proper number of guests (priced accordingly).

* Absolutely no smoking inside the unit (not even out the window). Smoking must be outside of the building. If any signs of smoking or any smell are detected an automatic $250 deduction will be made from the security deposit. The host shall have the final say in any smoking-related incidents.

* Guests agree to be reasonable if there happen to be any glitches and understand this is not a hotel with a full-time staff. The host will do everything possible to make the guests experience a great one, but in case there is a problem the guest agrees to work with the host and/or cleaning service to resolve it amicably (within 24 hrs). No refunds will be given if the guests are not reasonable in their approach/expect Ritz-Carlton type perfection.

* Please do not remove owner's personal property. If decor, towels, linens, etc. are found missing you will be charged the replacement fee plus an hourly labor rate of $50/hr to place these items.

* Do not leave your personal effects behind. This includes books, magazines, casino chips, food, papers, mail, clothing, etc. If extra cleanup is needed guests may be charged.

* For monthly rentals: The guest agrees to be billed back and pay any electric charges beyond $125/month and water/sewer/trash charges beyond $100. Often times the bill may not arrive until after checkout, in which case we will contact you with any overages, which must be paid upon presentation.

Check-In Procedure:

* We offer keyless entry or lockbox entry at our unit. Keys will be in the lockbox and the code will be given to you after a confirmed booking is made in the confirmation email. The host will not meet you at the unit with the keys. You can check-in privately and independently any time after 4 pm. There is no need to confirm your booking prior to arrival, once booked it's confirmed!

* Guests are to arrive after 4 pm and leave by 11:00 am; early check-in (if permitted and arranged in advance) shall have a $50 fee. Late check-outs will be charged a $50 fee against security deposit per hour late. We have a strict professional cleaning schedule and lingering guests could cause the cleaners to miss the unit cleaning.

During your Stay:

* Heat/AC must be turned off when guests are not home and when upon check-out.

* We strive to stock papers products and supplies regularly, however, we may occasionally run out and the cleaning staff may not notice. If we happen to run out we apologize. There are several stores very close by where you may obtain these and we will be happy to reimburse you.

* Windows may be left open a crack, but not wide open when guests are not home (or upon check-out). Please lock and maintain the safety of the home.

* Please no moving of furniture or accessories in the home. If you must move them, they need to be moved back before you check out. If beds are pulled away from the wall, bookshelves moved, tables, chairs, or other heavy items misplaced there will be a $10 to $35 per item fee to move them back.

* No parties at the home are allowed (and no more than 6 guests in the home at any given time). NO EXCEPTIONS. Do not rent our home if you plan to have groups over. And please no loud music or sound that could disturb the neighbors. Any incidents of this could have you immediately removed from the unit.

Check-Out Procedure:

* Guests must wash their own dishes and place dirty towels in the bathtub upon check-out.

* If there are any property, furnishings, or linens issues in need of attention please text the host and let us know so we can address these items prior to the next guests' arrival.

* Perishable items (that no one else would use) are to be removed from the fridge prior to check-out. Items like spices or oil or things others can use can stay. However, please don't leave anything in the unit you wouldn't want to see there yourself, as a new guest walking in.

* All trash is to be placed in dustbins prior to check-out. No trash should be left out and about, including boxes, packing materials, etc. Please remove these and place in the outside garbage cans.

Failure to follow house rules results in an automatic $100 charge against a security deposit or could be more depending on rules broken. We expect guests to respect the home and treat it with care. We strive to bring you and all future guests an excellent experience!

I stay in the area for business quite a bit so I have experienced several different hosts/locations. This unit hosted by 'Rental' (why they wont use a real name is odd) is not something that I can recommend. I made the booking late on a Thursday for the coming Sunday for 4 nights. The following morning my work plans changed and I needed to modify to just 2 nights, but still starting Sunday. The owner would not make any changes to the reservation and was not friendly at all. They even asked me while I was there if I wanted to stay even longer, after I told them I was leaving town two days before my reservation ended and was stuck footing the bill. The owner appears to use some sort of communications platform that automatically sends messages to guests often which are not relevant to your property. I understand the cancellation policy is strict (the list of policies is absurd here) but having some understanding when it is less than 18 hours from the booking would be appreciated. As for the unit, it is spacious, clean and comfortable inside, but the walls in the complex are absurdly thin. You can hear every movement/noise from every neighbor, and there are assorted lights on outside that you cannot control which tend to go on and off and random times shining light into the bedrooms. Given the attitude of the host, the noise of the unit, and the amount of available places in the area, I cannot recommend this place as a primary choice.

