This newly renovated 2 bedroom plus loft 3 bathroom townhouse in Mammoth Lakes California features new furnishings and new carpet in a contemporary decor. Located in the heart of town, this unit is a great family choice and includes use of the complex swimming pool, two spas, sauna and laundry facilities. Parking is conveniently located in front of the unit. You can hop on one of two free winter shuttles in the area and off you go to a fun-filled day of skiing and/or snowboarding! This townhouse offers some of the best floorplans in town with large living areas and plenty of bathroom space, ideal for groups. Living Area: Two new full sofas, a TV with combination DVD/VHS player, a stereo/CD player, Wi-Fi Internet Access, stone fireplace, deck, kitchen with high counters and bar chairs, dining area and full bathroom with shower only. Master bedroom: King bed with a TV and full bath. Second bedroom: Queen bed and full bath. Loft: Two twin trundle beds with twin pop-up beds allowing 4 to sleep. Maximum occupancy: 8

___ CHECK-IN TIMES: Check-in time is 4:00 PM local time on the day of arrival.

___ CHECK-OUT TIMES: Check-out time is 10:00 AM local time. If there are any persons or possessions remaining in the property after check-out time without prior approval, all personal items will be removed and the renter may be charged an amount equal to an additional night’s stay at the current posted one night rental rate.

___ MINIMUM AGE: The person making this reservation must be at least 24 years of age, and must be present in the Mammoth area at all times during the occupancy of the property.

___ PAYMENT FOR RESERVATIONS: Full payment is due at time of reservation per Airbnb`s financial policies.

___CANCELLATION: If you cancel this reservation less than thirty (30) days prior to your arrival date no refund will be due. If you cancel this reservation at least thirty (30) days prior to your arrival date, you will be charged a cancellation fee of fifty percent (50%) of the total contract. Refunds will not be made due to poor snow or road conditions, severe weather, early departure, or personal emergencies.

___ CHANGES: Request for changes in your reservation to a different property or in the dates of your stay will be made at the discretion of SIMDC, and may result in additional fees or charges.

___ PETS: There are only a few of our properties that specifically accept pets. If you bring a pet into a unit which does not allow pets you will be charged a cleaning fee of at least $400 plus required to pay for any additional damage your pet may cause to the unit. In addition, you may be required to vacate the premises immediately without refund for any remaining time left on your reservation.

___ DAMAGE: We want our Guest(s) / Tenant(s) to enjoy and take special care of the rental property, treating it as if it were their own home, leaving it clean and in good repair for the next guest arrival. All units are fully inspected by SIMDC personnel prior to guest arrival to ensure the unit is undamaged and all contents remain undamaged/like condition as upon arrival; and all keys, keycards, parking permits, garage door openers are left in the unit. Renter agrees to pay the actual cost of repair to the unit or the actual cost to replace missing property plus $75 per hour for staff time spent on repairs, or in purchasing replacement items for any damage to the property during their stay, whether it is caused by the Guest(s) / Tenant(s) or pet(s), or invitee of the Guest(s) / Tenant(s) that occurs during their stay. A charge of $25 will be made for any lost keys. To avoid an extra cleaning charge of $50.00 all dirty dishes must be washed, and all trash must be emptied into the proper common area receptacle.

___ OCCUPANCY: Exceeding maximum occupancy (stated in the online description of the property) for a rental unit constitutes defrauding an innkeeper under California Penal Code and such fraud is punishable by a fine of up to $1,000 or imprisonment for up to 3 years. In addition, you may be required to vacate the premises immediately without refund for any remaining time left on your reservation and you will be charged an additional $25 per additional person per night plus tax.

___ NON-SMOKING: All units are non-smoking! Smoking of any type is not allowed in any unit. If during your stay, anyone smokes inside the unit, a $500 cleaning fee plus reimbursement for any damages will be charged.

___ PARKING: Most units allow a maximum of two (2) passenger vehicles to be parked on the premises. Under no circumstances can you park a bus, RV or other oversized vehicle on the premises of your unit. It should be noted that during winter months there is no parking on town roads; therefore we strongly recommend that you do not arrive in a vehicle that is not allowed to be parked on the premises. The inability to store your vehicle will not be grounds for cancellation or changes to the reservation, and will result in a loss of the entire rent if you are unable to use the unit as a result.

In severe winter conditions the difficulties encountered when removing snow from a complex parking lot may result in a reduction of available parking spaces. Your unit’s parking operates on a first come first served basis (unless you are in a unit with an attached garage), and Stay In Mammoth is not responsible for any guest’s inability to park on the premises of the complex. In these extreme cases the town of Mammoth Lakes will often set up temporary overnight parking areas, but this is not guaranteed. Stay In Mammoth cannot be held liable for any parking shortages, and will not provide refunds for reservations should this occur.

Improper parking of your vehicle could result in ticketing, towing or damage to your vehicle. If this occurs Stay In Mammoth will not be responsible for any costs, fees, damages or delays you may incur.

SNOW REMOVAL: Both the town of Mammoth Lakes and the complex you are staying in will make every effort to clear snow in a timely manner. We are not responsible for the clearance of snow in the parking lot of any complex or on the town roads and highways. Thus, we are not liable for delays caused by an inability to leave the premises or any road closures due to excessive snow, and no refunds will be remitted should this occur.

