House is for sale and any showings will be done with guest permission. First floor is in a bit of disarray as the move out process continues.
This is an OLD house. Many things are very old and rough. Windows, doors, floors, radiators, etc. Expect it.
A bright and airy loft space on the top floor of a townhouse on Hudson's renowned Warren Street. Although the house is being gradually refurbished and was built in the early 1800's, this floor has been fully updated. It is the entire third floor and private though there is NO DOOR between the loft and staircase (see photo of staircase). Only you and your guest(s) will be up there during your stay.
Contemporary furnishings from NYC SoHo showrooms allow for reading, working and relaxing. Floor and ceiling fixtures allow lighting for any task and any mood. Plentiful outlets and powerstrips to charge everyone's everythings simultaneously.
A quality queen sized mattress, good bed linens (courtesy of my Mother), and 5 star hotel quality towels provided (courtesy of the Four Seasons, W and others-unbeknownst to them). All freshly laundered for new guests with unscented non-allergenic detergent. Plenty of pillows and blankets provided.
Sun flows freely in from abundant windows and skylight. Front offers views onto Warren Street, and rear has Mount Merino and Catskill views. You can even see the tower of Olana if you know where to look.
Excellent for weekend trip or extended stay to study or focus on a project (as many a friend has done).
Bathroom on the floor below, retains original charm (aka "needs updating" but this is Hudson, not the Hamptons!) with original claw foot tub with shower and unique marble sink. So far everyone has liked it (except for one old cranky person), and even advised me not to renovate it too much. Excellent hot water and water pressure for refreshing showers and baths. It is shared - if anyone else is in house. I am putting in another bathroom, and when that is done, the price will be commensurate with the new features (i.e it will go up!).
The two best breakfast restaurants are literally next door and across the street. Both have very tasty cuisine and do not disappoint sophisticated palates. Excellent lunch and dinner options as close or a short stroll as well.
ALL of Hudson's dining, antiques dealers, art galleries, boutiques, shops and cultural venues are within walking distance.
The Amtrak railroad station with trains to New York's Penn Station is a 5-7 minute walk away. Or a 1-2 minute taxi ride which will cost approx $3 before tip.
No air mattress on the floor jammed in a corner for your guests. The day bed is a full-sized mattress and sofa converts to twin bed.
Hair dryer and umbrellas available for guests. My wireless internet has a strong signal in the space.
My place is not "loft-like" it IS a real open loft, in an 1800's Federal townhouse, as opposed to typically smaller rooms in these houses. Fully updated with climate control you set to your own preferences and lots of accessible electrical outlets you won't be crawling around to locate or unplugging other things from. Rest of house is old to very old with many rough edges, please be ready to cope w the idiosyncrasies of a 200 year old house.

The loft, the bathroom on the 2nd floor (shared if any others at house), kitchen (fee applies if actually cooking meals, no charge for use of fridge, microwave, non-cooking use). That's it. The rest of the house is not for guest use.

Usually just greet u at check in and as little or as much as u need after. Usu just texts after check in. If I myself am traveling then we will text or you will interact with my helper friend.
PLEASE get the house address from your reservation confirmation. It is provided by airbnb to each confirmed guest.
If you want the bathroom to yourself, you can pay an additional $75 if the other room is not already booked.
Smokers welcome, smoking not. No smoking during stays at the house. Not on the front step, not walking a few steps around the block, not out the windows, not in the back lot. If u smoke, you won't do it while here or stay somewhere else. Smokers who traipse up and down the stairs, halls and doors disturb EVERYONE in the house w each smoking fix, esp at night. THAT is why NO SMOKING period is tolerated. You will be directed to check out immediately if smoking.
No burning of candles or incense, or use of fragant room oils, etc.
No guests other than those reserved through airbnb. No visitors without Host approval.
The very basic and temporary kitchen is avail for no charge for refrigerator storage, making your own supplied tea/coffee.
However, if you want to make meals and prepare food, you must clean up after yourself after each meal (including washing all pots, pans and dishes by hand), and there is a $25 cleaning fee for such use.

I've lived in New York, LA, Paris, Shanghai and Bangkok and travel extensively so understand what a traveler needs for a comfortable stay. Parts of my house range from 2 star ramshackle to 5 star luxury. All of it comfortable or appealing in its own way.
