Villa Tropicana is a newly renovated 3 bedroom house with 2 full bathrooms and a beautiful pool and deck with lots of palm trees for extra privacy from the neighbors. Completely renovated and professionally re-furnished in 2015, Villa Tropicana features spacious open concept living areas combining kitchen, dining room, media room, and Florida room. The French doors off the Florida room open directly onto the inviting pool and deck area. The kitchen has been completely updated with stainless steel quality appliances. The large countertop/bar with its stylish high stools is a focal point for the whole family.
The master bedroom is furnished with a King size bed and a spacious closet. The modern bathroom has a sink and a shower stall. The 2nd and 3rd bedroom have both queen size beds.
Villa Tropicana offers you a variety of outdoor experiences…from al fresco pool-side dining to immersing yourself in a lush tropical garden. The pool is ideally situated on the south-facing side of Villa Tropicana with just enough shade from the umbrellas to take a break from the sun when you want to. The large deck and a patio surrounding the pool has a dining table at one end with comfortable seating for 6 and 6 lounge chairs alongside the pool as well as a gas grill on the deck. Even on rainy days you can sit outside on the love seat under the covered section of the yard.
Separate from the main house the property also features a small newly remodeled studio apartment, that’s also listed and available for rent, with a modern bathroom and a private entrance. Studio apartment does not have access to the main house, the backyard or the pool.
Villa Tropicana is an oasis of tranquility within the city. It is 2 mins away from Downtown at the Gardens Mall, West Palm Beach’s most exciting spot for entertainment, fine or casual dining and a vibrant hip art scene and one of America’s most beautiful upscale shopping areas.
Within just a short drive, you can snorkel on a reef, take SCUBA diving lessons, rent jet skis and sailboats, charter a boat for deep sea fishing, or take a day-cruise to the Bahamas. Beautiful pristine sandy beaches of Palm Beach are a short 10 minute drive.
From the gardens to the fine linens and amenities, no detail has been overlooked to ensure your stay at Villa Tropicana will be one that you will want to repeat.

Each guest will be provided with a unique side door code which will be deactivated upon check out, so you feel safe knowing no one else has the same code.

Guests have complete privacy. I will be available anytime by phone and I will have a person you can contact that lives close by if you need assistance with anything.
I will provide fresh bed sheets, new towels, coffee, closet space Premium Cable TV and WiFi internet access. After every guest the room will be professionally cleaned.
1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Children shall be supervised all times in and around the pool.
9.Guests shall ensure that the side gate to the yard and pool is locked at all times when not in use.
10.Guests shall not adjust any of the settings for the filter, pump, heater, and timer.
11.The BBQ is equipped with a propane tank. It is not re-filled by the Owners at the start of each reservation. The Guests may fill it at their cost.
12.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
13.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
14.Only use appliances for their intended uses
15.Pets are NOT allowed.
16.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
17.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
18.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
19.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host’s Homeowners insurance.
20.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
21.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
22.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn’t move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