Neither the town of Mammoth Lakes, the complex management at the property you are staying at, nor Stay In Mammoth are responsible for clearing snow on/around your vehicle. This is solely your responsibility, so please come prepared with anything you may need to accomplish this task such as a snow shovel. In addition, Stay In Mammoth is not responsible for any damage made by excessive snow accumulation on your vehicle, or damage caused to your automobile in an effort by a third party or a plow to remove snow from on/around your vehicle.

___ NUISANCE: Guest(s) / Tenant(s) acknowledges they will be respectful of other tenants in the building where the unit is located, and will obey posted signs and rules on the property premises. Quiet Time is from 10 PM to 8 AM. As a courtesy, if a noise complaint is reported on your unit we will notify you and request that the noise is ceased. If a second complaint is made, we will notify you again and a $75 fee charged for our employee time. If a third complaint is made, the police will be contacted, a second $75 fee charged for our employee time, and you will be required to vacate the premises immediately and no refund will be made for remaining time left on your reservation.

____ CLIMATE AND COMFORT: While we attempt to ensure everything is in order for your stay, certain things are out of our control. We cannot guarantee the weather or road conditions in any season! Please note: Mammoth traditionally has a moderate spring and summer climate. Like other climatic areas, there can be a fluctuation of temperature. As with most of the Mammoth Lakes area, none of our units have air conditioning.

___ ADDITIONAL NOTES: Due to the shortage of available band width in the Mammoth Lakes area, not all units have internet access. For those that do, (which are clearly noted on our website), we do not have control over the strength of any Wi-Fi signal or internet outage. Many of our owners choose to provide this amenity (when available) as a courtesy to guests and we will make every attempt to help our guests gain access with passwords and keys. If you are planning a working vacation it may be best to bring a personal Wi-Fi connection with you.

We cannot guarantee that fireplaces, televisions and appliances will function 100% of the time.

We are not able to guarantee all common area facilities/amenities will be in working order, i.e. pools, spas, saunas, etc. Tenant and its guests acknowledge that use of these facilities is at their own risk to injury, drowning, and damage from the chemicals used, and it is agreed that Landlord, Owner and Agent will be held harmless.

We cannot be held liable for utility failures outside of our control, including water, electricity, propane, cable/satellite, internet, etc.

Any items left in the unit after check-out will be held in our office in lost and found and will, upon request by the Guest(s) / Tenant(s), be returned at the expense of the owner. A charge for staff time may be charged to prepare and mail large items.

___ INDEMNITY: SIMDC, its employees, contractors and assigns (together (URL HIDDEN) is not the owner of the unit/property you are renting. SIMDC acts only as a sales/booking agent for the private property owner(s). Guest(s) / Tenant(s) agree to indemnify, defend and hold harmless (URL HIDDEN) its representatives, agents, heirs, and assigns, should to the fullest extent permitted by law, be protected from any and all loss, personal injury, damage, loss of property, claim, lawsuit, cost, expense, attorney’s fees, litigation costs, or any other cost arising out of or in any way related to the occupation of the rental unit arising directly or indirectly from any act or omission to act of Guest(s) / Tenant(s), or guests or invitees of Guest(s) / Tenant(s). Further, the resort area of Mammoth Lakes offers a number of outdoor activities including skiing, snowboarding, hiking, climbing, bicycling, etc. which include inherent hazards, including potential slip and fall accidents, Guest(s) / Tenant(s) acknowledge their undertake these activities at their own risk. It is expected that the Guest(s) / Tenant(s) exercise caution when in or around the unit and immediately report any need for clearing a hazard. Guest(s) / Tenant(s) are responsible for properly stowing their sports equipment, and for ensuring a safe, dry environment while in the units. SIMDC is not responsible for lost or stolen items; whether from a vehicle or the unit; please take appropriate precautions to secure all valuables. Guest(s) / Tenant(s) agree to engage the management of SIMDC should they have any issue they feel needs resolved prior to taking any action against the Company that would result in potential damage to its’ reputation and prior to taking any legal action against us for any reason. This document is governed by the laws of the State of California.

My family and I stayed at Shane and Stacey's condo during the Mammoth Bluesapalooza festival and could not have picked a better place stay for it! Walking distance to the festival grounds, Vons, a bunch of restaurants, and Black Doubt Brewing Company, their condo is in a great location! The condo is clean, well kept, and comfortable. We will definitely be coming back and staying here again! Fingers crossed for another epic winter season! Thanks Shane and Stacey!

Spacious condo with two bedrooms downstairs, each with a private bathroom. Kitchen and third bathroom are on the second floor, with a loft with twin beds on the third floor. Clean, tidy and kitchen equipped with supplies and coffee (thank you!) Great space for a group and easy access to grocery stores, bike rentals/paths and a 10 minute drive to park and ski at Stump. Check in was easy as we arrived late after work on a Friday. I would definitely stay here again!

The place is like in the pictures and descriptions. The kitchen is full equipped and we cooked every day and were able to sit with 7 people at the table. Rooms and bed were perfect. The location is very nice, we didn't needed a car, used the free shuttle. The house number is a little hard to find at night, took us a few rounds. All together great place!