Summary: if you value quality of sleep, quiet, privacy, and a trustworthy host, don't book. If you are sensitive to smells from an old unit's wood off-gassing, don't book. Personally, I just need clean & comfortable sleep, operational & clean bathroom, no weird odors, peace and quiet, hassle-free parking, and maybe a place to eat / heat up meals when I’m on the late-night grind. I really do not like to say negative things, especially because the hosts are running a business and I don’t understand their financial situation, and I don’t want to ruin things for them or put them in any kind of hardship. But PLEASE set expectations correctly, to the honest best of your ability and offer me some recourse like allowing a cancellation without penalty. This is the first exception I’ve had to make and I hope it will be the last. However, I must speak my mind this time as I felt I was misled and not had expectations communicated to me for random issues, given how detailed the “house rules” were. If the operational definition of TRUST is “Predictable, Reliable, Responsible” — I’d say there’s no qualification for PREDICTABLE based on the information & interactions I’ve had. The host contacted me less than 24 hours before I was supposed to check in; she has switched me to a different unit. Before checking in, I asked questions about noise (train noise), and she said there have been no complaints. Notice she didn't answer the question directly. I went ahead and proceeded. After the stay, I can’t help but feel she sold me as a sucker. every single night at 1:00am the train rolls by honking horn and rattling my body, and noise from the train passing by on the rails continues for a couple of minutes. Saturday night, it also came at 4AM, horns honking. Every morning, upstairs neighbors footsteps are extremely loud and resonate throughout the apartment. Up at 5am, 6:30am, 7am, and 8am in the same night. Bring a sleeping mask and really good earplugs. The carport is very narrow. Unannounced maintenance guy coming in to install an airfilter; I had no prior notification, my wife was not expecting anyone, and the maintenance guy was about to unlock the door to come inside since he had the keys. She was a bit freaked out about the whole situation. Listing and the reservation email received did not have the exact same information regarding rules. The FAQ email also lists a lot of nickel-and-diming type of rules, such as charging for extra electricity, $10-35 charge if you move furniture around and it’s not even clear what constitutes moving furniture. W/D is simply not inside the apartment. It’s coin-operated. I found a mystery pair of women’s underwear on the shelf in the closet. FAQ inconsistencies the website listing says.. "early check-in (if permitted and arranged in advance) shall have a $50 fee.” email sent to me.. "....Violations of this rule will be billed back $75/hour....“

Great location and clean apartment, though the parking space was tiny and the air-conditioner(the neighbor's) really made some noise at night. Not as good as other listings of the same price in the area. But the excellent location can compensate for that.

The location of this room is really nice. Close to downtown, target, and Chinese grocery places, and parks. My parents and I had a good reunion time there. All the cooking utilities are well organized, and AC works really good.

The property and location were nice. Great location. The walls are pretty thin and the neighbors were a bit loud. I didn't get the lockbox code like I was supposed to but the host responded instantly to address it. The beds were really soft and fairly worn, the policies are very strict (for instance $10 for each piece of furniture they have to move back). The decor and newness of everything but the bed were great! For the price, I've had better experience in the area at other homes, condos and apartments. The location is excellent.

Hi Brian - thanks for the nice review. Glad you enjoyed the location and amenities. We will look into the issues you mentioned. We sometimes get guests who move our big furniture all around and then the unit does not look like the pictures the guests (such as you) are expecting. To move these things back is not free, all labor charges have to be taken into account. We have had guests take valuable things from our unit time to time as well as leave trash and yes, rearranging the furnishing totally around. It would not be fair to expect the host to just absorb all these extra costs to restore the unit, thus we make our expectations clear in the house rules upfront.
