The villa will be entirely available exclusively to tenants during their stay.
The entrance leads down half a flight of stairs to the the second floor. There is an option to take a low gradient ramp for people with reduced mobility or pushchairs.

Breakdown of Space
In order to capture the amazing view, the villa is built like the stern (back) of a yacht with each floor overlooking the one below. Each floor has a dedicated purpose.

The top floor is accessible by climbing up 18 stairs from the upper entrance and includes 3 doubles bedrooms, an ensuite shower, a master bathroom and living/reading room.

The main floor has a double-heighted lobby, a formal sitting room, a cloak room and guest toilet, the master kitchen and the master dining room that seats 8 people. The top-most terrace consists of 2 sun-loungers.

The lower level is the entertainment area which hosts a 10 seater sofa, cinema, billiard, BBQ, another bedroom with ensuite, laundry room and of course the swimming pool with a large deck area having ample seating area together with a dining table.

The basement level has a fully equipped gym.

Damage Deposit
A security deposit of EUR2,500 is automatically secured by Airbnb. The deposit is NOT applied toward rent; however, it is fully released within seven (7) days of departure, provided the following provisions are met.
•No damage is done to unit or its contents, beyond normal wear and tear.
•No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in waste collection points/dumpster, and soiled dishes are cleaned.
•All charges accrued during the stay are paid prior to departure.
•No linens, towels etc are lost or damaged.
•No early check-in or late checkout.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the host.
•The electricity and water usage does not exceed the limits setout hereunder

Electricity & Water Usage
We operate a fair usage policy. The limits applicable to Villa 77 are detailed below. The applicable allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the house or if the water is left running for no reason the allowance would be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond.
Electricity - 60kw hours per day
Water – 0.5 units per day

No Burning Candles
The burning of candles on the premises is strictly not allowed.

Maximum Occupancy
The maximum number of guests is strictly limited to the number people booked. According to the number booked, a maximum of 8 can sleep in the main bedrooms and one (1) in the study in a very comfortable sofa-bed. (Note: The study has an adjacent spare toilet. No additional charge applies for a cot)

Guests.
NO guests are allowed to stay in the house at ANY time. If guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.

Events and Parties
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.

Inclusive Fees
Rates include a one-time linen & towel setup if stay is longer than 7 days otherwise these will be refreshed every week. Amenity fees are included in the rental rate.

No Daily Housekeeping Service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.

Music & Noise
The villa has a number of speakers. The sound limit should not exceed 70dB at ANY time. At this level you can enjoy the music without annoying the residents of adjacent villas. No music should be played before 9:00 am or after 8:00 pm.
We understand you are here to have fun and we will do our outmost to help. However excessive noise such as screaming, shouting or similar behaviour should be avoided.

Cinema amplifier/projector
The cinema amplifier has been pre-set for best viewer experience and thus features a tamper-proof cover. Deliberate or accidental tampering of settings/wiring, apart from incurring a Eur400 charge fee will also mean down time usage since specialized technicians will need to be called in for re-programming.

Swimming
Swimming is at your own risk as no life guard is on duty. The pool depth is clearly marked and a life aid is available on site. STRICTLY NO DIVING OR JUMPING INTO THE POOL!

Parking
Parking on the road is permitted at no additional cost.

Drainage and Septic
These homes are on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred euros (EUR200).

External Gazebo Covers
The gazebo covers will taken down between the months of October and May due to prevailing high winds.

Une villa hors normes, somptueuse, où il fait bon vivre. Proche de toutes les commodités et très fonctionnelle. Annabel est une hôte professionnelle. Nous recommandons cette villa pour un séjour entre ami, même si il ne faut pas pousser la chansonnette trop fort dans le quartier. Lilian&Pauline

The villa is beautiful. It is in a quiet part of town, and you can walk to delicious restaurants, shops, and grocery. Multiple decks and patios make it a wonderful place to enjoy sun and relaxation. While it is close to everything by car, it is detatched enough to be peaceful and quiet at night which we loved. The movie screening room was such a wonderful bonus place to relax after a long day in the sun. Everything was very clean and beautifully decorated. We can't say more wonderful things about the villa. Also, the host Annabel, is extremely helpful in setting up restaurant reccomendations, transfers, boat charters, housekeepers. Basically anything you want-she is like a personal concierge. She was lovely. We will be back! Thank you so much.

We had a lovely week in this stunning villa! Plenty to do for all the family! We especially loved the outdoor chess board. Annabel was really lovely and very helpful with all our questions, she also responded very quickly to all texts. Thank you, would definitely come back for another visit.

Lovely location, beautiful spacious villa with amazing views and out door space (sadly the weather did not allow us to make much use of the great decks and verandas)

Stayed at this beautiful villa over the festive season. Spacious luxurious rooms, comfortable sleeping quarters,a big kitchen that can accommodate all the family, a large entertainment area which hosts an 8 seater sofa and a billiard table! The weather was to our favor so we also had the opportunity to enjoy the outdoor facilities, sun loungers and spacious seated area whilst enjoying the sunny view. Annabel was very accommodating & friendly. She also helped us in restaurant table reservations. We look forward to come again, perhaps in the summer months.

The house and the view are realy beautiful! When we arrived at the villa, Annabel was there to give us a tour through the house and give us al the information we needed about shops, nice things to do, etc. Annabel is very friendly and respons directly when we had any questions! We had a very good tima at Malta and at the villa! Annabel thanks a lot for your good care!

I've spent a wonderful week in Annabel's villa. Annabel was very communicative, always available in case of any needs, she made everything easier for us to make our holidays wonderful. She has even helped us to book restaurants, taxis and boat. About the villa: it's a very big house , very clean, with AC everywhere and a very nice view on the sea. It's very quiet and easy to park. Annabel has offered us some crackers, juices and coffee at our arrival. The kitchen is quite big, we could enjoy the pool when it was very hot outside, we could watch a movie in the home cinema room and there is even a big sport room. I definitely recommand Annabel's villa !

A little information about my family and I.
I was born and raised in the Malta and I love this place. I know I’m naturally biased as this is my home country but I find that the fusion of different cultures come together in incredible ways that makes it hard not to fall in love with this little gem.
My husband Oliver and I share a passion for culture in all its forms including places of interest, architecture, history, art, music and food.
Our interest in hosting with Airbnb allows us to marry our passion for developing one-off properties with holiday accommodation. We bring our travel experience by doing things professionally but with an added personal touch, something that is incredibly difficult if not impossible to achieve in a hotel. We welcome guests from all over the world and we are eager to share experience and knowledge. We treat our guests as family and in return we expect our guests to treat our homes as if they were their own.
