Cozy Tree House in East Austin! Enjoy the best neighborhood Austin has to offer! Cozy garage apartment with wood floors, covered deck and walking distance to Lady Bird Johnson Lake with hike and bike trails, downtown Austin and many restaurants and bars. This space features a private bedroom with queen bed, tub, a separate kitchen, living area and a covered deck. A sofa bed in the living area offers sleeping arrangements for up to two more people. The spacious bathroom features a claw foot tub and pedestal sink stocked with fresh white towels for your stay. The fully equipped kitchen offers refrigerator, range, dishes, glassware, silverware, a few pans, blender, coffee maker, toaster and microwave. A stackable washer/dryer is available for your longer stays. In the winter you’ll have a slight view of downtown Austin.

Other than the occasional dog barking, it's actually very quiet and secluded in the middle of all the fun. Most mornings you’ll wake up to birds singing and roosters crowing. Coffee on the covered deck is delightful and perfect for people watching.

This location is ten blocks away from downtown and a little more quiet. UT Austin is less than three miles away and the Austin Convention Center is less than one and a half miles away. The bus stop is two blocks away at Holly Street and Chicon. Move south and you will find the hike and bike trail that will lead you to all sorts of adventures. Move north and you will find the vibrant East 6th Street bar and restaurant scene. Just one block away you will find the best healthy Mexican food money can buy at Mr. Natural’s and specialty cocktails at Weather Up. There is also a corner store nearby.

If you are bringing a car we have a private parking space for you! Up for traveling around Austin without a car? This location is eight blocks away from the commuter rail line, a $5 cab/pedi ride from downtown and walking distance to so much! More restaurants and trailer food than can be listed are in the area and entertainment abounds! This place is close to everything Austin!

1.CHECK-IN TIME IS AFTER 4PM CST AND CHECK-OUT IS 11AM CST. No early check in without owners' permission. We will generally leave the key in a combo box at the property. Check out time is firm unless permission is specifically given for an alternate time.
2.This is a NON SMOKING home. Smoking is permitted outside. No pets are permitted without permission from owners.
(URL HIDDEN) DEPOSIT- A damage/reservation deposit of $100. This must be received at the time of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully
refundable within five (5) days of departure, provided the following provisions
are met:
No damage is done to home or its contents, beyond normal wear and tear.
b.All debris, rubbish and discards are placed in outside trash bin, and soiled
dishes are placed in the dishwasher and cleaned.
c.All keys are returned to combo box.
d.All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No early check-in or late check-out without permission.
g.The renter is not evicted by the owner or the local law enforcement
5.MAXIMUM OCCUPANCY- The maximum number of guests for this home is limited to four (4) persons.
6.INCLUSIVE FEES - Rates include a one-time linen-towel setup.
NO DAILY MAID SERVICE - While linens and bath towels are included in the home, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.
8.RATE CHANGES - Rates subject to change without notice.
9.FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
10.WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
11.ADDITIONAL GUESTS – No additional guests without permission of owner. If approved, there would be an additional charge of $25 per guest.
12.GATHERINGS – Gatherings of more than 8 people are not permitted.
13.NEIGHBOR COMPLAINTS – After one complaint from a neighbor, guests will be given a warning. The second complaint will require you to vacate the property. Any complaint involving a 911 call will require you to vacate the property. No refunds will be given.
14. PARKING - Park on property at your own risk. Owners are not responsible for damage to vehicles.

We really enjoyed our stay. We live in Austin, but are in the middle of a home renovation. We rented the Tree House so we could escape the mess for a weekend. We live in South Austin, so we thought a stay in East Austin would be unique. We were not disappointed. The Tree House is a great value for the wonderful location. It's private and well appointed, and, most importantly for us, clean. A six block walk to the south takes you to Lady Bird Lake and the trail. A one mile walk to the west on the trail and you will find a great place to have coffee or a beer, snack, and sit and watch the lake. A five block walk to the north and you are in the middle of great eateries and beverage establishments. Very convenient was a one block walk to the the First Street grocery. It's a longtime East Austin business that now features a tremendous selection of local brews and wine. Across Chicon is a vegetarian restaurant, and across East Cesar Chavez is a food trailer court with BBQ and a fantastic Thai gem called Dee Dee. If you like Thai food, then you need to check out this place. We have lived in Austin for 30 years and this is one of the most enjoyable and relaxed weekends that I can remember.

Cool place to stay. Close to downtown. Once we got there we only walked around town. Very quiet with a great corner store a football throw away.

Did a late check-in and being unfamiliar with the area got confused with the alley's, but communication from Brooke was fantastic, even at 10:30pm! She was very patient and helpful, and guided me exactly where I needed to be. The place was as described, no surprises or anything that was not as expected. Location is great, it was about 10 minutes from work (West 6th St.) and a block or so from Cesar Chavez, which has several trendy eateries. All in all, this was a great first Air B&B experience, and looking forward to future stays through this great site as well as Brooke when visiting the area. Thanks to everyone involved for helping to make me feel welcome...

This is a great little rental. Clean, well decorated, central location, dog friendly, close to food, and walking path. Management is quick to respond! I'd recommend this rental.

I am an El Paso native and John is from Sheboygan, WI! We have lived in Central East Austin for about six years. We enjoy our neighborhood and want you to experience everything Austin has to offer from great restaurants and entertainment to SXSW, ACL, X Games and Formula 1. Our dog Azore loves guests and will often greet them with barks followed by licks.

Our favorite thing to do on a Sunday morning is to walk the dog on the hike and bike trail, stop at the Rowing Center to enjoy the view of the lake, then have breakfast at Jo's Coffee on West 2nd Street and walk back home through downtown. Cenote, which is just three blocks away is our neighborhood staple. It's great for breakfast, lunch and dinner and offers a nice beer and wine list. If you are up for a walk, head over to East End Wines, order a bottle of wine and dine from the trailer in the parking lot - Three Little Pigs. It's one of my favorite outings.
